Why this project is worth a look
A live hospitality operation
Secana already accepts short and extended stays, so an owner can investigate the guest service and condition of a particular unit rather than relying only on projections. Actual owner statements and the scope of management still need to be requested; a functioning reservation system is not evidence of a particular investment return.
Homes with different rhythms
An 84 sqm mezzanine loft suits a very different routine from a three-storey pool villa accommodating family or friends. The range broadens the project’s appeal, but each unit type brings its own privacy, upkeep and potential owner-use considerations.
An identifiable Berawa address
The property has a published street address close to Berawa Beach, giving buyers a clearer location reference than a generic Canggu label. What a resident sees and hears remains unit-specific: proximity to a rooftop venue or a particular view should be assessed during an inspection.
Services on the doorstep
Fitness and recovery facilities, co-working, restaurants and staffed guest services make the property easier to use without managing everything independently. Access rights and operating costs are contractual questions, however, so the amenity list should not be mistaken for an all-inclusive ownership entitlement.
About the project
Buying at Secana Beachtown means considering an interest in a running coastal resort, not subscribing to an off-plan villa launch. Visitors already book rooms and houses here, while the resort also advertises monthly and longer residential stays. That operating history is useful: an interested buyer can inspect how the shared areas actually work, what the guest experience feels like and how a particular villa is maintained. It also shifts the questions that matter. Construction timetables are no longer the primary uncertainty; the outstanding legal interest, resale documentation, management agreement, unit-level running costs and owner-use rules carry more weight. A furnished home with a pool inside a hospitality complex is not automatically equivalent to an independent house with unrestricted use of its land.

The address places the property on Jalan Pemelisan Agung, beside the Pantai Berawa road in Berawa, within Tibubeneng village, North Kuta, Badung. Both the developer and the resort describe immediate proximity to Berawa Beach. That is a meaningful lifestyle distinction from developments that use the broader Canggu name while sitting much farther inland. It should not, however, be read as a promise of unobstructed ocean views across the whole estate. Some apartments look towards the surrounding urban area; selected villas face either the sea or the mountains. A buyer assessing a resale should review the exact orientation, access route, pool privacy and relationship to the communal spaces rather than assuming that a general beachfront description tells the entire story.
Mirah Investment & Development presents the scheme as 58 pool villas together with 32 loft apartments, making 90 residential units. The residential inventory sits alongside dining venues, a rooftop pool club, a gym and wellness facilities, places to work and a staffed hospitality operation. The resort side is part of the property’s character, not an occasional amenity. It serves guests staying overnight as well as people using the premises over longer periods. For someone who values being able to exercise, work, eat and receive housekeeping without organising separate providers, this is attractive. For someone wanting a secluded house in a purely residential street, the shared circulation, guest arrivals and public-facing venues require a more careful look.
Four core accommodation formats appear on the developer’s project page. The 84 sqm loft has a mezzanine bedroom over a tall living space, with a proper kitchen and dining area; it is a very different home from the three-storey 254 sqm Beachtown House. That smaller pool-villa category is described with three bedrooms by the developer and marketed in flexible two- or three-bedroom configurations by the resort. A 315 sqm three-bedroom Luxury Villa adds further living space and its own pool. The Signature Villa is the four-bedroom flagship. Mirah’s sales presentation assigns it 430 sqm, while the hospitality website calls it 445 sqm. These figures may reflect different measurement conventions or unit specifications, but neither explanation has been documented. A signed unit schedule is the only sound basis for resolving the difference in an actual purchase.
The current guest catalogue includes one more format that needs careful interpretation: a one-bedroom pool-villa stay, advertised at 173 sqm. The operating description speaks of guests having access to only part of a multi-level villa. This confirms a way to book accommodation, not a separately registered 173 sqm property that can be bought on the resale market. The distinction matters if a broker presents the guest menu as a list of available investments. Room categories, ways to configure bedrooms and individually transferable legal units are not necessarily the same thing. Prospective buyers should therefore match any advertised unit to its original acquisition documents, exact floor plan and identifiable legal interest.
As a physical development, Secana is clearly in operation. Mirah says it began taking reservations in September 2023, whereas a later company article describes its launch in early 2024. Those statements could describe separate operational milestones; neither should be substituted for an occupancy certificate or a unit-specific handover record. The resort maintains its own booking and long-stay channels, and Mirah currently points readers to resales. That provides a much firmer basis for judging the everyday product than an artist’s impression. It does not show the maintenance history of every unit, prove the land title or establish that each owner can leave the management programme whenever they choose. An established resort can have ongoing commitments that are invisible on an accommodation page.
The pricing picture is narrower than the accommodation range might suggest. Mirah does not publish a fixed entry price; enquiries are required. In public resale catalogues a four-bedroom, approximately 430 sqm villa is advertised from USD 1 million, with an offer dated August 2026. Another intermediary labels its Secana resale loft-apartment section sold out while maintaining a villa listing. This does not establish that every apartment is unavailable, nor does it guarantee that the advertised villa remains on the market today. Historic launch prices for lofts circulate on property websites, but they are not a current buyer quotation. It would be misleading to put those old figures beside an active villa offer and call the lowest figure a verified starting price for the project.
There is a genuine advantage to investigating a completed hospitality property: some rental history ought to exist. A buyer can ask for owner-level statements rather than extrapolating from a planned nightly rate. Meaningful analysis separates bookings and gross receipts from management fees, booking-channel charges, cleaning, utilities, furnishing replacement, pool upkeep, repairs and the taxes borne by the owner. A high room rate does not automatically translate into a high net return, especially for a large villa. Nor is a company’s projection a contractual guarantee. Before treating the home as an income asset, establish whether rentals run through a pooled programme, who controls pricing, how revenue is allocated, how long the operator’s appointment lasts, and how many nights the owner may use without a charge or restriction.
A second important question is whether the owner of a sale unit receives an independently transferable interest in the premises or a contractual position within a larger land arrangement. Indonesian law distinguishes Hak Milik, the strongest form of land ownership generally not available to foreigners directly, from Hak Pakai, a regulated right of use, and Hak Guna Bangunan, a right to build held under defined conditions. A private long-term lease is another arrangement altogether. A resale intermediary describes Secana offers as leasehold with a stated end date of 9 April 2060 and discusses a further 30-year extension. The underlying agreement, title documents and renewal obligation were not available for review. Those advertised terms cannot be assumed to apply to every loft and villa, still less treated as an automatic right to the additional years.
Foreign-buyer eligibility is consequently a property-specific legal matter, not something the resort branding settles. Indonesian regulations impose conditions according to the land right, buyer status, property classification and, where applicable, minimum acquisition values. A company holding a right to develop land does not make a foreign individual the registered owner of that land. A buyer should have the land records and transaction documents reviewed by an independent Indonesian professional, together with the identity and authority of the seller. If a transaction involves assignment of an existing lease, a company interest or a separate registered unit, the risks, taxes and transfer mechanics can differ substantially. The public materials examined do not confirm which route is available for any specific Secana listing.
Operating status should not be confused with a public verification of all planning and building approvals. Indonesia distinguishes the building approval known as PBG from the certificate of fitness for use, SLF; the applicable property and tourism permissions are another question. We could not verify original project-specific copies. A Tibubeneng village administration notice from October 2025 records discussion of a traffic-impact assessment concerning Hotel Secana Beachtown, but a meeting record is not an approval or a finding of non-compliance. Buyers considering tourist rentals need to understand which licensed entity provides accommodation, whether that activity is compatible with the property’s approved use and whether the management contract allows the proposed rental arrangements. An online booking button is evidence of commercial activity, not a substitute for those documents.
The surrounding beach environment offers both convenience and extra responsibilities. Regular maintenance of outdoor surfaces, pools, furniture and equipment matters especially close to the sea. The visible communal facilities may improve a guest’s stay, but their operating costs, access rules and future refurbishment funding can affect an owner for years. Ask for actual service-charge statements, the reserve for larger repairs, past special assessments, inventory at transfer and any unpaid balances attached to the property. Also establish how a change of operator would be handled and whether shared venues can alter their business hours or admission policies. These details seldom feature in resort brochures, yet they shape what it feels like to own a unit rather than rent it for a few nights.
Secana Beachtown can make sense for buyers who want a beachside base with resort conveniences, or an existing hospitality asset whose performance can be examined before purchase. The loft and pool-villa formats appeal to very different occupants and may carry different restrictions and cost profiles. Buyers who prioritise complete control, extensive quiet or direct land freehold should approach the project with more caution. For anyone considering a resale, the most useful next step is a document pack tied to one identifiable unit: seller authority, the actual transferable right and remaining term, unit plans, operating agreements, recurring charges and records of rental income if an investment case is being made. The completed resort is tangible; the transaction still has to be proved.
Unit types & sizes
A mezzanine bedroom sits above the double-height living room, with a kitchen and dining area below. This is a suite within the shared building, rather than a stand-alone pool villa. The published area describes the accommodation type, not a surveyed resale unit.
Get floor plans and current pricesThree levels, a private plunge pool, outside seating and a complete kitchen. The operator markets flexible two- and three-bedroom use; the legally defined layout of a particular sale unit needs checking against its plans.
Get floor plans and current pricesA three-storey villa with its own pool and a generous open living and dining area. Ocean-facing and mountain-facing views are described for the category, but must be verified for the unit being sold.
Get floor plans and current pricesThe largest villa class has three levels, four bedrooms, separate living and dining space and a private pool. The developer states 430 sqm while the operating resort lists 445 sqm, so the individual unit schedule matters.
