Chewathai Hallmark Ekkamai–Raminthra is a completed low-rise condominium on Nuanchan Road in Nuan Chan, Bueng Kum. It is a straightforward two-building scheme rather than a multi-phase township: both buildings rise eight storeys, with 210 residences in Building A and 203 in Building B, for 413 units in total. The site covers 4 rai 2 ngan 6.8 square wah and the published residential sizes run from 25.16 to 37.91 sqm. That simplicity matters when comparing the project with larger Bangkok compounds. There are no separate residential towers with different completion dates or radically different product tiers to untangle. The current Chewathai project page reports 100% progress for structure, architecture, MEP and interior works as of December 2025, while 2026 rental listings show occupied or ready-to-occupy homes in the project. It can therefore be assessed as a finished asset rather than an off-plan construction promise.

The project company named in Chewathai's primary materials is Chewathai Estate Company Limited, a joint venture associated with Chewathai and Japan's Nippon Steel Kowa Real Estate. Chewathai's corporate disclosures consistently identify the Ekkamai–Raminthra scheme as that joint-venture development. The official brochure goes further and names Chewathai Estate as the land owner, with land-title and registration references for the site. For a buyer, the useful point is not the branding of the partnership itself; it is that the project company, land and development structure can be traced through primary documents. Even so, corporate provenance does not replace unit-level due diligence. The title of the selected condominium, any encumbrances, the transfer package and foreign-quota availability still have to be checked for the exact unit being bought.

The unit mix is unusually focused. All four published categories are one-bedroom layouts: 25.16–26.12 sqm for the standard One Bedroom, 30.07–30.67 sqm for One Bedroom Exclusive, 33.42–34.29 sqm for One Bedroom Extra and 37.64–37.91 sqm for One Bedroom Plus. There is no published studio, two-bedroom or three-bedroom range in the main fact sheet. That makes the target household fairly clear: a single resident or a couple who wants a separate bedroom without paying for family-scale floor area. Independent project reviews also describe closed kitchens across the main layouts, which can be a practical advantage for frequent cooking in a compact apartment. The difference between roughly 25 and 38 sqm is meaningful, though. In the smallest homes, storage, furniture dimensions and the exact door-and-window layout will matter more than the generic one-bedroom label, so the actual unit should be inspected rather than selected by type name alone.

The common-area programme is more extensive than the compact unit sizes might suggest. Chewathai lists the Hallmark Pavilion, lobbies for both buildings, co-working space, a Creative Pod for live or streaming use, a private meeting room, Terrace Lounge, clubhouse, pool-view fitness room, Vacation Pool, play yard, jogging track, laundry, vending area, delivery collection area and EV charging. Independent reviews help explain the arrangement: most indoor amenity functions are concentrated on the ground level of Building A, each building has its own lobby and mailbox area, and the main pool and fitness functions sit around a separate clubhouse between the residential buildings. This is a sensible mix for people who work partly from home or want usable common space beyond a lobby. The trade-off is that Building B residents will naturally cross the shared grounds more often to reach several of the larger amenity rooms.

Parking is a more important constraint than the amenity count. The developer publishes 153 spaces, equivalent to about 37% of the 413 residences before tandem parking is counted: 38 spaces in Building A, 46 in Building B and 69 outside the buildings. That ratio deserves attention because this part of Bueng Kum remains strongly road-oriented. Bangkok's Pink Line is operational, but Khu Bon station is not at the project gate; specialist location reviews have placed it at roughly 4 km from the development. Project marketing also references planned Brown and Grey Line stations, yet a buyer should not price today's home as though those future connections were already an operating walk-to-rail advantage. The established mobility case is the road network, including access towards Chalong Rat Expressway, Pradit Manutham, Kaset–Nawamin and Raminthra. A household that expects one or two cars should ask how parking rights and overnight allocation work in practice before committing.

Nuan Chan sits in a suburban-urban belt between Kaset–Nawamin, Raminthra and the Pradit Manutham corridor. Chewathai's location material names Central EastVille, Crystal Design Center, The Crystal Ekkamai–Raminthra, HomePro, major food markets, international schools and hospitals such as Navavej, Synphaet Ramintra and Phyathai Nawamin among the surrounding destinations. This is not central Sukhumvit in a walk-everywhere sense, and it should not be sold as one. Its appeal is a different urban pattern: lower-rise residential surroundings, sizeable retail and service destinations reached by road, and comparatively direct access to northern and eastern Bangkok corridors. For someone commuting every day into the CBD, peak-hour travel should be tested at the times that actually matter. For someone whose work, family or daily routine already sits around Raminthra, Lat Phrao, Kaset–Nawamin or the eastern side of Bangkok, the location can be much more coherent.

Price history also needs a date attached. The 2024 launch campaign advertised units from THB 1.89M. A May 2025 specialist review quoted a THB 2.19M starting point. In 2026, Chewathai again published an offer from THB 1.99M, and Home.co.th showed the same starting figure in a project profile updated on 27 February 2026. The main Chewathai fact sheet currently rounds the project to a THB 2–3M price band. We therefore use THB 1.99M only as the lowest current public anchor, not as guaranteed stock. In a completed project, promotional units, remaining floors and furniture packages can change faster than the static fact sheet. Before comparing deals, ask for the exact unit number, building, floor, registered area, included furniture and appliances, final net price, transfer costs and confirmation that the advertised price applies to that unit.

For a foreign buyer, the relevant ownership route is condominium freehold within Thailand's foreign quota. The statutory cap is 49% of the aggregate unit area in a registered condominium, and the condominium juristic person must confirm the foreign proportion for a qualifying transfer. Chewathai's public materials do not publish a live foreign-quota balance for this development, so freehold cannot be promised for every remaining unit simply because the project is a condominium. If a specific home is outside available foreign quota, any alternative contractual structure should be examined separately rather than treated as equivalent ownership. The advantage of assessing this project after completion is that the legal check and the physical inspection can happen together: the buyer can see the actual apartment, test the common areas, review the documents and confirm quota status before a large payment is made.

Ownership format

A foreign buyer may hold condominium freehold within the statutory foreign quota, capped at 49% of the aggregate unit area in a registered condominium. Quota availability must be confirmed for the selected unit before transfer; the project does not publish a live foreign-quota balance.
