Public launch coverage dates back to 2014, while several Thai project databases place completion in 2016. The project no longer appears among Grand Unity's current sales inventory, whereas major resale portals carry dozens of live sale listings. For a buyer in 2026, the useful comparison is therefore not an old developer price list but the exact unit, its condition, seller documentation and current building management.
The building sits directly between Rama III Road and the Chao Phraya at 772 Rama III Road, Bang Phong Phang, Yan Nawa, Bangkok 10120. The river is part of the site's physical edge, with leisure areas oriented toward the water, rather than a distant view that exists only from selected upper floors. Wat Pariwat BRT is a short walk away; current DDproperty listings place the station at about 130 metres. That makes the address more connected than many car-only Rama III projects, but the BRT is not the same proposition as living next to a BTS or MRT entrance. Anyone who relies on heavy rail should test the full commute rather than assuming central Bangkok automatically means rail convenience.

There is a genuine data inconsistency around the unit count. Grand Unity's official brochure states 1,030 units, which is the figure used in this record. Some present-day property portals show 979 units, while FazWaz and several syndicated databases show 1,088. None of the reviewed sources explains the discrepancy well enough to reconcile it. For normal home selection, the broad conclusion is unchanged: this is a large condominium with a deep resale pool. For any legal or management question that depends on the registered number of units or total unit area, the condominium registration documents and juristic-person records should take priority over portal metadata.
The original plan range runs from roughly 34 to 102 square metres, with one- and two-bedroom layouts forming the core stock. Grand Unity's brochure lists 34, 41 and 51 sqm one-bedroom formats together with two-bedroom options around 56 to 102 sqm. More detailed Thai reviews show additional larger one-bedroom and family configurations. A sunken-balcony concept was one of the project's signature design ideas, giving some units a more usable outdoor edge than a narrow conventional balcony. On the resale market, however, the historic plan name matters less than title area, internal condition, renovation history and view. Two homes that started from the same plan can now feel very different after years of owner use.
The common facilities are substantial for a completed mid-market riverfront tower. Grand Unity's brochure confirms the swimming pool, gym, steam room, jacuzzi, sauna, multi-purpose room, laundry, convenience retail, shuttle service, key-card access, destination-controlled floor access, CCTV and 24-hour security. Detailed project reviews also show a clubhouse-style leisure area, library or reading room, and riverside garden space. Historical project material puts parking at about 45% of units before tandem spaces. PropertyHub still lists the common-area fee at THB 35 per sqm per month. A resale buyer should nevertheless obtain a current juristic-person statement for the selected unit rather than assuming launch-era charges describe every amount payable today.
Foreign ownership needs to be checked at unit level. Thai government guidance under the Condominium Act limits aggregate foreign ownership to no more than 49% of the total unit area in a registered condominium. DDproperty presents U Delight Residence Riverfront Rama 3 as freehold, and resale listings on major portals can carry different quota labels.
