Supalai combines two-storey townhomes, two-storey semi-detached homes and detached houses of one or two storeys within the same development. That distinction matters more than the branding when comparing actual homes: the current developer plan selector runs from a 119 sqm townhome to a 261 sqm detached house. The overall site is 77 rai 3 ngan 75.1 sq wah, so buyers are dealing with a substantial phased neighbourhood rather than a single building with one simple completion date.
The current stage of the project needs a careful reading. Finished homes are already trading and being rented, and property portals show active stock plus recorded transactions for individual houses. At the same time, Supalai’s 2026 disclosure states that construction started in June 2024 and that the overall development is scheduled to complete in June 2030. Thailand’s Smart EIA Plus database also lists the project as under construction. For that reason this dossier treats the project as under construction, even though a particular house may already be complete, occupied or transferable. A buyer should therefore assess the exact home and the surrounding phase separately: a ready house can sit inside a wider estate where later roads, landscaping or neighbouring plots are still being developed.

Its own location data places Tha La Beach at about 3 km, Phuket’s Heroines Monument at 7.4 km, Robinson Lifestyle Thalang at roughly 7.2 km and Phuket International Airport at 18.8 km. This is not a walk-to-the-beach resort address. It works as a car-based residential location, particularly for households whose routines involve Thalang, the airport, the east coast or nearby piers. Buyers focused on daily walking access to Bang Tao’s beach, restaurants and nightlife should treat the location as a different proposition rather than assuming the word Phuket implies a west-coast resort setting.
The current official product menu shows six layouts. The smallest is a 119 sqm, three-bedroom townhome. Next is a 141 sqm semi-detached home with three bedrooms, followed by a 150 sqm detached three-bedroom house. The larger detached homes are 178 sqm, 218 sqm and 261 sqm, each with four bedrooms. Older and third-party project catalogues also list a roughly 117 sqm single-storey, two-bedroom detached house, and Supalai’s launch article confirms that the development included single-storey detached homes as a category. However, that specific 117 sqm plan is no longer shown in the developer’s current plan selector, so this dossier does not treat it as guaranteed current stock.
Shared amenities are closer to those of a practical family estate than a hospitality-led resort. Supalai’s own materials mention a swimming pool, fitness facility, landscaped common area and 24-hour security. Specialist project directories add a children’s pool, playground, CCTV and controlled vehicle entry. The developer’s launch material also refers to home automation and security systems, rooftop solar and provision for EV-charger installation. These are useful features, but the exact specification should be checked against the selected house and sale contract because a large phased estate can contain different home packages and delivery stages.
Pricing also needs to be read by product type rather than as one number for the whole estate. Supalai’s current project page shows an entry price of THB 3.39M, while live FazWaz listings for individual houses start around THB 6.99M. FazWaz also records recent transactions such as a 150 sqm house sold for THB 5.99M and a 261 sqm house sold for THB 8.69M. Those figures can coexist because the estate mixes smaller townhomes with larger detached houses, and live listing inventory does not necessarily include the lowest-priced product. The THB 3.39M figure should therefore be treated as a lower project entry anchor on the date checked, not as a promise that every home or even every current release can be bought at that level.
The land documentation deserves its own check. Supalai’s current disclosure identifies Chanote title deed No. 20458 for the project and says the land-allocation permit was still in process when that disclosure was published. This is useful evidence about the development’s parent land, but it should not be read as proof that every house currently offered already has an individually subdivided title carrying the same details. For a completed home, the relevant file is the one tied to that specific plot: the title or lease document, subdivision status, registered landowner and the exact property described in the sale documents. A Chanote at project level is also not a shortcut around Thailand’s restrictions on direct foreign ownership of land.
That makes phase-by-phase due diligence more useful here than treating the estate as one uniform product. A large development can have completed homes, developer stock, resale inventory and sections that are still being built at the same time. Before reserving a house, it is worth inspecting the exact plot, access roads and common areas around it, identifying nearby plots that are still scheduled for construction, and obtaining the current specification for that particular home. For someone planning to occupy or rent the property immediately, the difference between “this house is ready” and “the whole estate is complete” is practical rather than semantic: it can affect construction traffic, noise, the routes used inside the community and which shared facilities are already operating in day-to-day conditions.
