Why this project is worth a look
Only four neighbours
The verified four-villa scale is a different proposition from a large serviced complex. It offers potential privacy without establishing that reception, security or resort-style common services will be provided.
A practical bedroom count
Two bedrooms can accommodate a couple, a small family or occasional visiting friends. Anyone needing several permanent workspaces or large-group capacity should read the room plan rather than assume the land area translates into indoor flexibility.
A pool of your own
The stated private pool measures 6 × 2.5 metres, with a terrace and parking also advertised. The benefit brings its own maintenance obligations; it is not the same as having a hotel operator look after shared amenities by default.
A quieter Ubud setting
Sayan puts the project close to the landscape of the Ayung valley rather than Ubud's busiest streets. That trades pedestrian convenience for a more residential rhythm, with road access and travel times deserving attention.
A published map point
The developer provides geographical coordinates, making Eight easier to distinguish from unrelated properties with similar names. They do not identify a cadastral parcel or prove that a land title covers the exact marketed villa.
About the project
Four villas, two bedrooms each, and a location on the quieter Sayan side of Ubud: those are the most useful starting facts about Eight Ubud. Feeels Development presents it as a separate residential scheme in its Bali portfolio, not as a room category at the similarly named Bisma Eight hotel or a phase of one of its Bingin developments. The appeal is relatively straightforward. A buyer gets the prospect of a private villa and pool in an area associated with the Ayung River landscape, without the scale of a large resort. What has not been established is equally important: a small project can still involve complex land rights, shared maintenance, uncertain completion records and a substantial difference between the advertised purchase price and the cost of holding the property. Eight deserves to be judged as a specific house and contract, not as a generic Bali investment story.

Sayan sits within Ubud district in Gianyar Regency. It feels different from staying near Ubud Palace or the busiest restaurant streets: villas in this part of the area tend to make more sense when the resident accepts journeys by road as part of everyday life. The developer positions Eight along the Ayung River and refers to well-known nearby places including The Sayan House, Four Seasons Resort Bali at Sayan, Alchemy and Campuhan Ridge Walk. Those references locate the surrounding lifestyle rather than proving that any particular villa has a river view. Nor do they establish walking distances. Access roads, traffic and the precise entrance matter more than a map's straight-line separation between two attractions. A careful buyer should picture arriving home in the rain, organising deliveries and getting to shops, not only an ideal weekend in Ubud.
The published villa specification is compact but informative. Feeels lists two bedrooms on a 280 sqm plot, an 82 sqm building and a separately described 20 sqm terrace. There is a 6 × 2.5 metre private pool, a parking space and full furnishing according to the project page. That is a useful combination for a couple who occasionally host friends, or for a small family that wants the privacy of its own outdoor space. Yet a land plot is not the same as indoor living area, and a terrace cannot be assumed to be enclosed or air-conditioned space. The detailed furniture schedule, appliance list, waterproofing specification and service arrangements are not publicly evidenced. Those are ordinary but consequential details in a tropical property: they determine how the villa works after the first impressions have faded.
The architecture is marketed as modern Japanese-inspired design. This gives Eight an identity beyond a standard tropical rental house, but the real test lies in how the building performs through Ubud's wet weather, humidity and regular maintenance cycle. Generous glazing, outdoor circulation and a private pool can be enjoyable features, provided drainage, ventilation and upkeep are well managed. It would be easy to read the developer's general statements about technology and durability as evidence of Eight's installed systems. They are not a project-specific technical schedule. Public material reviewed for this dossier does not establish the equipment brands, backup power arrangement, water supply or expected annual upkeep. Neither does it confirm the exact boundary between a private villa's costs and any obligations shared by the four owners.
One unusual weakness is the inconsistency inside the developer's own Eight page. Its headline description and portfolio both say four two-bedroom villas, a point supported by an independent project listing. Further down, however, a table lists five units of one three-bedroom type and one of another. The same six-unit pattern also appears on the developer's ONSIDER project page. It is therefore unsafe to present those three-bedroom rows as an alternative Eight layout or to treat the availability figures in that table as live inventory. Areas are not entirely settled either. The official Eight specification separates an 82 sqm building from a 20 sqm terrace, while an older agent listing gives 86 sqm and newer Indonesian advertisements use 135 sqm of building area. Different measurement conventions may explain some of the gap, but no published plan reconciles them. The registry below retains the official breakdown rather than inventing a total.
Buyers will find more pricing detail on broker portals than on the developer's site. A Rumah123 advertisement last updated on 17 July 2026 listed a two-bedroom Eight villa at IDR 4.6 billion and also quoted USD 260,000. A similar 99.co advertisement showed IDR 4.65 billion, while other international portals advertised USD 260,000. These are asking-price indications, not a verified current developer price list. A listing may remain online after a unit is reserved, a seller may quote a resale rather than a new allocation, and the final amount may depend on tax treatment, included furnishings, notarial costs and the payment currency. No developer-signed unit-by-unit price schedule was available for confirmation. Using the lowest identified asking figure as a budget marker is reasonable; presenting it as today's executable offer would not be.
Completion is the second major source of uncertainty. Feeels publishes a first-quarter 2026 delivery target. Alnair has a second-quarter 2026 date, and an Indonesian sale advertisement describes a 2025 handover. All three dates are historical as of 16 October 2026, but none of the materials examined provides an individual handover certificate or verified evidence that the specific villa on offer is legally ready for occupation. An agent's 'ready' label or an older portal's completion field should not be converted into a construction-status fact. A prospective owner needs to distinguish physical construction, fitting out, legal acceptance and permission for the intended use. These stages may be close together, yet they are not interchangeable. This dossier deliberately leaves the current construction-status field unset rather than selecting whichever listing sounds most reassuring.
What can an overseas purchaser actually acquire? The available listings point towards a contractual long-term land lease rather than direct foreign ownership of freehold land, but the documents needed to confirm the deal have not been reviewed. Alnair describes a 25-year period ending on 31 March 2050 and refers to a further 15-year extension. An Indonesian advertisement markets a 30-year lease. Neither sales statement proves the operative commencement date, whether the extension is an enforceable option, who grants it or what price may be payable. This is especially material for a villa that may be resold years into the term: its remaining right is not automatically the number of years originally shown in an advertisement. Before valuing the offer, a buyer needs to understand which entity controls the land and exactly what can be transferred to the next purchaser.
The certificate labels create another problem that deserves to stay visible. Rumah123 tags the listing SHM, while 99.co marks HGB for what appears to be the same marketed Eight villa. These are different Indonesian land-right categories, not two names for an unrestricted foreign freehold. Under the country's land-rights framework, including Government Regulation No. 18 of 2021 and the implementing ministerial rules, a foreign individual's possible residential rights depend on the asset, the buyer's status and the title involved. A contractual lease is also distinct from a registered land title. The marketing descriptions do not establish the registered holder of this particular plot, the link between that holder and the seller, or the right to be assigned. No ownership claim in this dossier should be read as a substitute for an inspection of the current title and the executed contract.
Feeels Development is a verifiable development brand for Eight: the project's own website and portfolio make that relationship clear. The contracting legal entity is a different question. Publicly searchable corporate directories contain similar names such as PT Feeels Villas Bali, PT Feeels Invest Bali and PT Feeels Loft Ubud. Their existence does not establish that any of them owns the Sayan land or is the party authorised to sell an Eight villa. There may be a legitimate project company behind the brand, but its exact role was not documented in the materials found. The practical consequence is that the name on the purchase agreement, the name on the land rights and the account receiving funds must connect through documents. A persuasive website biography cannot supply that chain of authority, and a broker listing cannot stand in for it either.
Planning and occupancy paperwork matters regardless of whether the villa is intended as a private retreat or a commercial rental. Indonesia's PBG is the relevant building approval, while the SLF concerns a building's fitness for use; neither document was examined for Eight. This is an evidence gap, not a claim that the permits do not exist. Gianyar's published planning information identifies an applicable detailed spatial plan for Ubud, but it is not possible to read the permitted use of the Eight parcel merely from a general district name. An individually identified plot and its authorisations are needed. Short-stay accommodation is also a regulated business activity in Indonesia's OSS classification. Owning a furnished villa does not, by itself, establish permission to operate it as tourist lodging or that a prospective manager holds the necessary approvals for the arrangement proposed.
Rental assumptions should start with operating reality, not the percentage printed beside the project's marketing images. Feeels advertises a 17% return, while an agency advertises its own attractive earnings scenario. These figures are not independently verified net income for Eight. Actual returns would depend on achieved nightly rates, occupancy, booking-platform fees, staff, cleaning, utilities, pool care, insurance where arranged, repairs, taxes and the cost of periodic furniture replacement. There is no reviewed Eight-specific management contract or operating history in the accessible material. This distinction matters particularly to someone buying remotely: a management arrangement may be useful, but it needs a defined scope, reporting method, authority over the owner account and an intelligible fee structure. None should be inferred from a general promise of professional assistance in the developer's FAQ.
For the right household, the underlying proposition may still be attractive: a manageable two-bedroom private villa in a green part of Ubud, with outdoor living space and only a few neighbours. The unresolved items, however, are not minor administrative loose ends. They affect what can be bought, for how long, whether it can be used as intended and what the eventual resale might involve. Eight is a project with enough specific public information to assess the concept, layout and approximate budget, but not enough documentary information to certify the transaction or future income. The sensible comparison is therefore between actual units with their remaining rights, plans and condition—not between projected returns on competing advertisements. Until those documents line up, the strongest conclusion is a qualified one rather than an investment endorsement.

Best for: Couples or smaller households looking for a private pool villa rather than a room in a staffed resort. The two-bedroom layout and Sayan setting may suit a longer, quieter stay, provided the owners are comfortable with road travel and the actual entrance works for them.; Buyers who expect to use the property personally for part of the year and are willing to organise maintenance for the rest. A furnished private villa can support that pattern, but it still needs a credible management arrangement and confirmation that any paying-guest use is allowed.; People who prefer a limited number of neighbours and are happy to assess the upkeep of a small project instead of relying on a long list of shared amenities. Eight's modest scale is a defining characteristic, not evidence of comprehensive on-site services.; Document-led buyers who can compare the actual purchase agreement, remaining land term, floor plan, property condition and costs with alternative Ubud villas. The advertised yield is not a substitute for any of those underlying facts.; may not suit: Buyers who want to walk from their door to the centre of Ubud for most daily errands, or who need resort-style concierge and shared facilities included as a matter of course. Sayan is a different residential proposition.; Investors requiring an audited rental record, confirmed net return or signed operator contract before considering a property. None of those assurances was independently established for Eight in the available information.; Anyone unwilling to investigate conflicting lease terms, certificate labels, delivery dates and the identity of the legal seller before paying a deposit. Attractive design and an appealing asking price do not resolve those issues..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- The developer says four two-bedroom villas, yet its embedded masterplan lists six three-bedroom units and duplicates ONSIDER content. The official 82 sqm building plus 20 sqm terrace does not match the 86 sqm and 135 sqm areas in agent listings. No signed unit plan or authoritative revised masterplan was found.
- Feeels' Q1 2026 handover target differs from Alnair's Q2 2026 and an agency's 2025 claim; completion has not been independently documented. Land terms also conflict: 25 years ending 31 March 2050 with a proposed extension versus an advertised 30-year lease. The executed agreement was unavailable.
- The selling company, landholder, exact parcel and access address were not verified. Agent listings disagree between SHM and HGB, and no Eight-specific PBG, SLF, zoning determination or rental-management contract was reviewed. Coordinates are published by the brand, but not a surveyed parcel plan.
