Developer material quoted roughly 50 metres to the station, while a completed-building review measured the walk at about 70 metres to an entrance. Either way, this is not a project that relies on a vague neighbourhood label; rail access is part of the day-to-day location proposition. Because the building is operating already, a buyer can inspect actual traffic noise, lift waiting times, common-area upkeep, views and the precise condition of the unit rather than buying a future promise.
The project owner disclosed on the official site is MJD Residences Co., Ltd., a company within the Major Development group. Final project information shows a 30-storey tower with 332 residential units plus one office-commercial unit on a site of roughly 1 rai 3 ngan 7 square wah. The developer's disclosure also identifies the underlying title deeds and construction permit. Those details matter because early preview articles carried preliminary numbers that later changed. There is a genuine completion-date discrepancy in the public record. Major Development's archived construction timeline, Home.co.th, PropertyHub and a 2020 review of the finished building point to completion in 2020. DDproperty labels the development as completed in 2021, and some live listings use specific 2021 months. Rather than smoothing that conflict away, this dossier treats 2020 as the main completion reference and leaves the difference visible. For a resale transaction, the more important documents are the registered condominium information, the individual unit title, the seller's ownership history and the juristic person's debt-free certificate for the unit.
The apartment mix is deliberately compact. Original and completed-project sources show studios around 30.15–30.29 sqm, one-bedroom homes of roughly 30.15–35.14 sqm, two-bedroom layouts with one bathroom around 50.63–54.46 sqm, and two-bedroom layouts with two bathrooms around 56.61–60.40 sqm. Current resale portals do not always classify the 30 sqm plans in the same way: a unit that one source calls a studio may be marketed elsewhere as a one-bedroom. That is why the floor plan, registered area and actual partitioning should carry more weight than the listing label when comparing units.
Parking is one of the numbers worth reading before a viewing rather than after it. Project sources publish 158 spaces, around 47% of the 332 residential units. A buyer who drives every day should ask how parking rights work for the specific unit, whether spaces are fixed or shared, and how visitor parking is handled. The tower has three passenger lifts and one service lift according to completed-project sources. Those details are ordinary, but they become meaningful in a 30-storey building when you are comparing a high-floor unit with a lower-floor alternative.
The amenity programme is spread vertically through the tower. Ground level contains the arrival, landscaped and shared-living areas; parking occupies floors 2–6. Pocket terraces are documented on floors 10, 15 and 20. A major amenity deck sits on the 24th floor, where current project databases place the pool, gym and sauna area, while rooftop facilities include a garden, barbecue space, outdoor theatre and a stargazing deck. This is more extensive than the single podium pool found in many urban condominiums. It also means management quality matters: owners are collectively paying to maintain multiple layers of common space rather than a minimal facility package.
Pet ownership is one of the project's clearest differentiators. Major Development's own disclosure states that pets are allowed subject to the condominium juristic person's rules. Third-party databases add size and species limits, but those descriptions are not fully consistent with one another. A sensible buyer should therefore treat MARU LADPRAO 15 as a genuinely pet-permitting building, while still requesting the latest house rules before signing. The current rules on weight, number of pets, use of lifts and pet areas are more important than a launch brochure written years ago.
The market in 2026 is primarily resale rather than developer stock. Home.co.th marks the project as sold out by the developer, while PropertyHub and DDproperty show an active pool of sale and rental listings. At the research date, DDproperty's asking-price range starts at roughly THB 4.1 million, and PropertyHub shows a 30.15 sqm unit around THB 4.15 million. These are asking prices, not a project-wide tariff. Floor, view, fit-out, tenant status, foreign-quota eligibility and seller motivation can move the number materially. Two-bedroom listings in the current market appear from roughly THB 8.2 million and extend higher. Asking rents also span a wide range, with smaller units around the high teens or low THB 20,000s per month and larger two-bedroom homes around THB 40,000 and above. Those figures are useful for market context, but they should not be turned into a promised yield without checking an actual unit and actual operating costs.
Published ongoing common-area fees are THB 65 per sqm per month. Specialist project databases also list an original sinking-fund contribution of THB 650 per sqm. In a resale purchase, that historic sinking-fund figure should not automatically be added to the acquisition budget; the buyer needs to establish what has already been paid, whether any additional contributions are outstanding, and whether the juristic person will issue the required debt-free documentation for transfer. The practical cost of buying is therefore broader than the headline listing price and may include transfer-related expenses, refurbishment, furniture and any unit-specific arrears or agreed seller-buyer allocations.
For a foreign buyer, MARU LADPRAO 15 follows Thailand's standard registered-condominium framework. Foreign nationals can own a condominium unit outright only while the building remains within the statutory foreign-ownership ceiling of 49% of the aggregate unit area. The available quota has to be confirmed for the selected unit at the time of transfer. A current advert that says 'Foreign Quota' can be useful evidence for that particular listing, but it does not mean every unit in the building is permanently available to a foreign freehold buyer.
The project works best when its real characteristics match the buyer's routine: a finished urban tower, immediate rail access, pet-permitting rules and a substantial common-area programme. Its limits are equally visible. Regular unit sizes stop at about 60 sqm, parking is materially below one space per home, and resale units vary in condition and furnishing. The right way to compare MARU LADPRAO 15 is therefore unit by unit: check orientation and noise, inspect common areas, confirm parking arrangements, read the latest pet rules, verify foreign-quota availability where relevant, and review the seller's documents.
