The defining idea is vertical space. Instead of relying on a very large plot, the project creates 553–648 sqm homes over six storeys, with a private lift and floor-by-floor zoning. The two core products are the 553 sqm Braintree twin house and the 648 sqm detached Belvedere house. A 2026 Bespoke option also combines two Braintree structures into a single 1,106 sqm residence. That makes this a very specific proposition: buyers are paying for unusually large internal floor area and a central-city house format, not for acres of garden or a resort-style estate.

That six-storey format is central to how the homes work. In the detached Belvedere layout, reception and shared living functions sit lower in the house, bedrooms occupy upper levels, and the rooftop adds another private outdoor layer. A lift makes the vertical arrangement practical for a multigenerational household, but it also changes the ownership burden. Lift servicing, multiple mechanical and plumbing zones, waterproofing, rooftop maintenance and—on the Belvedere type—the private pool all become part of long-term home management. Buyers who like the scale should therefore look beyond the headline square metres and ask who will maintain each system, what warranties remain, and what recurring service contracts are required.

The smaller Braintree is still a very large house by Bangkok standards: 553 sqm, three bedrooms and six bathrooms, on land starting from 38.2 sq wah according to detailed project reviews. The detached Belvedere increases the usable area to 648 sqm, with four bedrooms, six bathrooms and land from 57 sq wah; WYNN’s current project page also identifies a private pool, outdoor terrace, rooftop and lift. The room planning is deliberately generous rather than bedroom-heavy. Several bedroom levels are treated almost like private suites, while family living and dining can occupy their own floor. This suits households that value separation and personal space more than the maximum possible bedroom count.

A useful 2026 development is the bare-shell sales format. Rather than forcing a buyer to remove a finished interior that does not fit the family, the project has been marketing selected homes with the structure and external shell completed while leaving substantial internal fit-out to the owner. Published February 2026 pricing started from THB 41M for Braintree, THB 55M for Belvedere and THB 79M for the combined Bespoke format. Those figures are not directly comparable with a fully finished home because the delivery specification is different. A buyer needs a fit-out budget, a realistic programme for design and construction, and a contract schedule that clearly defines what the developer completes before handover.

The location is strong for drivers, not for a rail-first lifestyle. The project sits off Soi Sathu Pradit 34 Yaek 11, roughly 1.1 km from the larger Rama 3/Ratchadaphisek road network in the published project review. Central Rama 3, local markets and the Rama 3 commercial corridor are nearby, while Sathorn and Silom are reached by road rather than by a short walk to a train station. King’s College International School Bangkok is one of the more relevant anchors for family buyers, with project reviews placing it around 1–2 km away depending on the route. Chong Nonsi BTS is much farther away, so daily convenience here depends heavily on private cars, school transport or ride-hailing.

Common amenities are intentionally limited compared with a condominium or large suburban club estate. The shared layer is mostly about controlled access and security: a gated entrance, licence-plate recognition, visitor registration, CCTV and 24-hour security are described in detailed project coverage. Most lifestyle features are private to the house. WYNN lists a home lift, smart-home systems, EV-charger preparation and solar readiness, while the detached Belvedere includes a private pool. This can be attractive to buyers who prefer private facilities to a large clubhouse, but it also means that maintenance responsibility remains concentrated at the individual-home level. Public sources do not provide a reliable current common-fee figure.

The project appears operational and saleable in 2026, with current resale/developer-market activity and completed homes being shown. The only material timing conflict is the completion year. DDproperty, PropertyScout, ThinkOfLiving and Homenayoo use 2025, while PropertyHub lists 2026. We therefore treat the construction status as completed but do not present either year as uncontested. For an actual purchase, the decisive documents are the title, registered land details, construction and handover records for the selected home, and the seller entity named in the contract—not the completion year shown on a portal.

WYNN currently presents the development under the WYNN Property brand, while project databases identify Wynn Estate Co., Ltd. as the developer. Thai corporate-data aggregators list WYNN ESTATE COMPANY LIMITED under registration number 0105558184891 as an active company whose recorded business includes the purchase and sale of its own residential real estate. That gives the project a traceable developer identity, but it is not a substitute for transaction-level due diligence. On a completed home, the buyer should still match the contract seller, the registered land owner and the bank account receiving funds, because those roles may not always be identical to the brand shown in earlier project marketing.

Ownership format

Project portals describe the homes as freehold, meaning land-and-building title for a buyer who is legally eligible to hold Thai land. A foreign individual generally cannot own Thai land directly except under narrow statutory exceptions. We did not find a published Belvedere Rama 3 leasehold structure for foreign buyers, so the ownership route needs to be confirmed before reservation.
