Why this project is worth a look
Destination-led setting
The villas sit within Nuanu's cultural and lifestyle environment rather than depending on the appeal of an isolated street. Whether that setting delivers repeat rental demand remains a commercial question, not a guaranteed outcome.
About the project
Origins is being sold as a collection of 18 pool villas inside Nuanu Creative City, but the crucial feature is not simply the address. Nuanu's real-estate partner describes a hospitality-led scheme intended to operate as one boutique hotel. That puts Origins in a different category from a standalone holiday home that its owner can occupy, maintain or rent out entirely at will. Anyone looking at a villa here needs to understand the hotel arrangement alongside the floor plan and the land agreement.

The proposed product is small enough to have a distinctive identity: nine two-bedroom villas, five three-bedroom homes and four larger riverside villas with four bedrooms. Bali Baza Development and Nuanu present these as parts of the same Origins development. The alternate names Origins Nuanu and Origins by Bali Baza identify that collection, not additional construction phases. Nuanu contains several other real-estate developments with different developers and contractual arrangements; their tenure and services should not be projected onto Origins.
Its setting is Nyanyi on Bali's west coast, within Beraban village, Kediri district and Tabanan Regency. Nuanu itself publishes a Jalan Pantai Nyanyi address, and the Origins marketing refers to a site inside the wider creative-city grounds. No publicly verifiable plot number or cadastral map was found for the villas. That matters because a general location pin can show where the neighborhood begins without establishing the precise land being leased to an individual buyer.
Nuanu is already an active arts, education, wellness and entertainment destination, with public events and visitor facilities as well as ongoing development. A future Origins guest could value the opportunity to spend time in that environment without commuting from another part of the island. Still, proximity is not a contractual service. Admission arrangements, resident privileges, opening hours and the future mix of venues may change. A buyer also needs to consider that an event-oriented district is not necessarily silent at night, whatever the brochures say about tranquility.
Origins uses an architectural language that its promoters call soft brutalism: substantial forms softened by timber, stone, landscaping and large arched openings. The homes are planned around private pools and places to spend time outdoors, including rooftop areas. The point is not only visual appeal. Outdoor space influences how a group of guests uses the villa, while the number of bathrooms, additional pavilions and staff accommodation will affect both running costs and maintenance requirements. The published renderings do not establish final materials or the practical feel of each completed plot.
The developer lists built areas of approximately 127 square metres for the two-bedroom format, 268 for three bedrooms and 293 for four. A separate Origins sales page supplies more precise figures of 127.7, 268.7 and 293.2 square metres. Those numbers appear to describe building area rather than verified internal net living space. They should not be treated as a promise about the usable area of bedrooms, or as an explanation of whether terraces and auxiliary accommodation have been included in the total.
The distinction between the three layouts goes beyond size. The two-bedroom villa is proposed as an intimate private-pool stay with a garden and rooftop lounge. The three-bedroom type adds more room for families or larger parties and is shown with staff accommodation. In the four-bedroom riverside configuration, a separate guest pavilion and an enlarged pool create a more flexible arrangement for mixed groups. Nuanu's partner material supplies the proposed nine/five/four split, although a unit-specific plan remains necessary to confirm which rooms and auxiliary buildings belong to each sale lot.
The planned hospitality operation deserves early attention. Promotional material describes a single hotel-managed collection providing reservations, guest services, technical maintenance and periodic owner reporting. The concept is attractive to someone who does not want to run a villa business personally. It is also a potential restriction. An owner's right to occupy the property, decline the manager, approve rental rates, make improvements or terminate the service agreement cannot be inferred from a service brochure. Those rights are defined by the contracts and by the regulations governing the premises.
Bali Baza Development is consistently named as the developer by both the company and Nuanu. The company's website identifies PT Bali Baza Development, but that alone does not establish which legal entity will be named in a buyer's land lease, villa construction agreement or management contract. The Nuanu partner page also uses the description 'shareholder' for Nuanu Creative City without publishing the related shareholding documents. Ownership of the underlying land, the role of any project company and the recipient of purchase payments must therefore be established separately.
Both the developer and Nuanu currently give the second quarter of 2027 as the intended handover period. An older agents-only Bali Baza page had cited Q3 2026, a reminder that the published timetable has moved. Nuanu's partner page places full hotel-operator launch at the end of the third quarter. These dates are not interchangeable. The first refers to delivering the built product; the second implies a functioning commercial operation, with staff, systems, bookings and compliance arrangements in place. Rental income cannot reasonably be budgeted from the handover quarter as though every villa would immediately operate at a mature occupancy level.
There is meaningful evidence of actual building activity, but the public record is not up to date enough to verify the precise progress today. A May 2026 construction report attributed to the developer describes foundation work on several villas and the start of structural works on Villa 1. It is a stronger indication of construction than a generic project status tag. It does not, however, prove how far all 18 houses had progressed by 16 October 2026. One marketplace labels Origins 'completed' in April 2026, which conflicts with both the reported works and the current developer handover target; that label should not be used as evidence of occupancy readiness.
The company says that it has secured PBG, the building approval used in Indonesia's current system. A dated announcement republished on Balinsky gives the reference SK-PBG-510206-13082025-001. This is a useful identifier rather than proof that the permit has been independently inspected. No accessible copy of the approval or official project-specific registry response was reviewed. SLF, the separate certificate relevant to a building's fitness for use, was also not reviewed. Neither construction progress nor an advertised completion date establishes that an SLF exists.
Lease tenure is the principal unresolved legal issue. The recently indexed English developer page advertises a 35-year lease until 2062 and a 20-year extension; other live developer pages still describe 27 years until 2052 plus a 30-year extension. Nuanu's project page gives a different schedule again: 25 years, an additional 20 years said to be guaranteed, and a further ten years of priority. This is too significant to explain away as a minor marketing inconsistency. The start date, remaining term, renewal price, counterparty and assignability of the lease must be read from the actual land and transaction documents.
Indonesian law distinguishes a land right from a contractual lease. In particular, a statement about an Indonesian freehold title does not mean that a foreign individual can simply register the land in their own name. Rights such as Hak Milik or Hak Pakai and arrangements under a private lease have different legal consequences. Origins is offered as leasehold; no verified legal file was available to identify the current registered titleholder or the entire chain of rights below the proposed villa contract. The buyer should not have to rely on English marketing shorthand to work out what is being acquired.
Pricing offers a second example of why a brochure must not be treated as a live inventory system. A more recently indexed developer page showed a starting price of IDR 10.63 billion on 16 October 2026, while other versions of its own website still said IDR 9.18 billion. Nuanu's public partner catalogue retained earlier dollar-denominated starting figures. The figures indicate the order of capital required; they do not identify a specific unsold villa or state its complete acquisition cost. Furniture, taxes, lease registration, operating setup and the treatment of future fees all require transaction-level confirmation.
The advertised payment alternatives include paying in full, a 50% deposit followed by 25% after six months and 25% at handover, and a separate offer beginning with 30% and quarterly payments thereafter. Nuanu's partner description also mentions a USD 5,000 reservation deposit described as refundable. Without the booking agreement, there is no reliable way to establish what makes that deposit refundable, how long the reservation is valid or which party must hold the funds. A staged payment plan should be assessed against actual construction milestones and the remedies available if delivery is delayed.
The investment case is not established by the projected percentage returns published in sales material. Origins has no independently verified hotel operating history, and its management expenses have not been tested against actual rental statements. Occupancy, seasonality, distribution-platform fees, operator remuneration, repairs, utilities, furniture replacement and tax treatment all affect the amount that eventually reaches an owner. The hotel's commercial performance will also depend on pricing strategy and the success of the wider Nuanu destination. Promotional income estimates are therefore scenarios, not performance records.
There is a credible lifestyle appeal for extended families or groups: separate bedrooms, private pools, flexible outdoor areas and access to a developing mix of cultural and educational facilities. It would be a mistake, however, to assume that being close to an international school gives a family enrollment rights, or that a hospitality villa can be occupied by its owner for unlimited stretches of the year. The appeal is strongest for buyers comfortable with the service-led model and willing to examine how personal use interacts with the rental calendar.
An eventual resale would depend on more than the look of the villa. The unexpired lease term, the right to transfer the contract, restrictions imposed by a hotel operator, the maintenance record and demonstrable net earnings are likely to be central to a later buyer's assessment. A long-term extension can be valuable only if its conditions are enforceable and its costs known. Without those details, projected appreciation is not a sound substitute for analysing exit terms.
Origins has enough documented project characteristics to warrant a detailed review: a clear identity, a specific Nuanu location, a verified design mix and consistent current handover target. It does not yet have a publicly reconciled legal and commercial package. The lease versions, final contracting entities, unit-specific price, current site progress, approvals and hotel operating agreement are the material pieces still needed. Until then, it should be understood as a hotel-oriented villa development under construction rather than an operating asset with predictable returns.
Unit types & sizes
The smallest option, with a private pool, outdoor seating and an upper lounge as part of the proposed layout. It is the obvious format to examine for couples and smaller visiting groups, although the final sleeping arrangement and exact amount of enclosed space matter more than the headline area. Other sales pages display 127.7 or 132 sqm, which may reflect different measurement conventions.
Get floor plans and current pricesDesigned for larger parties, with added room for staff support and a more layered indoor-outdoor plan. A specialist listing describes one bedroom downstairs and two upstairs, but a plot-specific drawing is needed before relying on this arrangement. The developer's 268 sqm headline differs from some brokers' figures; neither establishes verified net internal floor area.
Get floor plans and current pricesThe flagship layout is marketed around a riverside setting, a larger pool and a separate guest pavilion. Those elements could create useful separation between visiting families or groups. Riverside views, setbacks, permitted use of the auxiliary building and the actual plot boundaries should be established for the numbered villa, not assumed for the whole four-bedroom category.

What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Published lease descriptions conflict as of 16 October 2026: the newer Bali Baza English page says 35 years to 2062 plus 20, another developer version says 27 years to 2052 plus 30, and Nuanu describes 25 years plus 20 with ten more years of priority. No executed lease or underlying title was reviewed. The developer's more recently indexed starting price was IDR 10.63B, while another page still advertised IDR 9.18B and Nuanu retained earlier US-dollar figures. Area conventions also vary across listings. Current unsold-unit inventory and the all-in price for a specific villa remain unverified. PBG is reported under reference SK-PBG-510206-13082025-001, but the permit itself, SLF, parcel title, exact parcel coordinates and operator agreement were not reviewed. The available construction reports do not establish the completion percentage of all villas in October 2026.
