Older project profiles still describe Lat Phrao MRT on the Blue Line as the nearest rail option and quote a distance of roughly seven kilometres. Those directions pre-date the Yellow Line and are no longer the useful reference point they once were. Current local property data places the condominium about 0.6 km from Mahat Thai station on the Yellow Line. For a small inner-soi development, that materially improves day-to-day access and makes the project less dependent on a car or a motorcycle taxi for the full trip to rapid transit.

The building sits inside the residential street network between Lat Phrao 93 and Lat Phrao 101 rather than directly on the main road. Open address records place it at 246/13 Soi 9, Khlong Chaokhun Sing, Wang Thong Lang, Bangkok 10310, while route descriptions show access through Lat Phrao 101 Yaek 19 and back towards Lat Phrao 93. This type of location can be quieter than a frontage site, but the final approach matters. A short distance to rail on a map does not automatically mean the walk feels equally convenient at night, in heavy rain or when carrying shopping, so the access route is worth testing in person.

Facilities are appropriate for a 50-unit urban condominium rather than resort-scale. The published set includes a swimming pool, gym, garden area, parking, key-card access, 24-hour security and CCTV, with some profiles also mentioning an on-site shop. Buyers should treat that list as a starting point for inspection, not as a quality score. Almost eight years after completion, what matters is how the pool, gym equipment, lifts and corridors are maintained, whether parking works for residents in practice, and whether the juristic person has enough resources to keep common areas in good condition.

Open project data lists the common-area fee at THB 40 per sqm per month and the sinking-fund contribution at THB 500 per sqm. These figures are useful benchmarks, but a resale buyer should confirm the current rates and any outstanding balance directly with the condominium juristic person. In an established building, the size and health of the reserve fund can matter more than the original one-off contribution. Major repairs, façade work, pumps, security systems and other shared equipment eventually become real ownership costs even when an individual unit is in excellent condition.

Current portals display studios across a wider size band and at higher asking prices as well. One-bedroom and two-bedroom units may appear only intermittently. The sensible comparison is therefore unit against unit: same layout, similar floor, similar condition and comparable furniture package before price per square metre is treated as meaningful.

The developer is identified as Soken Development Group Co., Ltd., an active company behind the wider The Cube condominium line. Soken's own website describes the condominium business as having been established in 2011 and now highlights newer projects in the series. The current portfolio no longer maintains a dedicated page for this particular older development. That is not unusual for a completed resale building, but it shifts the documentary focus away from developer marketing and towards the condominium records: the unit title deed, juristic-person documents, foreign-quota certificate, no-debt certificate and the seller's authority to transfer.

Foreign ownership needs to be checked at unit level. Thai condominium law allows qualifying foreign buyers to own units freehold within the building's 49% foreign-ownership quota by total unit area. The condominium juristic person must certify that the foreign share remains within the legal limit for transfer. Some current listings are labelled as foreign-quota units, which is useful for screening, but a portal tag is not the legal evidence used at the Land Office. The available quota and the selected unit's transfer status should be reconfirmed before money is committed.

It suits buyers who value a low acquisition threshold, a small completed building and access to the Yellow Line more than a large amenity package or a new-development sales programme. Its main trade-off is exactly what comes with a mature resale asset: the project itself is known, but each apartment can differ sharply in maintenance, fit-out, seller motivation and legal readiness. Two units in the same 50-home building can be very different purchases, so the final decision should be made on the actual title, condition and total ownership cost rather than the project name alone.
