A genuinely small scheme
Seventy-five apartments in one eight-storey building is modest by Bangkok condominium standards. That can mean a more intimate residential environment and a simple building layout, but it does not automatically mean low ownership costs. The real budget still depends on common fees and the ongoing cost of operating the pool, automated parking and other shared systems.
Flexible extra room
The three larger unit families introduce a separate multipurpose room. For a resident who works from home or needs storage, it can change the usefulness of a compact apartment more than a small increase in open-plan living space. It should still be judged from the actual floor plan rather than treated as a full second bedroom.
Ladprao without a tower
The development offers access to the Ladprao and Chatuchak transport network without placing the buyer in a very large high-rise project. Lat Phrao MRT is quoted at roughly 950 metres and Big C Extra Ladprao at about 700 metres. The location is urban and practical, but it is not the right fit for someone whose priority is stepping directly from the lobby into a rail station.

The official brochure presents the older Gladden Square as a previous development and Sphere as a separate new project, while the physical site, 75-unit count and eight-storey configuration are specific to Sphere.

Lat Phrao MRT station is quoted at about 950 metres from the project. That is close enough for rail to be part of everyday life, but it is not a doorstep-station condominium. A walk of roughly a kilometre may be fine for some residents and inconvenient for others in Bangkok heat or heavy rain. The project includes a shuttle service, yet a buyer should still assess the ordinary journey without assuming a private shuttle will always run at the same frequency or timetable advertised during sales. The address works best for someone who wants access to the Ladprao and Chatuchak transport network and is comfortable with the final stretch inside the soi.
The common facilities are concentrated on three levels rather than spread across a large podium. The ground floor combines the lobby, social seating, mailboxes, a delivery area and part of the parking provision. The second floor contains a shared workspace. The eighth floor carries the principal leisure amenities, including the pool, fitness area and rooftop terrace. For a 75-unit building, this is a focused package rather than a resort-style amenity list. That can be a positive for buyers who want useful shared spaces without paying to maintain an oversized clubhouse, although actual operating costs still depend on how the building is managed after completion.
Parking is stated at around 40% of the unit count, excluding tandem spaces, and project materials also describe an automated parking component for 15 cars plus an EV charger. This matters in Bangkok because a general parking percentage is not the same thing as a guaranteed personal bay. An owner who expects to drive every day should check the rules for the specific unit: whether parking is allocated, first-come-first-served, rotational, or subject to a separate building policy. With fewer parking spaces than apartments, purchasing a unit should not be interpreted as automatic entitlement to a permanent space.
Apartment sizes run from 25 to 36.8 sqm. The entry-level one-bedroom plans are around 25–25.5 sqm, while the larger products add a multipurpose room and extend to 36.8 sqm. That extra room should not be treated as a second bedroom without looking at the plan: its dimensions, ventilation, access and intended use are different. For remote workers, owners with sports equipment, occasional guests, or simply people who do not want a desk inside the bedroom, the flexible room can nevertheless be more useful than a few extra square metres added to an open living area.
Early project materials show enclosed kitchens in sample layouts and a furnished handover concept. For an urban condominium this can reduce the amount of work required before moving in or preparing the unit for a tenant. The sales presentation, however, is not the final specification for every remaining apartment. The legally relevant package is the schedule attached to the selected unit’s contract: finishes, furniture, appliances, permitted substitutions and any smart-home components need to be checked there. A showroom can demonstrate the intended product, but it should never be used to fill gaps in the written handover specification.
The project’s current public starting price is THB 2.39 million. That is a more useful reference today than the THB 2.09 million launch pricing reported in 2024, because the official project page still displays THB 2.39 million as its entry point when checked in September 2026. Even so, a “from” price is not evidence that the cheapest apartment is available. PropertyHub showed no active sale or rental listings for the project on the check date. The practical conclusion is to treat THB 2.39 million as a public anchor only; live developer stock, floor, view, size, furnishing package and legal ownership form must be confirmed for the particular unit.
The original brochure targeted completion in Q1 2026, and current property directories classify the development as completed in 2026. What is missing from the open material reviewed is a separate public completion or condominium-registration announcement with handover details. That does not justify treating the building as unfinished, but it does change the due-diligence question for a ready unit. A buyer should verify the current legal status of the condominium, the title position of the selected apartment, the identity of the seller and the mechanism by which ownership can be transferred. A directory’s completion year is useful context; transferability is established by transaction documents.
Foreign ownership needs the same unit-level discipline. Thai condominium law allows a foreign buyer to register a unit in freehold only while foreign ownership remains within 49% of the aggregate unit area of the registered condominium. No live foreign-quota breakdown for Gladden Sphere Ladprao 15 is publicly available. A foreign buyer therefore should not assume that every unsold or resale unit is eligible for foreign freehold. Gladden Sphere is therefore a fairly specific product rather than a universal Bangkok choice. Its appeal lies in a small building, a Ladprao location, one-bedroom layouts and the option of a separate flexible room within the larger plans. The trade-offs are equally visible: there are no genuine two- or three-bedroom formats in the published mix, the station is close but not at the door, parking supply is limited relative to the number of units, and current public stock is thin. The project makes sense when the exact apartment, price and ownership route fit the buyer’s use case—not simply because the marketing description says “near MRT.”
