Low-rise in the core
A single eight-storey building is a different proposition from the high-rise towers that dominate much of inner Sukhumvit. It can suit buyers who want to stay near Nana and Asok without living in a very large vertical community. The trade-off is that outlook and privacy become highly unit-specific: a lower-floor apartment facing a nearby building is not equivalent to a higher or more open-facing unit even when the floor area is the same.
Inspect what exists
Because the project is completed and occupied, buyers can judge the real building rather than a future promise. Walk the corridors, ride the lifts, look at the pool and gym, visit at different times of day and listen for traffic or neighbouring noise. That kind of inspection is particularly valuable in a resale building where the condition of an individual apartment may differ materially from the original brochure.
Compact city layouts
The original mix covers studios, one-bedrooms and two-bedrooms up to 71.30 sqm. It is fundamentally urban housing for singles, couples and smaller households rather than a large family compound. Smaller layouts can keep the absolute purchase price below larger inner-Sukhumvit units, but a buyer should test storage, work-from-home needs, kitchen use and furniture placement instead of relying on bedroom count alone.
Resale details decide
Current listings vary by price, size, condition and quota label. A foreign buyer needs to verify the selected unit's foreign-quota eligibility before assuming that an attractive asking price can be transferred in their name. Title, seller identity, condominium debt clearance, included furniture and handover condition are all unit-level issues that can matter more than the development's headline specifications.

Venio Sukhumvit 10 is a completed low-rise condominium tucked into Sukhumvit Soi 10, between the Nana and Asok sides of central Bangkok. The development is a single eight-storey building with 162 residential units. Ananda's original brochure lists a site of about 1 rai 0 ngan 53 square wah, two passenger lifts and 68 parking spaces. That scale matters: this is not a multi-tower compound with hundreds of facilities and long internal walks. It is a compact city building where the individual unit's floor, orientation and immediate outlook can matter more than the overall master plan.
The original unit mix runs from studios of 23.20–25.75 sqm to one-bedroom homes of 27.75–40.56 sqm and two-bedroom layouts of 49.30–71.30 sqm. The brochure illustrates, among other examples, a 25.75 sqm studio, a 33.80 sqm one-bedroom and a 53 sqm two-bedroom. Resale advertisements do not always line up perfectly with those sample layouts, which is normal in a secondary market where agents may round areas or classify altered spaces differently. A buyer should therefore rely on the title and registered area of the specific unit rather than the marketing label alone.

Sources split the completion date between late 2017 and 2018: FazWaz records December 2017, while Home.co.th and PropertyHub use 2018, and the project disclosure reproduced by Home.co.th originally anticipated completion in January 2018. The exact historical month is less important to a 2026 buyer than the practical consequence of buying an existing asset. You can inspect the actual apartment, common areas, noise, views and building condition before committing, but you also need resale due diligence on the seller, outstanding common fees and transfer documents.
The development is commonly marketed under Ananda Development, while the project disclosure reproduced by Home.co.th identifies Helix Co., Ltd. as the project owner; PropertyHub describes Helix as part of the Ananda group. That distinction is worth keeping straight without overcomplicating it. In today's resale market, the contracting seller is usually the registered owner of the individual unit, not the original development group. The title, seller identity and authority to transfer should be checked for the actual apartment being purchased.
The amenity program is relatively straightforward. The official brochure places the swimming pool, garden, lobby, mail area, lift hall, restroom, laundry room and some parking on the ground floor, additional parking in the basement, and a garden on the roof. The project material also shows a fitness room. Buyers who mainly want a central address and a usable pool-gym-garden package may find that sufficient. Buyers comparing Venio with newer large-scale projects should be aware that the building does not offer the breadth of club facilities now common in some recent Bangkok launches.
Several project databases show a common-area fee around THB 90 per sqm per month and a sinking-fund benchmark around THB 900 per sqm. Those numbers should be treated as reference points rather than a bill automatically payable by a new owner. In a resale transaction, ask the condominium juristic person for the current common-fee rate, a no-debt certificate and confirmation of whether any one-off sinking-fund contribution has already been paid for the unit.
The resale market remains active in September 2026. FazWaz shows a one-bedroom asking price of about THB 4.7M for a 26 sqm unit, while DDproperty carries current listings from roughly THB 5.68M upward depending on size, floor and condition. The THB 4.7M figure used on this page is therefore a lower observed asking-price anchor, not a promise that any unit can be bought at that level. Foreign buyers also need a unit-specific ownership check: live listings in the building include both Foreign Quota and Thai Quota labels.
Location is the strongest practical reason to consider the project. Ananda's own launch-era material quoted approximately 650 metres to Nana BTS and 750 metres to Asok BTS. Walking distance will vary with the station exit and the route used, but the broader point is clear: the building sits inside the Sukhumvit core rather than on a feeder road far from rail. Asok also gives access to the MRT at Sukhumvit, while the Benjakitti Park area lies to the south. The useful question is not whether the address is 'central' in the abstract, but whether it shortens the buyer's real commute, errands and social trips enough to justify the price of an inner-Sukhumvit location.
Parking deserves a separate look if a car is part of daily life. The original brochure states 68 parking spaces for 162 residential units. That figure alone does not tell a buyer whether spaces are assigned, how full the car park becomes at night or how guest parking is handled. A car-dependent owner should ask for the current condominium parking rules and visit in the evening when occupancy is easier to judge. A non-driver may care much less, although parking arrangements can still affect the apartment's appeal to future tenants.
For a foreign purchaser, the building should be treated as a standard Thai condominium where freehold ownership depends on the current foreign quota. Thai rules cap foreign ownership at 49% of the aggregate condominium unit area in the building. That is a building-wide limit, not a promise attached to every listing. Before making a material payment, the buyer should confirm that the selected unit can be transferred into foreign ownership and that the condominium juristic person can issue the quota documentation required for registration. A listing tagged Thai Quota should not be assumed to become foreign-transferable simply because the seller or agent is willing to negotiate.
A resale inspection should also go beyond finishes and furniture. In a building that has been operating since around 2017–2018, buyers can evaluate how the lifts, pool, corridors, façade and other shared systems are being maintained rather than guessing from renderings. Inside the apartment, check air-conditioning, plumbing, windows, moisture, electrical points and the exact inventory that will remain after transfer. If the unit is tenant-occupied, the existing lease, tenant deposit and vacant-possession date should be reviewed before signing a purchase contract.
The most useful way to think about Venio Sukhumvit 10 is therefore not simply as 'an Ananda project' but as a specific completed building in which the quality of the purchase is highly unit-dependent. The project facts are clear enough: one building, eight floors, 162 units, compact layouts, pool, fitness room, gardens and an inner-Sukhumvit address. The decisive work starts after that: quota, outlook, noise, condition, building charges, parking, seller documentation and price. Two apartments with the same bedroom count can be materially different purchases once those details are compared.
Ownership format
A qualifying unit can be held freehold by a foreign buyer within the building's 49% foreign-ownership quota. The selected unit still needs a current quota check and the condominium juristic person's supporting certificate for the transfer.
