Why this project is worth a look
A defined first phase
Eight numbered houses provide a much clearer purchase target than a broad master-development brand. The later twelve-plot concept should be treated as separate inventory.
A verifiable Ubud address
Penestanan offers a recognisable neighbourhood context, and the original project site links to a specific location pin. That allows a buyer to test access and surroundings rather than rely on a generic Ubud description.
Recent building details
The 13 October construction update distinguishes work underway at A1–A4, A5–A6 and A7–A8. It provides a useful starting point for an inspection, while leaving handover and independent sign-off open.
Private-pool living
A pool attached to each villa changes both the experience of staying there and the maintenance budget. The real benefit depends on outdoor space, privacy and reliable day-to-day servicing.
A wellness-led concept
Saunas, cold plunges and treatment areas are promoted as part of the wider development. They become an asset only once delivery, access rights, charges and operational responsibility are settled.
About the project
The key to understanding Re:Imagined Villas Ubud is to keep the original development separate from its newer namesake. The original phase comprises eight villas, numbered A1 through A8, in Penestanan on the western side of Ubud. Re:Imagined Villas Ubud 2 is promoted as a further development on a different site, with a different choice of plots and home sizes. It is not an alternative name for the same eight homes. By October 2026, the first group is nearing the end of construction, but there is no verified evidence that the entire development has been handed over or is operating as a finished rental property. Buyers should assess it as a specific, nearly completed construction project rather than a fully established resort.

Penestanan gives the development a different setting from central Ubud. It has residential lanes, studios, places to practise yoga and local cafés, with the quieter pockets of Ubud nearby. The developer associates particular plots with views toward rice fields or palm groves, while the October update names a rice-field outlook specifically for A8. A good aspect can make a difference to how a villa feels, although it cannot guarantee control over land beyond the property boundary. Travel times advertised by agents are not a substitute for testing the actual walking route. For a buyer who intends to stay for several weeks at a time, road access, delivery access and evening noise could matter more than a flattering description of the neighbourhood.
The available location evidence is better than a broad Ubud label. Independent property listings and a local map result place the project on Jalan Penestanan Kelod, in Sayan, Ubud district, Gianyar Regency. The project website itself links to a specific Google Maps pin, which supports the coordinates used in this record. A map marker is still a location aid, not proof of cadastral boundaries. It does not establish the area of the leased land, the access easement or precisely where the spa will sit in relation to a particular villa. These details need a site plan matched to the underlying land documents, especially if access relies on a lane shared with other properties.
The two-level layout is intended to provide a self-contained holiday home rather than an apartment in a larger building. The project material shows a two-bedroom, 100-square-metre villa with its own swimming pool, contemporary glazing and Balinese-inspired roof forms. A private pool is an attractive distinction for both personal use and short stays, yet it does not answer whether the outdoor area is comfortably sized or how much of the advertised floor area is genuinely usable indoors. The figure of 100 square metres should not be treated as the land size or a certified net internal measurement. An actual floor plan for the selected villa is needed to see how bedrooms, circulation, storage, terraces and poolside seating work together.
One villa now provides a particularly useful price reference. In a 13 October 2026 update attributed to BaliBenefit, A8 was described as the final villa still being offered in phase one: a two-bedroom home of 100 square metres overlooking rice fields, priced at USD 255,000. This is more informative than a generic “from” figure, since it identifies the plot and the date. It is also more limited. The villa may have been reserved since the announcement, and there is no basis for assuming another villa can be purchased for the same amount. The older USD 226,293 figure remains on developer and listing websites, illustrating why stale advertisements cannot establish present availability or transaction value.
There is a traceable construction story, although the main progress reports originate with the developer. The March 2026 report described seven villa structures completed, roofs finished on five and engineering works started on two. On 13 October the account had progressed to façade work, glazing, pool decking and preparation for furnishing. The update breaks down individual clusters: A1–A4 were still having windows and finishes installed, glazing on A5–A6 was reported complete, and the A7–A8 pools were ready while other finishing work continued. Such specificity makes progress easier to question or inspect, but it is not a substitute for a professional condition report or a handover inspection of the villa being purchased.
The stated target for finishing construction is the fourth quarter of 2026. That is a plan, not a certificate of completion, and the October account itself still lists work to be done. Windows, bathrooms, electrical fixtures, air conditioning, furniture and site fencing all affect whether the property is suitable for occupation. A buyer planning a move or a rental launch needs more than a single “completion” date. It is worth distinguishing practical completion of A8, formal acceptance, delivery of keys, readiness of the shared spa and the legal clearance needed to operate any hospitality service. None of those milestones should be treated as automatic consequences of a promotional target date.
BaliBenefit is clearly involved at the brand level: its corporate website lists Re:Imagined Villas Ubud 1 and 2, while the project site identifies it by name. The contractual structure is less visible. There is no verified public match between this brand, the registered Indonesian entity holding the land interest and the party that will receive payments or guarantee completion. A buyer might face a landowner, a lease-granting entity, a construction contractor and a hospitality operator with separate responsibilities. That arrangement is not inherently improper, but any division of roles must be documented. Brand visibility alone does not tell the buyer which entity can deliver the particular rights described in the sales presentation.
The proposed tenure is a 30-year land lease, together with a marketed priority for a further 25 years. It is a contractual arrangement; it should not be read as outright land ownership or as an unconditional 55-year title. The missing terms are the ones that will matter on a later sale: exactly when the lease started, whether the next term is available at a fixed price, what the owner must do to exercise renewal rights, and whether the rights pass to another buyer. Indonesian land law also recognises registered rights such as Hak Milik and Hak Pakai, with specific eligibility rules. None of that changes the need to examine the underlying title and the signed lease attached to this actual villa.
The developer has publicly stated that a building approval, known as PBG, was obtained. Its second-phase website also provides a link to the government tracking portal in a section discussing phase-one construction. The document itself, its parcel coverage and the named applicant were not independently reviewed. Likewise, no SLF, the building fitness-for-use certificate, has been verified for the villas. An unverified document is not the same as a missing permit; the point is to avoid presenting a developer statement as a government finding. If short-term letting is intended, the buyer also needs to understand the site’s permitted use and the operating permissions relevant to the business that will host paying guests.
The shared wellness concept is ambitious relative to an eight-villa cluster. The original project site advertises a staffed reception desk, café, two saunas, hammam, cold plunge pools, treatment rooms, fire-side seating and rooftop space for yoga or meditation. Those facilities could be meaningful if guests can actually use them consistently and the operating costs are sensible. They should not yet be valued as existing amenities. What is included in the property owner’s rights, which services are charged separately, when the shared building will open and who pays for its upkeep have not been established from binding terms. The distinction matters particularly to a buyer expecting a professionally run retreat experience rather than a standalone home.
The cash-flow story deserves the same discipline. The sales website contains precise projections for occupancy, nightly rates and investment returns, but it does not provide verified operating results for this completed phase. Rental income will depend on bookings, distribution channels, seasonality, maintenance, management arrangements and what is left after paying the costs of a pool villa. A professional operator can help, yet the identity, fee schedule, reporting rights, reserve-fund policy and owner-use rules need contractual confirmation. Another sales-oriented website mentions Betterplace as a prospective manager, but that alone does not establish a signed operating agreement or what package of services is included in the asking price.
For the right buyer, the appeal is tangible: a small number of private-pool villas in an established Ubud neighbourhood, with a named developer brand and a recent, plot-by-plot construction update. The trade-off is equally tangible. A purchase here still involves completion risk, lease documentation that has not been independently checked, a wellness complex whose operating status is unclear and an investment case that depends on future execution. It should be compared with a completed villa on total acquisition cost, remaining lease term, actual running expenses and practical usability—not simply on promotional yield or a headline asking price. A decision becomes much clearer once a numbered plot plan, title evidence, lease draft, permit record and management proposal are examined together.
Ownership format
BaliBenefit markets a 30-year contractual land lease with a stated priority for a further 25-year term. The land title, lease commencement date, renewal price and enforceability have not been established from signed property documents.

Location
- The original phase is identified with Jalan Penestanan Kelod in Sayan, Ubud district, Gianyar. It offers an inland Ubud setting rather than proximity to Bali’s beaches.
- The developer publishes a project-location map pin. It is useful for examining roads and nearby development, but legal site boundaries and shared access rights require the cadastral documents.
- Some plots are promoted for rice-field or palm-grove outlooks; A8 has a specifically advertised rice-field view. A view across neighbouring land should not be treated as a protected property right without supporting evidence.
- The real test of this location is day-to-day movement: getting a vehicle to the entrance, handling luggage and deliveries, and reaching the places a resident actually uses. Published walking-time claims do not resolve those details.

Best for: Suits a buyer seeking a compact, private-pool villa in Penestanan rather than a conventional apartment or a large gated housing estate.; May appeal to an owner who can accommodate final-stage construction, snagging and commissioning instead of requiring an immediately operational property.; Could work as a part-time home with a rental component, provided the lease, operating permissions and management contract support that intention.; Fits buyers willing to evaluate a time-limited contractual lease, including the consequences of renewal terms and eventual resale.; may not suit: Not the right match for someone who needs a handed-over, fully licensed and operating villa immediately.; Unsuitable as a purely hands-off investment justified only by projected returns or a presumed automatic lease extension.; Not appropriate for a buyer expecting direct personal freehold land ownership or a transaction with no additional document verification..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- BaliBenefit is confirmed as the commercial developer brand, but the landholding and selling legal entities, original land title, executed 30-year lease and enforceable 25-year renewal provisions have not been reviewed.
- The developer says a PBG building approval was obtained, but the permit itself and its plot coverage have not been independently confirmed. No SLF or project-specific short-stay operating approval has been verified.
- Descriptions differ: 100 sqm on the primary website and in the A8 update versus 97 sqm on another sales site; an older USD 226,293 quote contrasts with the USD 255,000 A8 offer dated 13 October 2026. Current stock and the actual handover date are unverified.
