Why this project is worth a look
Inspectable, not promised
The building has been operating since 1997, so a buyer can inspect the apartment, corridors, pool, parking and the street around it instead of underwriting a future delivery. The trade-off is age. Plumbing, electrical systems, lifts, waterproofing, façades and any major capital works deserve more attention than they would in a recently completed condominium, and we did not find the juristic person's engineering or reserve-fund records in public sources.
Useful room sizes
The official municipal study places unit sizes between 58 and 87 sqm, and the current 58 sqm sale listing is arranged as two bedrooms and one bathroom. That can suit a household or home-office buyer who finds newer compact units restrictive. Size alone is not enough, however: renovation quality and owner alterations can make two apartments with the same registered area feel materially different.
A real local catchment
Vajira Hospital, university facilities and everyday retail already exist around the property. The address therefore has a practical reason to work even before the future rail line opens, particularly for buyers whose daily life is centred on Dusit. That should not be turned into a guaranteed rental-demand claim; achieved rents and vacancy still depend on the apartment's condition, furnishing and lease terms.
Future rail, not current
PP19 Vajira Hospital is a genuine station on the Purple Line southern extension, but it remains under construction in 2026. The current MRTA programme gives November 2030 as the planned opening date for the line. A buyer can treat that as a potential accessibility upgrade, but not as an operating MRT connection when judging today's commute or today's asking price.
Unit-level diligence wins
Resale stock does not come with one developer price list or one legal package. The two visible sale units differ substantially in asking price, and both are labelled Thai quota on FazWaz. For a foreign buyer, the key questions sit at unit level: foreign-quota availability, title and encumbrances, existing tenancy, renovation history, unpaid common charges and the juristic person's confirmation needed for transfer.
About the project
Dusit Avenue is an established resale condominium in Wachira Phayaban, Dusit rather than a launch-stage development. A Bangkok Metropolitan Administration study records the property as a six-storey, 198-unit condominium completed in 1997, and current FazWaz project data matches those core figures. That changes the due-diligence priorities. There is no construction schedule to underwrite and little value in reading launch-style promises; the buyer can inspect a real building, but needs to pay much closer attention to the specific unit, the condition of common systems, maintenance history and the condominium juristic person's records. In a building of this age, the quality of past upkeep can matter more than the original specification.
The unit sizes are one of the project's clearer differentiators. The municipal study gives a 58–87 sqm range. Current market inventory includes a 58 sqm two-bedroom unit and a 78 sqm two-bedroom unit, while rental listings show that the same floor area can appear with different internal arrangements. That is a useful warning against treating today's portal labels as the original developer's unit schedule. Renovations and owner alterations are entirely plausible in a condominium completed nearly three decades ago. A serious buyer should therefore reconcile the title-deed area, the physical layout and any renovation history for the actual apartment instead of assuming that every 58 sqm or 78 sqm unit is identical.

The address sits in an older institutional part of central Bangkok rather than a tower cluster built around a rail interchange. Current sale listings locate Dusit Avenue at 123 Ratchawithi Road in Wachira Phayaban, while OpenStreetMap-based mapping places the building at 13.78003, 100.50724. Vajira Hospital, Navamindradhiraj University and Market Place Dusit are close enough to shape daily life around the property. Existing rail is less immediate: DDproperty describes Sirindhorn station on the Blue Line at roughly 1.6 km, while FazWaz gives Bang Phlat at about 1.4 km. For a resident today, buses, taxis, driving and the neighbourhood's walkable institutions matter more than a station entrance at the front door.
That rail picture is not static. PP19 Vajira Hospital station is under construction on the southern extension of the Purple Line, beneath Samsen Road in front of Vajira Hospital. The official construction site was still documenting station works in 2026, and the Mass Rapid Transit Authority's current implementation plan points to November 2030 for opening of the line. Property portals already display the future station in distance calculations, which can easily make an unfinished line look operational. The distinction matters: future PP19 may materially improve accessibility, but it should not be priced or described as a service available to a resident today.
Public sales stock was very limited when checked on 16 September 2026. FazWaz showed two sale units: 58 sqm at THB 5.5M and 78 sqm at THB 9M; the lower-priced 58 sqm listing was also refreshed on PropertyHub on 15 September 2026. Two asking prices are not a building valuation. Renovation quality, floor, outlook, furnishings, tenancy and legal status can easily explain a wide spread between individual apartments. Both current FazWaz sale listings are marked Thai quota, which is particularly important for an overseas buyer. A project-level 'freehold' label does not prove that a foreign buyer can register the chosen unit in his or her own name; the building's foreign-quota position has to be confirmed for that unit at the time of transfer.
Ownership format
Units in a Thai condominium can be transferred as freehold, but a foreign buyer may register freehold only while the building remains within the statutory foreign-ownership ceiling of 49% of the total unit area. The two current Dusit Avenue sale listings found during this review are marked as Thai quota, so foreign-quota availability must be confirmed with the condominium juristic person for the specific unit before purchase.
Unit types & sizes
This is the unit currently setting the lowest visible asking-price anchor: a sixth-floor apartment at THB 5.5M, refreshed on PropertyHub on 15 September 2026. FazWaz gives the same 58 sqm, two-bedroom, one-bathroom layout and marks it as Thai quota. The listing also states that the unit is tenant-occupied until 1 June 2027, so the lease and transfer arrangements need to be reviewed as part of the purchase.
The second visible FazWaz sale unit is a 78 sqm, third-floor apartment asking THB 9M, with two bedrooms and two bathrooms. It confirms that the building contains larger two-bedroom configurations as well. The listing is also marked Thai quota, so a foreign buyer should not assume that the unit can be transferred into foreign freehold without a separate quota check.
The municipal study confirms a project-wide size range of 58–87 sqm but does not provide the original developer unit schedule. The cards above are real configurations visible in 2026 resale inventory, not a reconstructed launch brochure. In a 1997 building, individual apartments may have been reconfigured, so bedroom and bathroom counts should be verified against the actual unit and its documents. A 2020 Bangkok municipal study instead places the project on Sang Lok Road, so the legal address should be reconciled against the unit title and condominium juristic-person documents before transfer.
- The OpenStreetMap-linked building record places Dusit Avenue at 13.78003, 100.50724 and ties the coordinates to a specific building footprint. That is suitable for neighbourhood mapping, but it is not a substitute for cadastral or title identification.
- Market Place Dusit is shown at roughly 100–120 metres by property and mapping sources, while DDproperty places Vajira Hospital at about 500 metres. These are the most immediate daily-use anchors around the building.
- There is no operating rail station at the entrance today. DDproperty puts Sirindhorn on the Blue Line at roughly 1.6 km, while FazWaz identifies Bang Phlat at about 1.4 km. The difference reflects portal routing and station choice, so both figures should be treated as approximate rather than as a surveyed walking distance.

- Floor count conflicts across sources. The municipal study, FazWaz and several current project catalogues say six floors, while DDproperty's building table and the OpenStreetMap record count seven levels. The main field uses six because that is the value in the official municipal study.
- The street address is inconsistent. The municipal report and Hipflat place the property on Sang Lok Road, while current DDproperty sale listings and business records use 123 Ratchawithi Road. Ratchawithi is used as the practical navigation address here; the legal address should be checked against the selected unit's documents.
