Why this project is worth a look

A genuinely small scheme

Only two two-bedroom villas are described in the developer’s material. That small scale is easier to understand than an extensive master development, although privacy and boundaries cannot be judged without a verified site plan.

About the project

A buyer looking up Delapan Beach will find a named Alpha Villas project rather than a current inventory of homes for sale. The developer presents it as a pair of two-bedroom villas in Uluwatu and labels the scheme sold out. That is useful information about the original sales campaign, but it does not say whether construction has been completed, whether the properties have been handed over or whether an owner is marketing one privately. The realistic next question is therefore about a specific villa and its seller, not about choosing between units in a new launch.

Scale is central to this property. There are two villas, not a large resort compound, and each is described as having its own infinity-edge swimming pool. The official material concentrates on residential space and architecture; it does not establish a shared gym, restaurant, staffed reception or other communal facilities. This can appeal to someone who prefers a self-contained house over a managed resort environment. It also shifts attention to practical ownership: a private pool, outdoor finishes and building systems need maintenance even when the owner is away, and the available project material does not define who provides that service.

The most consequential claim concerns the setting. Alpha Villas places the villas on elevated coastal ground with panoramic sea views and describes direct access to Delapan Beach. Those are the developer’s descriptions, not independently established site conditions. No verified parcel address, project map pin or documentary evidence of a beach-access route has been found. Along Uluwatu’s cliff-lined coast, a view over the ocean and an easy walk down to the water are two different propositions. A right of way, the condition of a stairway and access during different weather or tide conditions all need to be understood at the actual site before they become selling points.

Inside, the plan is built around one connected social space. A sunken lounge joins a dining area and kitchen with a bar counter, opening toward the terrace, outdoor seating and pool. Rather than relying on a conventional enclosed living-room arrangement, the description suggests movement between the house and the open air. That may work especially well for short holidays and entertaining. It is less revealing about everyday storage, acoustic privacy or usable floor area. The developer has not published verified building areas, plot sizes or measured plans for the two villas, so apparent spaciousness should not be estimated from the narrative alone.

The bedrooms occupy the upper level. According to Alpha Villas, both have walk-in wardrobes and private bathrooms; the principal bathroom includes a bathtub positioned toward the sea view. An internal planted feature around the staircase is part of the design concept. Two en-suite bedrooms provide a straightforward arrangement for a couple hosting visitors or for two pairs of guests, without requiring anyone to cross a shared corridor to reach a bathroom. Whether the layout is equally practical for long stays would depend on ventilation, storage, kitchen equipment and separation from neighbouring outdoor spaces, none of which can be confirmed to a buyer’s standard from the public description.

Location needs to be read at two levels. Uluwatu is an identifiable part of Bali’s southern Bukit Peninsula, within the wider Pecatu and South Kuta administrative area. The local government confirms that geographical relationship. The actual Delapan Beach plot, however, is not geolocated in the project material. The address printed in the Alpha Villas website footer belongs to its Bali office on Jalan Raya Uluwatu Pecatu, not to these villas. Until the land parcel or exact entrance is identified, claims about driving time, nearby services, parking, neighbouring construction and the walk to the shoreline would be guesses.

There is a public-facing development brand, but that is not the same thing as a verified legal counterparty. Alpha Villas lists Delapan Beach in its own portfolio and introduces an architectural and construction team on its website. Its legal notice names PT Alpha Indo Projects as the site operator, although that notice still contains an address placeholder and does not demonstrate which entity owns the Delapan Beach land or signed the villa contracts. A resale may introduce a further party: the existing owner. The identity of the seller, the underlying land-right holder and the beneficiary of the purchase payment should be established in the transaction documents rather than inferred from a brand name.

Indonesia offers more than one form of property entitlement, and the distinction matters for any foreign buyer. Hak Milik is land ownership and should not be presented as a title that a foreign individual can simply acquire directly. Hak Pakai is a form of use right available in qualifying circumstances, while Hak Guna Bangunan, often abbreviated HGB, is a separate development-related land right commonly held by eligible entities. A private contractual lease has a different legal basis again. None of these arrangements has been tied to Delapan Beach by a publicly reviewed title, land register entry or unit-specific contract. In a resale, the remaining term, assignability and any extension option must be read from the relevant documents, not copied from a general Bali property advert.

The sold-out label cannot serve as proof of completion. We found no project-specific handover date, verified construction-progress record or inspected permit package. Indonesian building administration also distinguishes PBG, the building approval, from SLF, the certificate that addresses a completed building’s fitness for use. Neither document was available for review in connection with these two properties. That gap does not prove non-compliance; it simply prevents a publication from describing the homes as legally cleared for occupation on the strength of a project webpage. The site’s coastal setting makes a physical inspection and assessment of drainage, structural exposure and access particularly sensible.

A future rental business would require its own evidence. A two-bedroom villa with a pool may be easy to describe to holidaymakers, but the relevant economics would depend on the verified location, real room condition, legal permission for the intended activity, guest access, running costs, professional fees and seasonal demand. Alpha Villas promotes investment and management assistance across its wider business, not a published operating contract for Delapan Beach. There is no demonstrated occupancy history, rental statement or net-income series for these villas in the material reviewed. Project-level income promises should therefore be left out entirely.

Delapan Beach is best approached as a small, identifiable coastal development with a distinctive layout and a limited public record. There is enough to explain what the developer intended to build and who publicly presents the project. There is not enough to put a defensible price on a unit, confirm one is available, certify an ocean view from a finished bedroom or establish the ownership structure. If a private-sale opportunity emerges, the meaningful comparison will be between the agreed price and the documentary rights, physical condition and operating obligations attached to that particular villa. Until then, the attraction remains architectural rather than a verified investment proposition.

Best for: Buyers looking for a compact, self-contained two-bedroom holiday home with a private pool rather than extensive resort amenities.; Resale-oriented purchasers prepared to evaluate a named property owner, transferable rights and the actual condition of the house.; People attracted by an ocean-facing design who are willing to validate the outlook, access and neighbouring land before assigning value to them.; Not a verified ready-to-buy listing with a current asking price or an identified available villa; original developer sales are marked sold out.; Not suitable for underwriting an assured rental yield, management fee or operating track record from the public information alone.; A poor match for a buyer who needs an independently confirmed, effortless beach route before inspecting the property.; may not suit: .

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • No independently verified parcel address, project coordinates, unobstructed sea view or legal and physical route to Delapan Beach. The Alpha Villas office address is not evidence of the villas’ location. The land title, contractual ownership arrangement, remaining term, assignment or renewal rights and contracting parties are undisclosed. The website identifies PT Alpha Indo Projects in its legal notice, without establishing its role in the Delapan Beach property rights or transactions. “Sold out” describes the original sales status, not verified completion. Handover date, PBG, SLF, current resale availability or price, and a project-specific operating agreement could not be confirmed.
