Overview of Sunny Samudra (Ocean View) in city to be confirmed

From $180,000October 2026. Current price list, layouts and availability — discussed one-to-one with a project specialist

Why this project is worth a look

Hospitality already in motion

Sunny Samudra is listed as a functioning boutique hotel, not just a property scheduled to open. Guests have described actual stays, giving prospective owners a basis for inspecting the service and finishes while leaving legal handover and building permissions to documentary verification.

About the project

A buyer looking at Sunny Samudra today is not buying into the same situation that early Sunny Ocean View marketing described. The property is now operating as Sunny Samudra Boutique hotel Uluwatu, with rooms offered to guests and public reviews of the stay. That changes what can be checked in person: pool access, room finishes, staff response, noise, views and maintenance are no longer just design promises. It does not, however, establish the legal interest being sold in any particular unit. The most useful way to approach this property is to treat it as an operating hospitality building with individual rooms offered for sale, not as a simple residential apartment with a clearly documented title that follows automatically from completion.

The name history deserves a clear explanation. Sunny Development Group lists the scheme as Sunny Samudra and explicitly identifies Sunny Ocean View as its former name. Other sales portals shorten the name to SAMUDRA. These are references to one project in Pecatu, on the Bukit Peninsula in southern Bali, rather than evidence of three separate developments. Developers and brokers use Uluwatu as the market area, while the administrative address belongs to Pecatu, South Kuta, Badung Regency. Hotel directories locate it on Jalan Puncak Sekapa II; some other sources give Jalan Sari Sekapa I. A third-party hotel map supplies a usable approximate pin, but neither street wording should be mistaken for a land-parcel survey.

Three floor-area formats define the sales product. The developer shows a 35 sqm standard apartment, a 50 sqm premium apartment and an 80 sqm duplex. Older property portals call the largest one a two-storey townhouse with two bedrooms, while the developer's current presentation uses duplex-apartment language. That difference is about the description of the internal layout, not proof of a distinct phase. Two independent real-estate sources report 23 units in the scheme, although a current developer-signed schedule setting out every unit, floor and title has not been reviewed. The total count tells you roughly what sort of shared building this is; it does not tell you how many rooms are still for sale, how many are retained by one owner or whether every room has identical ownership conditions.

Ocean views are part of the project's appeal, but they cannot be attached indiscriminately to all three room sizes. Booking platforms display sea-view rooms alongside accommodation facing gardens, town scenery or other landmarks. A buyer comparing prices should therefore begin with the exact unit and its outlook. An upper-floor room that faces the coast may be a very different product from a lower room of the same area. A live viewing also reveals things no brochure can settle: the route to the room, direct sunlight, privacy from neighbouring windows, the position of the pool, and the sound of guest movement through shared areas.

The hospitality offer is more tangible than it would be on an off-plan site. Rooftop or panoramic pool facilities, a fitness room, reception, parking and guest services appear across the developer's material and active accommodation listings. Hotel operators also advertise yoga activities and practical services for short or longer stays. The sales presentation mentions coworking and additional facilities, though their precise present-day availability and access rules are not independently documented in the same way as the pool and gym. This distinction matters to someone purchasing a unit: amenities can improve the guest experience while also carrying regular operating costs, and access for a private owner may not be identical to access offered to paying hotel guests.

The immediate surrounding area is the western side of the Bukit Peninsula. Bingin and Padang Padang are nearby beach destinations, but Sunny Samudra is set back on the hillside rather than occupying beachfront land. Travel involves the local road network and, at some beaches, separate access down to the shore. That can work well for travellers who spend the day moving between surf breaks, cafés and studios; it is less compelling if being able to step straight onto sand is non-negotiable. The address offers a Uluwatu base with shared hotel amenities rather than a secluded beachfront villa. Driving routes, parking access and the time required for a particular daily journey should be judged from the operating hotel itself.

Public asking prices need careful reading. The developer's own catalogue currently says to enquire for prices. Elsewhere, 2026 listings put the lowest entry point around USD 180,000, while advertisements for an 80 sqm two-bedroom unit have shown both USD 315,000 and USD 350,000. Different 50 sqm apartments also carry materially different asking figures. Floor position, orientation and commercial terms might explain part of the spread, but stale or duplicated listings are another possibility. None of those prices proves that a buyer can acquire that exact room today. The sensible comparison is a named and numbered unit with its written offer, inclusions, taxes, legal term and payment recipient—not a blended price for a project name.

The developer's branding and the ownership terminology do not line up neatly with third-party sales documentation. Sunny Development calls the product “freehold” on its project page. Other listings describe a 90-year contractual lease, often broken into three 30-year periods, and an older marketing website claimed 99 years. Under Indonesian land law, a foreign individual cannot simply take Hak Milik title to the land as if the promotional English word settled the issue. Housing rights, rights held by Indonesian companies and contractual leasing are different legal arrangements. The underlying land certificate, the proposed contract, the identity of the rights-holder and the enforceability of any later term are therefore core purchase documents, not details to be resolved after a reservation fee has been paid.

Construction and operation also have to be distinguished. Earlier sales material projected completion in the second quarter of 2025; the developer now categorises Sunny Samudra as delivered, and guest-stay records provide practical evidence of an operating building in 2026. That is a strong answer to the question “does the property actually exist and take guests?” It is not an answer to whether the relevant PBG building approval, SLF fitness-for-use certificate, land-use clearance and hospitality permissions have been issued for the specific premises and intended use. Public profiles mention an SLF application, while a document checklist on another property portal does not provide copies of PBG or SLF. Neither statement alone establishes that a document is absent, invalid or already granted.

Sunny Development Group is identifiable as the developer brand, and an Indonesian company using the name PT Sunny Development Group appears in corporate records. Yet the existence of a registered company does not show which entity owns the land under Sunny Samudra, sells the particular apartment, signs a management agreement or receives the buyer's money. A guest-facing hospitality business is already visible, but an owner's rental economics remain opaque without the management contract and unit-level statements. Charges for cleaning, distribution channels, maintenance, replacement furniture, taxes, periods of personal use and vacant nights can change the outcome dramatically. This project offers an unusually useful opportunity to inspect a finished product; it still calls for the same disciplined legal and cash-flow verification as any other sizeable Bali property purchase.

Unit types & sizes

35 sqm compact apartment

The smallest published format. Resale advertisements sometimes call it a one-bedroom apartment, even though the bedroom enclosure and usable layout need checking on the specific unit plan. Ocean-facing examples should not be treated as representative of all 35 sqm rooms.

Get floor plans and current prices
50 sqm larger apartment

A middle-sized option between the compact rooms and the duplex units. Listings distinguish floors, views and prices, while accommodation platforms describe different guest-room categories. Kitchen provision, workspace, personal-use rules and what transfers with the sale remain unit-specific.

Get floor plans and current prices
80 sqm two-bedroom duplex

Marketed as a two-storey townhouse in earlier sales pages and as a duplex apartment by the developer. The split-level layout separates living space from sleeping areas; hotel listings refer to three bathrooms. Stair dimensions, actual usable space and guest capacity matter more than the name alone.

Best for: Buyers who want evidence of physical completion before considering an offer. An inspection can cover room condition, circulation through the building, staff operation, common amenities and whether the view shown in advertising matches a particular door number. This is valuable for anyone comparing finished apartments in the Bukit area rather than purchasing drawings.; Part-time Bali residents who would also like to rent their accommodation when away. The 35 and 50 sqm formats support a compact stay with access to shared facilities. The hotel setup may reduce the practical burden of guest turnover, but only if the management agreement sets out clear service levels, charges, reporting and a workable personal-use policy.; Couples, friends or families who need more sleeping space and are comfortable using stairs. The 80 sqm duplex format separates living and sleeping areas and is advertised for multi-guest stays. Its additional space and larger asking price make more sense when compared with other two-bedroom holiday accommodation than with a small hotel studio.; Investors prepared to look beyond marketing labels and ask the seller for the actual property rights and historical owner accounts. Sunny Samudra is interesting precisely because the operational building can be seen, while the lease/freehold language and published permission data still require rigorous reconciliation before committing funds.; A buyer seeking sole control of a villa and its land. Sunny Samudra is part of an operating, shared hospitality property, with the daily activity, common costs and operational rules that follow from that arrangement.; Anyone whose first requirement is a straightforward, documented freehold land title in their own foreign individual name. The developer’s wording conflicts with third-party leasehold offers, and Indonesian ownership rules do not permit treating the English marketing label as a substitute for a land certificate and lawful acquisition route.; A purchaser who needs a fixed return or guaranteed distribution immediately after signing. Guest activity is visible, but that is not the same as audited unit revenue, a binding management payout obligation or a realistic post-cost forecast for the specific apartment.; may not suit: .

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • The unit-level legal interest remains unresolved. The developer advertises “freehold”, current brokers describe 90-year leases (30 + 30 + 30), and older sales material mentioned 99 years. No land certificate, proposed unit agreement, lease commencement date, enforceable renewal clause or identified payment counterparty has been reviewed. Guest operations and developer delivery claims support physical completion, not permit verification. Copies of the project-specific PBG, SLF, land-use approvals and applicable hotel operating permissions were not reviewed. Marketplace references to an SLF application and missing document uploads do not prove either issue or refusal. Public sources alternate between Puncak Sekapa II and Sari Sekapa I and show different asking prices. A mapped hotel coordinate is not a cadastral point; the final site plan, signed inventory and availability sheet, current unit quotations and named selling legal entity have not been independently verified.
