The project still has active 2026 listings rather than existing only as an archived development page. Those listings vary meaningfully in plot size, internal area, bedrooms and alterations, so the sensible comparison is house against house rather than one average project statistic.
Established Bangkok setting
Green Park sits within the Khu Bon–Watcharapol–Ram Inthra area, where roads, retail and transport already exist. Pink Line access is useful, but this remains primarily a landed, car-oriented family location rather than a rail-led condominium market.
House-level due diligence
The project's age shifts the main risk from developer delivery promises to the condition and documentation of the individual resale house. Systems, extensions, plot boundaries, title rights and current common charges can change the value more than a modest difference between headline asking prices.

It is a resale decision, and each house now has its own history of occupation, renovation, extensions and maintenance. Two properties carrying the same project name can therefore be materially different in usable area, room count, systems condition and layout. The individual house matters more than the old model name.
The developer identity is unusually clear for an older Bangkok estate. M.K. Real Estate Development Public Company Limited lists Green Park, Chuan Chuen City among its successfully completed projects, and the company itself is traceable through Thailand's securities regulator. That removes one common source of uncertainty in legacy projects: there is no need to infer the developer from agent advertisements. The connection between the estate and M.K. is supported by the developer's own corporate material.

The location can also be pinned down with reasonable confidence. Multiple sources place the estate around Soi Khu Bon 27, Yaek 11, Tha Raeng, Bang Khen, Bangkok 10220. An older project record describes Khu Bon 27 at Ram Inthra km 8, while some current resale advertisements use Ram Inthra 65 or Watcharapol as the practical location reference. Those labels should not be treated as exact substitutes for the house address. For a viewing, confirm the specific gate and internal section because the larger Chuan Chuen City cluster contains several named sub-projects close to one another.
The published project size is slightly inconsistent. PropertyHub and DDproperty currently show 214 homes, while an older Phase 1 disclosure reproduced by Home.co refers to 215 residential plots. There is no primary final schedule in the sources reviewed that explains the one-unit difference. It would be easy to invent a reason, such as a distinction between plots and saleable houses, but there is no evidence for that. The registry therefore uses 214 as the modern cross-platform figure and preserves the older 215-plot reference as an unresolved discrepancy.
The completion year needs even more caution. PropertyHub and ZmyHome label the project as completed in 2017, yet the older project disclosure says construction started in July 2006 with completion then expected in July 2008. M.K. also presents Green Park as a completed legacy project rather than a recent launch. These records do not support a clean single completion year. From a buyer's perspective, the key point is simpler: this is a mature resale estate, so physical condition, alterations and maintenance history are more decision-relevant than a portal's year-built field.
Current resale stock shows why a house-by-house approach is necessary. A four-bedroom house with 149 sqm of usable area on a 56.3-square-wah plot was marketed at THB 4.9 million in July 2026. A different three-bedroom house with 165 sqm on a 50-square-wah plot was marketed at THB 5.19 million in September 2026. An older project-specific listing described a four-bedroom, three-bathroom house with 210 sqm on 57.2 square wah. The variation is consistent with an older estate where owners may have extended or reconfigured their homes over time.
The historical launch material is useful only as background. Home.co records a starting price of roughly THB 3.182 million and plots from 50 square wah, but that is not a current market benchmark. Comparing an old launch figure with a 2026 resale asking price without accounting for plot position, extensions, renovation quality and deferred maintenance would be misleading. The page therefore uses a live resale asking price as its market anchor and treats the historical figure only as part of the project's timeline.
The confirmed common features are typical of a gated family estate: security, CCTV and shared green space. Older project records also mention a swimming pool and children's facilities. For an estate of this age, however, a facility list is less useful than the present operating reality. A buyer should establish who manages the common areas today, what the actual recurring charge is for the selected house, whether there are arrears, and which amenities remain in service rather than assuming that every item from an old brochure still operates as originally intended.
Green Park's practical appeal is its landed-house format in an established Bangkok neighbourhood rather than novelty or resort-style amenities. The estate connects with Khu Bon, Ram Inthra and Watcharapol, and ZmyHome places the project about 1.5 km from PK22 Ram Inthra Kor Mor 6 on the Pink Line. That can work well for a household that relies mainly on a car but still wants rail access within the wider area. For a foreign buyer, the legal structure is more important: a resale advertisement describing a freehold house does not by itself mean that a foreign individual can directly own the underlying land.
Age changes the inspection priorities as well. In a newly delivered house, the main exercise is usually comparing the developer's specification with what was built. Here, the higher-value checks are roof and drainage condition, evidence of settlement or water ingress, electrical and plumbing systems, air-conditioning, extensions, parking structures, boundary walls and any changes made after the original handover. A visually attractive renovation can still conceal expensive work, and a low asking price can become less compelling once near-term repairs are included.
Documentation must also be reviewed at the individual-property level. The historical Phase 1 disclosure refers to Chanote title deed No. 209357 for project land, but the buyer is not purchasing the estate as a whole. The relevant documents are the deed and registered rights attached to the specific plot, the seller's authority, the survey or plan, any encumbrances and the legal status of the building and extensions. For a foreign purchaser, the lawful separation between land rights and rights over the building requires particular attention.
The best way to assess Green Park Chuanchuen City is therefore as a collection of individual resale houses inside one identifiable, established community. The project name, developer and broad geography are well supported, and current listings provide a usable price reference. The final decision still belongs at house level: title, condition, current common charges, alterations and the exact internal location can matter more than the headline project statistics. That is normal for a mature landed estate and is more useful than pretending the available legacy data is perfectly uniform.
Ownership format
This is a landed housing estate. Direct foreign ownership of land in Thailand is generally restricted, so a foreign buyer needs a house-specific review of the land title, ownership of the structure and the lawful land-use arrangement. An old Phase 1 disclosure cites Chanote title deed No. 209357 for the project land, but that does not replace checking the title documents for the individual house being purchased.

A July 2026 listing describes a two-storey corner house with four bedrooms, two bathrooms and two parking spaces. The ground-floor bedroom and kitchen were added later, so these specifications represent that particular resale property after alterations rather than an original standard house type.
A September 2026 listing shows a two-storey home with three bedrooms, two bathrooms and two parking spaces. It is a useful reference for a more conventional family layout in the estate, although fit-out, maintenance and physical condition still need to be assessed separately.
An older project-specific listing at Khu Bon 27, Yaek 11 records a four-bedroom, three-bathroom house with a study, two kitchens and four parking spaces. It is included to demonstrate the range of resale configurations and owner modifications, not as current sale inventory.

The cards above are verified resale examples; some homes have been extended or reconfigured by owners, so internal area and room count must be checked against the specific property and its documents.
