Why this project is worth a look

A home with grounds

Each planned villa has its own pool and garden rather than a shared corridor and a common swimming deck. That offers a different kind of privacy, alongside real responsibilities for landscaping, maintenance and repairs.

About the project

Flower Estates is a presale community of detached garden villas in Nuanu Creative City, on Bali's Tabanan coast. Its proposition is different from buying an apartment in a resort building: the buyer is paying for a private house, a pool and planted outdoor space, with a wider cultural and lifestyle district beyond the gate. The development is marketed by 618 Development as Flower Estate and by Nuanu as Flower Estates. Both names describe the same twenty-home scheme, not two separate phases. The current lineup comprises sixteen two-bedroom villas and four with three bedrooms. The project is still under construction, so the transaction needs to be assessed as an off-plan purchase rather than a transfer of a completed home.

The strongest reason to consider the address is its position within Nuanu itself. Nuanu Creative City occupies roughly 44 hectares near Nyanyi beach, with art spaces, a school, leisure venues, food and wellness facilities forming part of its wider programme. Some amenities operate now, while others belong to plans for different developments and future phases. A villa owner should not assume that being inside Nuanu makes every venue free, guarantees a school place or provides unlimited use of facilities. The more useful questions concern actual access, membership charges, opening hours and whether the places a household expects to use will be functioning at handover. For a rental investor, those details also shape what can genuinely be offered to guests.

Within Nuanu, the sales materials place Flower Estates in the Golden Mile neighbourhood, immediately behind Parking 3. That is a meaningful orientation point, but it is not a registered plot address for each villa. The developer uses Jl. Pantai Nyanyi, Beraban, Kediri, Tabanan as its general location. We could not establish independently published parcel boundaries or an exact georeferenced point for Flower Estates, so a pin at the centre of Nyanyi would create misleading precision. The layout of the particular home, its approach from shared parking, pedestrian access and neighbouring plots all deserve attention before choosing between the available units.

The houses take their architectural cue from European orangeries, interpreted for a tropical setting rather than copied literally. Large glazed openings join the living area to a pool and a private garden; natural materials and extensive planting carry the concept through the rooms. Each home is associated with a different signature plant, which could give the development more individual character than a row of identical rental villas. It also creates real ownership work. Large windows raise questions about heat, privacy and cleaning, while dense landscaping means irrigation, drainage and maintenance will matter well beyond the first viewing. Anyone considering extended personal stays should look closely at the actual room dimensions, ventilation and weatherproofing specification rather than relying on the architectural imagery alone.

The practical choice is between two- and three-bedroom houses. Nuanu Real Estate publishes an internal area range of 106–135 square metres. The two-bedroom version is described by an independent sales listing as 106 square metres with two bathrooms, a private pool and garden; the three-bedroom configuration is listed at 135 square metres. Plot areas are less consistent: one agency gives 265–347 square metres across the project, whereas the Nuanu partner material mentions approximately 256 square metres for a two-bedroom home. These figures may relate to different lots or measurement conventions, and they should not be averaged. A buyer needs the numbered plan, a clear distinction between interior and land area, and a surveyed plot plan for the unit actually being reserved.

Promotional materials describe proposed shared gardens, a flower shop, juice bar, tea lounge, outdoor fire and barbecue space, and walking paths. The children's play area is also mentioned within the wider Golden Mile plan, rather than independently verified as part of the villa compound. Security is marketed at both the development and district levels. Parking, however, is described as shared at Parking 3, with internal shuttle connections, rather than automatically belonging to every villa. That is a lifestyle detail worth understanding in person: it changes how groceries, luggage, visitors and everyday car use work. The same material describes planned electric-vehicle facilities. Buyers should distinguish existing infrastructure from future promises and establish which shared areas, services and ongoing charges will be written into their agreement.

Construction has begun, according to Indonesian reporting from March 2026 that identifies Flower Estates among Nuanu's active sites. The published dates describe different milestones: the developer's portfolio targets construction completion in Q1 2027, while Nuanu's public catalogue and partner materials target buyer handover in Q3 2027. Those dates could coexist, but the programme connecting construction, inspections and transfer to buyers is not publicly explained. The Nuanu handover target can therefore be reported as Q3 2027, never as a guaranteed possession date. Contract terms should define the handover standard, documentary proof of completion, remedies for late delivery and the condition of common facilities, rather than referring vaguely to a marketing deadline.

The available prices also come from several versions of the offer. Nuanu Real Estate currently presents an indicative entry point of IDR 9 billion and makes clear that payment is in rupiah; its partner portal uses a USD 500,000 starting figure and a USD 500,000–590,000 project range. The developer's website still shows presale pricing from IDR 8.1 billion, while press coverage in March used a lower starting amount than today's Nuanu listing. Those figures should not be blended into a fictitious average or treated as equivalent currency conversions. The relevant figure is the written quote for an identified lot, with its currency, validity period, furniture specification, taxes and transaction costs stated separately. A general assurance that furniture and taxes are included cannot replace that breakdown.

Nuanu's partner material proposes a refundable USD 5,000 reservation deposit followed by instalments of 30%, 30% and 40%, linked respectively to the first payment, structural completion and handover. It is an advertised schedule, not one we have verified against a signed agreement. Refundability depends on the actual reservation terms, including when the deposit is credited or forfeited. The definition of structural completion matters just as much as the percentage: the buyer should know who certifies the milestone and what happens if work is delayed or differs from the agreed specifications. The public brand is clearly 618 Development, but the exact contracting and payment-receiving entities for a specific villa have not been verified.

Ownership calls for even greater care. Some Nuanu marketing says 'freehold for foreigners', while the developer's own portfolio limits freehold availability to Indonesian citizens. Indonesian land law does not permit a foreign individual simply to take Hak Milik, the ownership title to land, in their own name. One broker instead describes a corporate HGB route through an Indonesian foreign-investment company, or a long lease with extensions. Those may be materially different transactions: a shareholding in a company, a registered land right held by that company and a contractual lease are not interchangeable. No title extract, corporate documents or complete lease has been independently reviewed for Flower Estates, so the form of ownership should remain unresolved until the selected lot and buyer structure are documented.

Rental plans should be treated as another decision, not as an automatic feature of purchasing here. Marketing materials circulate return and payback projections, but there is no verified rental operating history for these unfinished villas, and projected revenue says little about net income after management, utilities, insurance, cleaning, garden and pool upkeep. A brokerage listing mentions OXO Living as a manager; we have not seen an operator agreement proving that arrangement or setting its fees and personal-use restrictions. The same brokerage claims the construction approval known as PBG has been issued, yet no project-specific number or certificate was available for inspection. Nor have we reviewed an SLF occupancy certificate or the applicable land-use confirmation. Their unverified status should not be misstated as an absence of permits. They are simply essential pieces of the purchase file still to be established.

Home types & sizes

Two-bedroom garden villa

Sixteen of the twenty homes follow the smaller configuration. A sales listing describes two bathrooms, a private pool and an indoor living area opening to the garden. The individual lot plan, land boundaries and measurements need to be supplied for the villa being offered.

Three-bedroom garden villa

Four villas are advertised in this larger layout. The additional bedroom can make longer family stays easier, but bathroom count, individual plot area and a confirmed current quote for this exact configuration remain to be checked against unit documents.

Best for: A household planning longer stays in Bali could appreciate a self-contained home, its own pool and the chance to use amenities elsewhere in Nuanu. The smaller layout may be enough for a couple or young family, provided the actual room sizes work and any school arrangements are researched independently. An unfinished home also requires flexibility about moving dates.; Buyers who regularly host relatives or friends have a reason to inspect the limited three-bedroom selection. The extra room could change how comfortably the house works, but sunlight, neighbour exposure, pool orientation and the actual survey of the land will probably matter more than a few square metres on a brochure.; An owner hoping to split time between personal use and holiday letting may find the Nuanu setting worth examining. That strategy should be built around verified land use, rental permissions, an actual management contract and expenses after cleaning, maintenance, utilities and tax. A sales projection is not an operating record.; People who value landscaping and domestic architecture over a hotel-style apartment complex are close to the intended audience. The concept is strongest for someone prepared to maintain a living garden, rather than expecting a maintenance-free purchase.; This is a poor fit for someone who needs a ready-to-occupy house and a dependable move-in date. Construction is ongoing and the published handover quarters are inconsistent.; It also cannot satisfy a foreign individual looking for direct personal Hak Milik ownership of Indonesian land. The marketing language does not alter the law, and any corporate or lease alternative needs separate legal review.; Buyers requiring a proven net rental yield or the immediate ability to take short-stay bookings should be cautious. Neither the completed building documents nor a verified operating and licensing package has been reviewed.; may not suit: .

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • Project count: current 618 Development and Nuanu listings show 20 villas, but Indonesian press reports from March 2026 referred to 28. No signed revised master plan or definitive lot inventory has been reviewed. Schedule: 618 Development targets construction completion in Q1 2027, whereas Nuanu targets buyer handover in Q3 2027. The intervening steps, binding contract date, acceptance criteria and late-delivery remedies have not been reviewed. Ownership and approvals: 'freehold for foreigners' does not identify the legal title or rights holder. No lot-specific land title, lease or corporate structure, PBG, SLF or zoning document has been inspected, and the contracting seller's legal entity remains unverified.
