NovAsia therefore uses the townhouse category only because it is the closest available taxonomy label and makes the semi-detached format explicit in the subtype. That distinction matters to a buyer. The real questions are how the shared boundary is built, how much side space each lot has, whether parking works as advertised and how private the house feels in daily use—not which portal category happened to be selected for the listing.
The core house specification is unusually consistent across the stronger sources. A typical home provides about 209 sqm of usable space over two floors, with three bedrooms, three bathrooms and a separate multipurpose room that can work as an office, guest room or additional sleeping space. Two parking spaces are planned at the front. Detailed listings also repeat a roughly six-metre frontage, three-metre ceilings and a double-wall separation between paired houses. Current FazWaz inventory shows plots of approximately 149.6–151.2 sqm, so this is a space-efficient product: the internal area is generous relative to the land holding. Current agent listings place The Chilled shopping centre roughly 350 metres away, while project data puts Pattaya railway station at about 1.9 km. The same live listings quote roughly 3 km to the motorway, around 4 km to Central Pattaya Beach and about 4.6 km to Central Pattaya. Those figures are useful for understanding the location, not for promising travel times; Pattaya traffic can change the journey substantially. The underlying advantage is straightforward: groceries and daily services are close, and central Pattaya is a short drive rather than a distant cross-city trip. The trade-off is equally clear. Someone who wants to walk to the beach, restaurants and nightlife from home will find this location less natural than a central condominium.
Shared amenities are deliberately modest. Project pages consistently mention security, CCTV, parking or a controlled entrance and a small communal garden; a large clubhouse or project swimming pool is not part of the reliably supported facility set. The houses themselves have more noteworthy practical infrastructure. Detailed current listings describe three-phase 30/100A electricity, EV charging capability up to 22 kW, a water tank and pump, internal high-speed network provision and under-building termite treatment. Some of those items may be delivered as a sales package rather than as permanent project specifications, so the handover list for the chosen home matters. Multiple recent agent listings also advertise no monthly common-area fee. That may be accurate for the homes currently being sold, but it creates an obvious management question: if security, CCTV and shared landscaping continue, who funds and administers them once the development is fully sold? The answer should come from current project documents, not an advertisement.

Several near-identical homes are being marketed for purchase, but the public sources do not provide a dependable rental history for Glam Boonsampan 6 or verified project-level occupancy data.
