Space over bedroom count
A 366–380 sqm house with three bedrooms, five bathrooms, a family area and staff accommodation gives a lot of area to day-to-day living rather than maximising bedroom numbers. That can feel generous for the right household, but buyers needing four or five standard bedrooms should inspect the exact plan rather than assume the floor area solves that requirement.
A drive-first Bangkok address
Sathu Pradit 45 works best as a road-connected base between Rama III and Sathorn rather than a walk-to-BTS location. The nearby expressway is meaningful for households already using cars daily; buyers who want rail to be the default mode of transport may find the location less convenient.
The price is inventory-specific
THB 34.9M is the developer’s current promotional floor, while THB 38.9M remains the dedicated project-page starting price. With only eight houses, the useful comparison is the actual plot, usable area, specification and written discount for the residence still available.
Land changes the legal route
A foreign purchaser cannot treat this like a condominium freehold transaction. The project does not publicly spell out the foreign-buyer tenure structure, so the land title, seller, building rights and contract mechanics are central to the purchase decision.
About the project
Veritz Heritage Sathupradit 45 is a very small urban housing scheme: eight three-storey detached homes in the Sathu Pradit area of Bangkok, between Rama III and the Sathorn–Silom business belt. Astin Estate is not positioning it as a large amenity-led gated community. The proposition is closer to a private residential lane with a handful of substantial city houses. That distinction matters. A buyer is not really choosing between pools, clubhouses and acres of shared landscaping; the decision turns on the individual house, its plot, privacy, daily driving patterns and the quality of the systems inside the residence. The developer currently publishes plots of 42–48 sq.wah and usable areas of 366–380 sqm across the eight homes.
There is one principal house type, Novella. The published configuration is three bedrooms and five bathrooms, plus a family area, a maid’s room and parking for three cars. That is a generous amount of floor area for only three bedrooms, which tells you something about the layout philosophy: more space is given to common and secondary living areas rather than squeezing in the highest possible bedroom count. This can work well for a family that values a large master suite, a separate family lounge, work or hobby space and clearer separation between social and private floors. It may be less compelling for a household that simply needs four or five conventional bedrooms; in that case the exact plot plan and any permissible adaptation matter more than the headline floor area.

The location is one of the easier parts of the project to understand. The site is on Soi Sathu Pradit 45 in Chong Nonsi, Yan Nawa, with the developer publishing coordinates of 13.689440, 100.536378. Astin Estate’s own location material places the Chalerm Mahanakhon Expressway about 1.2 km away, the Wat Dokmai and Wat Pariwat BRT stops at roughly 2.1 km and 2.3 km, and Chong Nonsi BTS at about 4.5 km. This is not a rail-first address where most daily trips begin on foot. It makes more sense for a household that already expects to drive and wants practical access toward Rama III, Sathorn and Silom while staying in a lower-density residential setting.
The eight-home scale is a genuine privacy advantage, but it also means the project should not be mistaken for a full-service luxury compound. An independent project walk-through reports no large shared leisure area, and the developer’s own published facility list focuses on security: 24-hour guards, CCTV, smart-home security and an automatic gate. There is no official emphasis on a communal pool, residents’ club or fitness complex. Some buyers will prefer that simplicity because they are not paying for a large amenity package they may rarely use. Others may find it too limited, especially if they expect children’s facilities, a shared gym or a clubhouse as part of a high-end Bangkok housing purchase.
Inside the houses, the developer lists intercom, solar-cell equipment, air purification, magnetic sensors, fire alarm and security cameras among its living solutions. Those features are useful, but the important document is the final specification for the particular house being purchased. With only eight residences and variations in both plot and usable area, it is sensible to confirm which systems are physically installed in the selected unit, what is included in the sale price, which warranties transfer at handover and what future maintenance sits with the owner. For a house at this price point, a signed equipment schedule is more valuable than relying on a generic feature list used across the project.
Pricing is less straightforward than the single headline suggests. Astin Estate’s current homepage shows the project from THB 34.9 million, while the dedicated project page still carries a THB 38.9 million starting price. A developer post dated 21 August 2026 explains the THB 34.9 million figure as the result of a discount of up to THB 4 million and makes the offer subject to conditions. The practical reading is that THB 34.9 million is a promotional floor, not a promise that every remaining house can be bought at that number. Recent portal listings also show different asking prices. The useful comparison is therefore plot by plot: house number, land size, usable area, included equipment and the exact written discount attached to that specific inventory.
Foreign buyers need to approach this very differently from a condominium purchase. This is landed housing, so the condominium foreign-quota framework is not the relevant route. Thai law generally restricts direct foreign ownership of land, apart from narrow statutory exceptions that come with specific investment and approval requirements. The public project materials we found do not state the tenure structure offered to a foreign purchaser, nor do they identify the land title for each plot. Before treating the house as a straightforward freehold acquisition, a foreign buyer needs the actual title deed, the identity of the seller, the ownership position of the building itself and the contract structure that would govern long-term possession and use. That legal structure can materially change the value of the deal.
There is also a genuine conflict over construction status. PropertyHub labels the project as completed in 2026, and recent broker listings describe houses as ready to move in, while FazWaz still marks the project as under construction at the time of this review. We did not find a clear Astin Estate announcement confirming full completion of all eight residences. The safest interpretation is to verify readiness at the individual-house level rather than relying on a project badge. The selected residence may be physically complete while landscaping, access, neighbouring houses or project-wide works are still being finished. For an eight-home scheme, unit-level readiness and whole-project completion do not necessarily happen on the same date.
Home types & sizes
Novella is the only published house type. Astin Estate specifies three storeys, three bedrooms, five bathrooms, a family area, a maid’s room and parking for three cars. Usable area varies by residence from 366 to 380 sqm, with land plots of 42–48 sq.wah. The generous floor area relative to the bedroom count can create comfortable shared rooms and service space, but it does not automatically make the house suitable for a larger family; the exact bedroom positions, stairs, service circulation and any permitted adaptation should be checked on the selected plot. Older third-party profiles still carry a conflicting 354–364 sqm figure, so the current plot-specific plan and sale specification should govern the transaction.
