Why this project is worth a look
Evidence of real use
The homes are presented as completed, and guests have reviewed stays in 2026. Prospective buyers can test the actual property, while remaining clear that hospitality reviews are not evidence of a financial return.
About the project
Sunny Cuddles is a completed, small-scale housing development in Berawa rather than another apartment block carrying the Sunny name. Sunny Development Group describes a collection of 25 two-storey villas, positioned for both private stays and rental use. Guest accommodation is operating on the same site, with reviews from 2025 and 2026. That changes the buying conversation: there is a real property to inspect, and service quality can be judged against lived experience. It does not, however, settle who holds the land rights or what a purchaser will legally receive. Those questions depend on the documents for the particular villa, not the development's completion status.

The address is more precise than the usual 'Canggu, Bali' label found in property advertising. Holiday accommodation listings place Sunny Cuddles at Jl. Pemelisan Agung, Gg. Anggrek No. IV, Tibubeneng, Kuta Utara, Badung, Bali 80361. The developer's project index independently names the street and lane. This is Berawa, a busy part of Canggu shaped by cafés, beach clubs, restaurants, shops and visitor traffic. The developer quotes roughly 700 metres to the beach; treat that as its own location estimate, not as a certified walking distance from every entrance or a guarantee about an easy route at all hours.
The appeal of this address is the ability to stay close to everyday conveniences without booking a conventional resort suite. For some owners, that means being able to walk out for breakfast, work in a nearby café and reach the coast without planning a full excursion. Others may find the area's traffic and commercial activity less appealing than inland villages. Guest accounts have praised the location and on-site staff, while a small number mention plumbing odours or weak water pressure in the home they occupied. Individual reviews cannot establish a building-wide defect. They can still point an inspector towards issues worth testing before exchange and handover.
The naming of the homes varies from source to source. The developer's English project page calls them villas with two levels and a published size range of 60–120 square metres. Its Russian catalogue instead says 70–110 square metres, and some third-party listings use apartment or townhouse terminology. A detailed agency sheet presents 16 one-bedroom lofts of 60 square metres alongside nine two-bedroom townhouses. We have kept the development-wide count at 25 because it is supported by the developer's primary material and its wider holding-company portfolio. The discrepancies in floor area have not been averaged or silently reconciled; a buyer needs the approved layout and measured space for the actual unit.
A one-bedroom loft is the compact option. The plan described by a sales agent has a kitchen-living area and bathroom on the lower level, with the bedroom reached by an internal stair. The appeal is a double-height interior, a terrace and a small private courtyard rather than the conventional separation of rooms in a flat. That arrangement works differently for a person who spends the day at a desk, travels with substantial luggage or finds stairs difficult. Ask whether a stated area includes the staircase, terrace or any outdoor space, and make sure the sales specification and final contract use compatible definitions. The published 60-square-metre figure alone cannot answer those questions.
The two-bedroom homes are a materially different product. Sunny Family, which advertises stays at the development, identifies a two-bedroom Sunny Cuddles villa with a private pool. The same operator also lists distinct one-bedroom mezzanine arrangements, including a darker interior variation. Other sources describe a large pool shared by guests of the complex. It would be misleading to assume that every one-bedroom loft has the same private pool as the larger villa simply because a generic project banner says 'individual pool'. For an investment purchase, exclusive-use amenities and shared amenities create different operating and replacement costs, and they should be identified in the deed or lease attachments.
Communal facilities advertised for the scheme include an outdoor swimming pool, an open-air cinema, a barbecue setting and a bar with a lounge area. The developer also presents furnished interiors with equipped kitchens and air conditioning. These details make the complex easier to understand as short-stay accommodation rather than bare-shell housing. Still, a brochure is not a live inventory. Some facilities may be seasonal, operated by a third party, or subject to the operator's house rules. Before valuing any individual property, an owner needs to know which facilities are included in the service charge, who has authority to maintain them and whether any major replacements are already expected.
A useful distinction here is between evidence of operation and evidence of investment performance. Sunny Family markets the villas to guests, Booking.com carries reviews referring to stays in 2026, and multiple booking platforms recognize Sunny Cuddles at the same address. That is much stronger proof of real-world use than an old progress bar showing construction at 100%. Yet it tells us nothing reliable about an owner's actual annual distributions. The operator's occupancy, booking fees, management costs, maintenance reserves and tax position are not visible from a traveller's review score. A specific unit might perform differently from a neighbouring villa because of its layout, outdoor space or restrictions on personal use.
One branding detail deserves a pause. The developer calls Sunny Cuddles an adults-only community. In contrast, verified guest reviews on Booking.com include stays described by the travellers as visits with young children, and Sunny Family describes a two-bedroom villa as suitable for families and friends. The available evidence therefore does not establish a consistently enforced adults-only policy in 2026. It may be a historical concept, a rule applied only to some bookings, or a changed operating policy. A buyer hoping to market family stays—or to avoid them—should obtain current house rules and the management agreement rather than assume a slogan has contractual force.
Sunny Development Group is the identifiable developer brand, and Sunny Holding carries the same Sunny Cuddles project in its portfolio. The wider brand has developed several properties in Berawa, including projects with very similar names. That is useful context when examining the operator's experience, but it also makes project identity important. Sunny Nine, Sunny Aparts II and Berawa Sunny Village are separate properties; neither their unit numbers nor their lease terms should be imported into a Sunny Cuddles deal. The legal company selling a home, the registered landholder and the person entitled to sign a lease have not been proved merely by identifying the developer's marketing brand.
Older advertisements name the first quarter of 2024 as the intended handover window. The developer now marks the project as complete, and travellers have stayed there since at least 2025. Those are consistent signals that the buildings are in use, not documentary proof that every planning and building requirement has been satisfied. Indonesian building approval, known as PBG, and the certificate confirming fitness for use, SLF, serve different purposes. A Balinsky listing labels the project 'PBG', but it does not expose the permit number or a copy that we could authenticate. We have also not examined the development's SLF, its land-use classification or a unit-specific package of operating permissions.
As of the October 2026 research, the lowest visible asking price is USD 190,000 for a 60-square-metre one-bedroom unit. Ownery published that figure in a listing dated 22 September 2026, and other property portals carry the same entry price. Rise Real Bali displays IDR 3.36 billion and names lofts 4 and 5 as free in its availability sheet; that site says its rupiah figure is obtained with its own fixed conversion rate, so it should not be mistaken for an independently confirmed IDR-denominated contract price. Other agencies still display entry figures closer to USD 250,000. The developer's own current website invites direct enquiries rather than posting a firm public price.
Those differences are not something to solve by taking an average. The quoted homes may belong to different release dates, carry different fit-outs or simply reflect a stale advertising page. Even when two portals appear to offer the same one-bedroom product, neither proves that the villa is still unsold, available to the buyer or free of other commitments. Any meaningful price comparison must be tied to a villa number, a dated written offer and a payment beneficiary. The amount due on reservation, taxes, notarial costs, furniture, management setup and any mandatory charges all belong in that comparison. Historic instalment examples appearing on marketing sites are not a current payment schedule for a completed unit.
The tenure is the largest financial question. The currently marketed structure is a contractual land lease rather than outright ownership of the underlying land. Rise Real Bali refers to a base term of 27 years running to 2052 with a further 10-year extension; Balinsky also publishes a 27-year base term. Ownery uses 25 years, while an older promotional page mentions a 30-year lease. Without the signed land lease, its start date, renewal clause and the seller's authority, it is impossible to tell whether all of these describe the same remaining interest. A renewal option is not the same as an unconditional, prepaid entitlement to another decade. The exit price may fall as a fixed term approaches expiry unless a credible, enforceable extension is available.
Indonesian land law also matters independently of the marketing term 'leasehold'. Hak Milik is the landownership title, which cannot simply be registered in the name of a foreign individual. Hak Pakai is a separate right of use that may be available for qualifying foreign residential ownership in defined circumstances, but its existence elsewhere in Indonesia does not establish that Sunny Cuddles is sold that way. A contractual lease, ownership of improvements and registered rights over land should not be treated as interchangeable. The land certificate, the lessor's legal capacity and the route by which a buyer may transfer or inherit the remaining rights are essential parts of a specific transaction. A company structure is no substitute for checking them.
Short-stay use raises another set of questions. A villa appearing on a booking website shows that someone offers it to travellers; it does not reveal the property's permissions, the license holder or whether a new owner may legally continue the same arrangement. Site zoning, building approval, a fitness-for-use certificate and the authorisations appropriate to the rental activity need to be checked against the property and operator. Their absence from public listings is not evidence that the documents do not exist. Equally, the presence of positive guest reviews should never be presented as documentary clearance for rental operations. The contract should specify who is accountable if the operation must be changed or interrupted.
The hospitality side may be attractive, but returns deserve a separate calculation. Promotional pages have circulated ambitious yield and payback scenarios, sometimes alongside promised occupancy levels. We did not find signed commitments that would make those investment results guaranteed for a present-day buyer. More useful evidence would be owner statements over a representative period, gross booking revenue, platform deductions, staff costs, pool and garden maintenance, repair spending, taxes and actual cash paid to the owner. A management fee expressed as a percentage means little until its base and exclusions are defined. Personal-use blackout dates, permission to appoint a different operator and reporting rights can also materially change the value of the villa.
For a buyer who wants to use the home occasionally, Sunny Cuddles offers an established Berawa address and an unusual two-level format. The smaller loft is easier to understand as accommodation for one person or a couple, while the larger villa provides more space and a separately advertised pool. For someone buying purely for resale or long-term income, the unanswered lease terms, permit documents and true sale inventory matter far more than a projected return. The development can reasonably be described as built and operating. It cannot yet be described as a legally verified investment with a secure extension, fixed income or a confirmed all-inclusive purchase price. The final decision belongs at the unit and contract level.

Best for: A solo resident or couple seeking a furnished two-level home in the Berawa area, rather than an apartment tower.; A buyer who values inspecting completed accommodation and can evaluate the restrictions of a finite contractual land lease.; An investor prepared to examine actual owner statements, the remaining tenure and operating permissions before pricing rental income.; Anyone requiring direct, indefinite freehold title to land should not mistake the offered lease for that right.; The public record does not support a guaranteed income, a fixed renewal entitlement or a fully confirmed turnkey investment proposition.; Families and buyers seeking a consistently adults-only environment should establish the actual house rules because the marketing and guest record conflict.; may not suit: .
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Published tenure terms conflict: Rise Real Bali and Balinsky give a 27-year base term, Rise also mentions a possible ten-year extension, Ownery says 25 years, and older marketing says 30. No executed lease or priced renewal clause was reviewed. Balinsky labels the project PBG, but no permit number or copy was authenticated. The SLF, land-use designation, short-stay operating permissions and identity of the actual selling legal entity also remain undocumented here. The developer reports 25 homes while Balinsky reports 20, and published sizes differ between 60–120 and 70–110 sqm. Adults-only marketing also conflicts with guest reviews describing stays with children.
