Why this project is worth a look
Sub-THB 2M entry
Live DDproperty stock in late August 2026 included asking prices around THB 1.684–1.7M. That creates a genuine low entry point for Yan Nawa, but it should be treated as a resale-market floor rather than a building-wide price: the cheapest units deserve extra scrutiny on condition, title, floor and seller circumstances.
Usable larger layouts
Published project data extends to roughly 82 sqm and current listings confirm two-bedroom apartments around 78–81 sqm. That broadens the use case beyond compact investment stock and gives owner-occupiers room for a home office, separate bedroom or family layout without automatically moving into newer luxury pricing.
Visible resale depth
Multiple units are marketed at the same time across DDproperty and PropertyHub, with both sale and rental stock visible. Listing depth is not the same as guaranteed liquidity, but it gives a buyer enough alternatives to compare like-for-like units and negotiate against real competing inventory rather than one broker's headline price.
Inspect before buying
Because the building is complete, the buyer can test the actual view, noise, lifts, parking, corridors and common areas before committing. That is a major advantage over buying from renderings, although the age of the property makes maintenance records and upcoming capital works especially important.
About the project
LE RICH @ Rama 3 is best understood as an established resale condominium, not as a current developer launch. Richy's own corporate history records the original project as Le Rich Trendy Condo @Sathupradit, launched for sale in 2007 with 22 floors and 422 units. The project still appears in Richy's present-day condominium catalogue, which is useful for identity, but the 2026 inventory visible to a buyer is largely owner, bank and agency resale stock rather than a clearly documented block of unsold developer units. That changes the due-diligence mindset. The most important questions are the title and quota status of the exact unit, the condition of that apartment, any outstanding common-area debt, parking rights, and how well the building is being maintained today.
The physical address is 557 Sathu Pradit Road, between Soi Sathu Pradit 41 and 43, Chong Nonsi, Yan Nawa, Bangkok 10120. Older Richy material describes the development under the broader Rama III location, while resale directories use Sathu Pradit as the street address; those descriptions point to the same building rather than separate phases. This is an urban Rama III–Sathorn fringe location with practical road access into Yan Nawa and the central business districts. DDproperty references BTS Chong Nonsi and BTS Surasak in the wider transport context, but this is not a station-front condominium. Buyers who plan to rely on rail every day should test the door-to-door route at the hours they actually commute instead of assuming the old Sathorn positioning means an easy walk to BTS.

The unit sizes are one of the more tangible reasons the project still competes. DDproperty's project profile gives studios at roughly 28.30–34.45 sqm, one-bedroom units at 33.49–48.64 sqm and two-bedroom layouts extending to about 82.12 sqm. Current listings support the existence of the larger stock: in August 2026, two-bedroom resales around 78–81 sqm were actively advertised, while one-bedroom choices around 36–48 sqm were also visible. Compared with many newer mass-market Bangkok towers, that gives a buyer access to usable floor area without automatically moving into a high entry price. The trade-off is age. Extra space is valuable only after checking whether the apartment itself and the building systems are in a condition that will not absorb a large renovation budget immediately after transfer.
The common facilities are conventional rather than exotic, which is appropriate for a building of this generation. DDproperty lists a swimming pool, fitness room, landscaped areas, key-card access, CCTV, 24-hour security, two passenger lifts plus one service lift, and parking at about 40% of the unit count. A mature-building buyer should treat those items as inspection points rather than marketing bullets. Lift condition, pumps, waterproofing, façade works, parking management and corridor maintenance can matter more to ownership cost than the mere presence of a pool or gym. Before paying a deposit, it is worth seeing the back-of-house areas where possible and asking for recent co-owner meeting minutes, planned capital works and evidence of the juristic person's reserve position.
The 2026 resale market is active enough to give meaningful comparison points. DDproperty showed a THB 1.684M listing for about 36 sqm posted on 26 August, another roughly 30 sqm unit around THB 1.7M, one-bedroom stock around 48 sqm from about THB 2.65M, and larger 78–81 sqm units in the mid-THB 3M to THB 4.39M range depending on condition and seller. PropertyHub was also carrying dozens of sale listings and several rental offers at the same time. None of that proves liquidity or investment return, and asking prices should not be turned into a yield calculation. It does show that a buyer is not forced to benchmark the whole building from one broker's unit: there is enough visible stock to compare renovation quality, floor, outlook, area and seller terms before negotiating.
Foreign ownership needs a unit-specific check. Active DDproperty resale listings are presented as freehold, but that does not make every apartment automatically transferable to a foreign buyer. Under Thailand's condominium rules, foreign freehold ownership is limited to 49% of the aggregate unit area in the registered condominium. The condominium juristic person should issue confirmation that foreign quota remains available for the transfer, and the buyer should also verify the seller's title and obtain the required debt-free documentation. If the quota is full, a foreign freehold transfer cannot simply be completed by agreement between buyer and seller. Any lease structure would be a separate transaction with different rights and should be reviewed as such.
Some published specifications conflict and should remain visible rather than being averaged away. Richy's annual report, DDproperty, PropertyHub and BaanFinder support 422 units, while several secondary databases use 423; the registry entry therefore uses 422 because it has stronger primary backing. Completion is another mismatch: DDproperty consistently labels the building as completed or built in 2008, while PropertyHub uses 2009. Without the condominium registration file or an official completion document, presenting one year as unquestionably correct would be stronger than the evidence allows. Common fees also vary in published material: PropertyHub shows THB 29 per sqm, while some individual listings mention THB 36 per sqm. A fresh juristic-person statement is the appropriate source for the amount a new owner would actually pay.
The practical case for LE RICH @ Rama 3 is therefore straightforward. It can suit a buyer who wants a completed Bangkok condominium, values floor area and is comfortable buying in a building from the late-2000s cycle. The low end of the current resale market is genuinely below THB 2M, while the building also contains family-sized layouts that are much larger than the typical new-entry product. The counterweight is that this is not a new tower with new systems, a developer payment plan and a polished handover process. The best purchase is likely to be the best specific unit after inspection and document review, not simply the cheapest listing in the building. Buyers who need brand-new common areas, direct station access or a guaranteed foreign-quota path should compare newer alternatives before committing.

Ownership format
Current resale listings are marketed as freehold, but a foreign buyer can register freehold title only while foreign-quota space remains available. Thai condominium law limits foreign ownership to no more than 49% of the aggregate unit area in a registered condominium. For the selected unit, the condominium juristic person should confirm quota availability and the seller's title must be checked; if quota is unavailable, foreign freehold transfer cannot proceed and any leasehold alternative is a separate contractual arrangement.

The compact entry format. Current 2026 stock includes units around 30–33 sqm, so furniture layout and renovation quality matter: in a studio, a few square metres of awkward circulation can materially change how the apartment feels.
The most straightforward owner-occupier format for one person or a couple. Current listings include examples around 36 and 48 sqm, making internal layout, bedroom size, kitchen configuration and storage just as important as the asking price.
A broad category. Live August 2026 listings around 78–81 sqm confirm that the building does contain genuinely large two-bedroom units. Bathroom count varies by apartment, so it should be checked on the specific floor plan rather than assumed for the whole type.
Published size tables do not fully agree. DDproperty gives broader ranges: studios 28.30–34.45 sqm, one-bedroom units 33.49–48.64 sqm and two-bedroom units up to 82.12 sqm. PropertyHub shows narrower ranges of 29.22–32.22, 33.49–48.00 and 45.56–68.53 sqm. Current 78–81 sqm resale listings demonstrate that larger two-bedroom stock exists, so the DDproperty range is used here; the exact registered area and plan must be checked for the selected unit.
