About the project
The Origin Onnut is a completed low-rise condominium on On Nut Road, the Sukhumvit 77 corridor, in Suan Luang. Its defining location feature is road frontage rather than rail adjacency. Origin’s own project page puts On Nut BTS at about 2.3 km, so this should not be presented as a genuine walk-to-BTS address. The practical pattern is a short feeder trip by motorcycle taxi, taxi or shuttle/road transport, followed by the Green Line, or direct driving toward Sukhumvit and the expressway network. That distinction matters to anyone comparing it with projects immediately around On Nut station.
Origin Property developed the project under The Origin brand. The developer describes two eight-storey buildings with 399 residential units in total: 216 in Building A and 183 in Building B, plus three retail units. In other words, it is low-rise in height but not especially small in population. A buyer should therefore compare buildings and positions within the site rather than treating every unit as interchangeable. Proximity to the pool, internal gardens, driveway and shared spaces can matter as much as floor number in a development of this scale.

The original unit programme was unusually concentrated. Origin lists three core layouts: a 21.5 sqm 1 Bedroom Smart Closet, a 26.5 sqm 1 Bedroom and a 34 sqm 1 Bedroom Plus. Secondary-market labels are less consistent. Current agents sometimes market roughly 22 sqm units as studios and some 34–35 sqm units as two-bedroom apartments. That does not necessarily mean the physical plan changed; it often reflects how agents describe compact partitions. Buyers should compare the actual floor plan, title-deed area and room configuration, not rely on a portal’s bedroom count alone.
The project has an unusual sales history. Origin launched The Origin Onnut online in 2020 and announced that the initial release sold out on launch day. Yet in 2026 the project still appears in Origin’s current sale catalogue and its project page continues to accept registrations and viewing requests. At the same time, the stock visible on major property portals is predominantly brokered resale inventory. The public developer pages do not identify which specific units, if any, are still developer-held. For a buyer today, seller identity and the exact unit offered are therefore more important than the old 'sold out' headline or the fact that the project still sits in a developer catalogue.
The building is completed and occupied. Market databases commonly date completion to July 2022, while Origin now presents it as ready to move. A resident activity published by Origin in February 2023 provides further evidence that handovers and occupancy had taken place. One old construction-progress widget on the project website still displays zero values, which is clearly stale and should not be used as a status indicator. Due diligence on a 2026 purchase is about the finished asset: unit condition, juristic-person clearance, ownership documents, seller authority and transfer terms.
Shared facilities cover the standard daily needs of a compact city condominium rather than a resort programme. Origin lists a lobby, co-working area, Co-Passion Space, terraces and pocket gardens, a 25-metre swimming pool, pool lounge, fitness and multi-training zones, Sky Lounge and rooftop garden. Security includes CCTV, key-card access and 24-hour guards. PropertyHub places reception and the meeting/co-working area on the first floor, the pool and gym on the second, and a lounge on the eighth. Those locations are worth considering when judging privacy and potential activity around a particular unit.
Parking deserves explicit attention. Origin states that parking is about 35% including tandem spaces. With 399 residences, that is not a one-car-per-unit proposition. A household that drives every day should ask the condominium juristic person how tandem parking is managed, whether access is first-come-first-served and how full the car park becomes after working hours. Buyers who mainly use rail and ride-hailing may care less, but the 2.3 km BTS distance means they should still price in the first and last part of every trip.
Daily amenities are one of the project’s stronger practical points. Origin quotes People Park Community Mall at roughly 800 m, Big C On Nut at 1.8 km, Bangkok Prep International School at 2.2 km, True Digital Park at 3.8 km and Sukhumvit Hospital at about 4.4 km. This is a mature residential corridor with supermarkets, schools and services, not an isolated edge-of-city site. The trade-off is that the project sits farther along On Nut Road than the most pedestrian-friendly section around the BTS station, so commute quality depends on the whole door-to-station connection.
As of 27 August 2026, the lowest current sale listing we could verify was THB 1.49 million on DDproperty for a roughly 22 sqm unit. That is a secondary-market floor, not a developer price. PropertyHub showed other small-unit asking prices around THB 1.59–1.69 million and materially higher asks for many 27–28 sqm units. The spread is normal for a completed building: floor, outlook, furnishing, tenant status, refurbishment and seller urgency can move the asking price substantially. The useful figure for a project page is therefore a dated lower market anchor, with the selected unit and seller checked separately.
Rental listings provide another reality check without implying a guaranteed return. In August 2026, PropertyHub carried fresh asking rents around THB 12,000–15,000 per month for several 27–35 sqm units, with a listing at THB 18,000 for a roughly 35 sqm unit marketed as two bedrooms. These are asking rents, not executed leases. An investor should build a case from the purchase price of the exact unit, furnishing, management, vacancy, common-area charges and brokerage costs rather than from a headline yield claim.
For foreign buyers, the ownership route is conventional condominium freehold only when the selected unit can be transferred within the building’s foreign quota. Thai rules cap aggregate foreign ownership at 49% of the condominium’s unit area, and the condominium juristic person must certify that the quota is available for transfer. Current portal listings often say 'freehold', but that label does not prove foreign-quota availability for that specific title. The quota letter and required evidence of qualifying foreign-currency remittance should be checked before transfer. If the foreign quota is full, any leasehold or alternative structure has to be assessed as a different legal proposition rather than treated as equivalent to freehold.
The Origin Onnut works best as a unit-by-unit value decision. It offers a finished building, compact layouts, a recognised developer, usable shared facilities and a broad resale/rental market at a comparatively accessible entry point. Its compromises are just as concrete: it is not next to BTS, parking is limited relative to unit count, the homes are small, and resale agents do not use a consistent room taxonomy. Buyers who are comfortable with those trade-offs can compare individual units on price and condition; buyers who need a true walkable station location, generous family space or guaranteed parking should look elsewhere.
