Why this project is worth a look
Two products, one address
The project combines large detached houses with substantial multi-level townhomes. That gives a buyer unusual flexibility within one managed community, from a more compact urban house to a larger plot with a private pool in selected villa layouts. It also makes project-wide averages weak decision tools. Land area, privacy, upkeep and asking price differ too much between the two formats for a single headline number to be meaningful.
Space for real family life
The original townhomes already offer roughly 310–320 sqm, while detached houses run from about 340 to 490 sqm. That suits households that genuinely need several bedrooms, work or guest rooms, storage and multiple parking spaces. The trade-off is equally real: more space means more cleaning, more systems to maintain and potentially higher renovation costs. Buyers seeking a low-maintenance Bangkok base may find the scale excessive rather than luxurious.
A house inside Bangkok
Yan Nawa and the Rama III corridor allow a buyer to stay in a landed home without moving to Bangkok’s distant suburban fringe. Road access is central to the proposition, with Rama III, the Industrial Ring Road and the Bhumibol Bridge corridor shaping day-to-day mobility. That works well for car-based households. It is less compelling for someone whose first requirement is a rail station immediately outside the development.
Resale reality matters
LPN has already sold out its original inventory, so the 2026 decision is about a specific owner’s property rather than a developer show unit. Homes may differ in renovation quality, furniture, pool condition, maintenance history and alterations. This adds due-diligence work, but it can also be an advantage: buyers can compare finished homes and choose a real plot and real condition rather than buying from a brochure.
Land changes the legal route
For a foreign purchaser, Baan 365 Rama 3 is fundamentally different from buying a condominium unit. A listing described as freehold may reflect the seller’s title without giving a foreign buyer the same registration route. The plot title, registered ownership, encumbrances and proposed transaction structure should be reviewed for the exact home. If a lease is used, the registered term and enforceable rights matter more than marketing language about future renewals.
About the project
Baan 365 Rama 3 is a completed L.P.N. Development community in Bang Phongphang, Yan Nawa, close to Bangkok’s Rama III corridor. It is more useful to think of it as a small landed neighbourhood than as a single villa product. LPN’s own material describes 99 homes in total: 41 three-storey detached houses and 58 multi-level townhomes. That distinction matters because resale listings carrying the same project name can represent materially different properties. The development was completed in 2020, and LPN later stated that the original inventory had sold out. By 2026 the buyer is therefore dealing with individual owners rather than choosing from a developer price list. Condition, furniture, plot size, alterations, pool maintenance and title documents can vary from house to house, so the project name is only the starting point for comparison.
The overall scale is relatively intimate for Bangkok, with 99 landed homes on roughly 22 rai according to established project profiles. The original product range starts where many urban properties stop: townhomes were designed with around 310–320 sqm of internal space, while the detached-house formats run from about 340 to 490 sqm. The practical difference is not only floor area but how that space is distributed. The townhomes rise through roughly four and a half levels, making them genuinely vertical family homes. Detached houses are three storeys, and LPN stated that the villa units were fitted with internal lifts. For a multigenerational household, a family with young children, or anyone planning to stay long term, everyday circulation between bedrooms, kitchen, living areas and parking can matter more than the headline square-metre figure.

The detached-house line was originally offered in several layouts. The Garden Villa is a three-storey, roughly 340 sqm house with four bedrooms, five bathrooms and parking for about three cars in the detailed launch-era review. The Pool Villa expands the internal area to around 490 sqm, with four bedrooms, six bathrooms and a private pool. The Pavilion Villa is based on a similar large-house concept but adds a separate pavilion by the pool; the detailed project review records 490 sqm for the main house plus an additional pavilion of about 45 sqm. LPN described detached-house plots broadly in the 56–100 sq wah range. The townhomes started from plots around 26 sq wah and offered about 310–320 sqm of living area. In other words, two Baan 365 listings can sit inside the same gated project while serving quite different household needs and price points.
Shared facilities were designed around full-time family use rather than hotel-style amenities. Home.co.th’s 2026 project card lists a clubhouse, swimming pool, fitness room, communal green space, children’s play area, CCTV, controlled access and security. A detailed early review describes a three-storey clubhouse with the pool, lounge areas, a multipurpose room and gym, together with layered access control for the residential zones. For a resale buyer, however, the original amenity list is only half the story. Six years after completion, the more useful inspection is operational: how well the common areas are maintained, whether security procedures actually work, the condition of roads and gates, pool and gym upkeep, and what the owner is currently paying to support those services.
The 2026 resale market shows why the project should not be reduced to one average price. When checked in early October, DDproperty and PropertyHub showed active asking prices around THB 29.9–31M at the lower end, while larger detached houses were being marketed around THB 57–65M; other pool or large-plot houses were advertised in the mid-THB 50M to low-THB 60M range. These are asking prices from individual owners, not completed transactions and not a current LPN price list. we therefore use THB 29.9M only as a dated lower market anchor. A sensible comparison should match like with like: townhome against townhome, and detached house against a similar plot, layout and condition. Renovation quality, private pool, land size, corner position and included furniture can easily outweigh a simple project-wide price-per-square-metre comparison.
For a foreign buyer, the legal structure is more consequential than the architecture. Baan 365 Rama 3 is landed property, not a condominium where a qualifying foreign purchaser may register ownership of a unit within the foreign quota. Thai government guidance makes clear that foreign land ownership is generally restricted, subject only to narrow statutory exceptions with specific conditions. A resale listing marked 'freehold' may accurately describe the seller’s title, but it does not by itself mean that a foreign buyer can register the land in their own name. The due-diligence file therefore needs to start with the title deed for the exact plot, the registered owner of the land and building, encumbrances, and the proposed lawful transaction structure. Where a land lease is considered, the registered term should be treated as up to 30 years; any renewal language is contractual and should not be presented as a guaranteed 60- or 90-year right.
Resale due diligence also needs to separate the condition of the development from the condition of the individual home. By 2026, two properties built from the same original plan may have very different renovation histories. Kitchens, air-conditioning, bathrooms, landscaping and built-in furniture may have been changed, while a pool villa adds pumps, waterproofing and pool equipment to the maintenance file. In the larger three-storey houses, the lift, electrical systems, roof, windows and exterior finishes deserve as much attention as the interior styling. A multi-level townhome raises a different set of questions: stair circulation, daylight through the middle floors and how the advertised parking works in daily use. The advantage of buying a completed home is that the neighbourhood, common areas and actual building condition are visible today. The trade-off is that part of the risk has shifted from developer delivery to the technical history of the specific resale property.
Ownership format
Baan 365 Rama 3 is a landed residential development. As a general rule, a foreign individual cannot register Thai land directly in their own name, except under narrow statutory exceptions. A specific resale therefore needs a title-deed and transaction-structure review; a lawful structure may involve a land lease of up to 30 years and separate rights in the building. Any renewal is contractual and should not be treated as automatically guaranteed.
Home types & sizes
A genuinely vertical urban-home format of roughly four and a half levels. The original The Corner configuration was described with three bedrooms, five bathrooms and two-car parking, with plots starting around 26 sq wah. Resale homes may have been altered, so the actual property plan matters more than the launch brochure.
A three-storey detached house with four bedrooms and parking for roughly three cars. Early project material places this house type on plots starting around 56 sq wah. It is the most compact confirmed detached-house format in the development.
A large three-storey house with four bedrooms, a private pool and parking for roughly three cars. LPN confirms the 490 sqm house size and private-pool concept; the detailed project review places this type on plots starting around 70 sq wah.
The largest confirmed original format: a three-storey main house, private pool and an additional pavilion at the rear of the plot. LPN describes a 490 sqm main house on a larger plot, while the detailed review separately records an approximately 45 sqm pavilion. The figures are kept separate rather than being combined into a derived total.
Resale listings use the original layout names inconsistently, and some homes may have been altered. The actual floor plan, land area and property documents should drive a purchase decision; the original types are best used as a reference to the development’s initial product structure. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Best for: A family that wants a true house in Bangkok rather than an apartment, without moving to the distant suburban fringe.; Buyers who genuinely need large internal space: the original townhomes already offer about 310–320 sqm, while detached formats reach about 490 sqm in the main house.; Multigenerational households, particularly where a detached-house layout and internal lift suit daily mobility.; Resale buyers comfortable comparing real homes by plot, condition, renovation and documents rather than selecting from a standard developer price list.; Car-owning households that value two- to three-car parking in the original layouts, depending on house type.; may not suit: A foreign buyer seeking a simple direct land registration in their own name with no separate legal structuring.; Someone whose first requirement is a metro or BTS station immediately outside the gate.; Buyers prioritising low-maintenance, compact living: 310–490 sqm of house space brings substantially more upkeep than an apartment..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Open project sources do not confirm the land-title type for every individual plot. The selected home requires the original title deed and an encumbrance check.
- A common-area charge of THB 130 per sq wah per month appears in a detailed launch-era review, but no fresh official 2026 tariff was found. A current invoice or management confirmation is needed for a purchase decision.
- Third-party sources label the townhome variants inconsistently, including The Corner, The Center and corner variations. The selected resale home should be matched to its actual plan and documents.
