The current Sansiri range starts with a four-bedroom, three-bathroom 148 sqm house rather than a small two-bedroom entry model. That makes even the base plan relevant for families who need a children's room, a proper study or accommodation for grandparents. Quinoa and Millet include a bedroom on the ground floor, which can also matter for an older family member or anyone who would rather avoid stairs every day.

Established community

With 259 homes, this is an operating residential estate with enough occupied stock to inspect how the roads, shared spaces and management work in practice. Buyers can compare multiple resale and rental listings rather than relying only on a show unit. The trade-off is that it will not feel like a highly private ten-villa enclave; house position, garden depth and the street inside the project become important differentiators.

Practical east-side access

The address suits people whose normal week involves Thalang, central Phuket, schools, the airport or the east-coast marinas. It is less convincing for a buyer whose idea of Phuket is a walkable resort strip. The estate's value proposition is therefore functional access by car and a quieter residential setting, not immediate beach frontage or nightlife.

Observable resale market

Multiple houses are being advertised for both sale and long-term rent in 2026, which creates real market evidence. A buyer can compare asking prices, plot sizes and fit-out levels instead of accepting a theoretical investment illustration. Asking rents and prices still should not be turned into a guaranteed yield: occupancy, negotiation, management fees, maintenance and taxes determine what an owner actually keeps.

Title work matters

A completed Sansiri estate can still require careful legal structuring for a non-Thai buyer because the asset includes land. The project brand does not override Thai land-ownership restrictions. The selected plot's title, the seller's ownership, any lease registration and the building rights should be checked together so that the buyer knows exactly what is owned, what is leased and for how long.

About the project

Anasiri Paklok is a substantial gated housing estate by Sansiri in Pa Khlok, on the eastern side of Phuket's Thalang district. It is better understood as a family-oriented suburban community than as a beach resort or a boutique pool-villa compound. The estate contains 259 two-storey homes, and Sansiri's live project page currently marks it as completed and ready to move into. That changes the buyer's job: there is less need to judge construction promises and much more need to inspect the actual house, land title, community rules, recurring costs and the resale history of the specific property being considered.

The scale is supported by corporate material as well as sales pages. Sansiri Public Company Limited's 2025 One Report lists Anasiri Paklok in Thalang with a project area of 50 rai, 3 ngan and 63 square wah and identifies the project land as held by Sansiri Public Company Limited. Sansiri's consumer page gives the same 259-unit count, two storeys and current usable-area range of roughly 148 to 186 sqm. This is a useful way to frame the product: the homes are large enough for a family, but the estate is not built around oversized luxury residences on very large plots.

The current house range is unusually easy to compare because Sansiri publishes three named layouts. Quinoa is 148 sqm with four bedrooms, three bathrooms and two parking spaces, including a ground-floor bedroom. Barley expands to 166 sqm, retains four bedrooms and three bathrooms, and adds what Sansiri calls a transition space while keeping two parking spaces. Millet is the largest at 186 sqm, again with four bedrooms and three bathrooms, plus three-car parking, a ground-floor bedroom and a transition area. Older portals sometimes show 137 sqm and 173 sqm versions under the same model names. Those figures are treated as historical rather than blended into the current specification.

Pa Khlok is a different proposition from Phuket's west-coast resort strip. Anasiri sits on Tha Ruea–Mueang Mai Road near Route 4027, putting it within practical driving reach of the Heroines Monument junction, Thalang retail, Ao Po and the airport, but not within a walkable beach environment. Sansiri quotes 6.5 km to Robinson Lifestyle Thalang, 8 km to Ao Po Pier, 11 km to Thalang Hospital and 20 km to Phuket International Airport. For a household that drives daily and wants to cover Thalang, central Phuket and the international-school corridor, that can be logical. For someone whose priority is stepping out to cafés and the beach, it is the wrong location profile.

The communal facilities reinforce the residential character. Sansiri confirms a saltwater swimming pool with separate adult and children's zones, a fitness room and Sansiri Backyard, a shared growing area where residents can pick herbs and fruit. Other established project profiles show a clubhouse, children's play space, landscaped common areas, 24-hour security and CCTV. The important distinction is that the pool is communal. The standard house specifications do not promise a private pool, so buyers comparing Anasiri with Phuket's purpose-built pool-villa estates should not assume the same product or operating costs.

There is an active resale market rather than a single developer price list. PropertyHub had a THB 5.29M listing refreshed on 7 September 2026 for a 148 sqm house; other live listings in the same project ran materially higher, while Sansiri's official page displayed a project price from THB 5.39M. The lower number is useful as a market entry marker, not as a valuation of every home. Plot size, corner position, furnishing, maintenance, view, renovation work, seller urgency and the paperwork attached to the land can create large differences between two houses with the same nominal floor plan.

Foreign-buyer structuring deserves more attention here than it would in a condominium. Thai rules generally prevent a non-Thai individual from owning land outright, subject to narrow statutory exceptions. Government guidance also recognises a registered long-term lease as one lawful way to hold land-use rights, but that does not mean Anasiri Paklok offers one standard lease structure to every foreign purchaser. The public project material does not establish that. A foreign buyer therefore needs the title document for the chosen plot, a clear explanation of who owns the land, the legal basis for occupation and separate evidence of the building ownership where relevant. Nominee shareholding arrangements should not be treated as a routine substitute for proper legal structuring.

One point remains deliberately unresolved: the project's completion date. Sansiri says the estate is complete and ready to move into but does not publish a single completion date on the current page. LivePhuket records December 2025, DDproperty says 2022 and LivingInsider shows 2020, while project marketing was already circulating in 2020–2021. The difference may reflect phased construction, revised house types or different definitions of when the estate was 'completed'. For a present-day buyer, the practical conclusion is straightforward: the development is operational, but the age of an individual house should be verified from its own permit and registration records rather than inferred from a portal headline.

Ownership format

A foreign buyer generally cannot register the land under a house in their own name. Public material for Anasiri Paklok does not establish one project-wide foreign-buyer structure, so the selected plot's title, any registered land lease and the legal ownership of the building need to be checked before purchase. Narrow statutory exceptions to the land-ownership restriction exist, but they are not the normal route for a house purchase here.

Price comparisons should still separate the value of the larger house from the value of the individual plot, because land size and fit-out can differ substantially on resale.

Sansiri's current project page gives 148, 166 and 186 sqm for the three house types.
