The developer legal entity is not verified and similar Rungrueang names appear across numbered phases. That makes the individual title package more important than the estate brand. The decisive documents are the land title, seller identity, plot boundaries, registered rights and evidence that the physical house matches what is being transferred.

About the project

Rungrueang Village is an established low-rise housing estate in Nong Prue, East Pattaya. Major property platforms place completion in January 2009, and several independent project profiles point to a community of about 250 homes. This is therefore a mature resale neighbourhood rather than a new launch. A buyer is not taking construction-completion risk, but neither is there a single current developer specification that can be applied to every property. The condition and paperwork of the individual house matter far more than the generic project description.

The resale stock is mixed. Current listings include townhouses, detached houses and villas, most commonly with two or three bedrooms. Sale listings checked in September 2026 span roughly 64–170 sqm of internal area, while renovated homes may differ substantially from their original layout. Some have been extended, fully refurbished or fitted with a private pool. That variation is central to understanding this estate: two homes carrying the same Rungrueang Village name can have very different land plots, renovation quality, maintenance requirements and usable space.

The location is residential East Pattaya rather than a beachside resort zone. Rungrueang Village sits in Nong Prue around the Noen Plub Wan area, with access toward Sukhumvit Road, the railway-bypass corridor and Motorway 7. FazWaz identifies Pattaya Railway Station as the nearest station at around 1.9 km. Daily life here is built around local roads, markets, schools, convenience retail and driving into central Pattaya. Buyers prioritising a practical year-round base may find that more relevant than beach proximity, while anyone expecting a walk-to-the-sea lifestyle should treat the location very differently from coastal Pattaya projects.

Age changes the due-diligence priorities. A completed 2009 house can be perfectly serviceable, but the inspection should focus on the actual building rather than its original sales history. Roof condition, moisture, wiring, plumbing, drainage, air-conditioning, termite evidence and later extensions all deserve attention. Heavily renovated homes need an additional check: the physical layout, added structures and any private pool should be reconciled with the title documents, permitted boundaries and what is legally transferred with the sale.

Pricing is also property-specific. As of 16 September 2026, the lowest verified asking price we found was about THB 1.91 million for a two-bedroom townhouse of roughly 100 sqm. Other two-bedroom homes were being offered around THB 2.0–2.9 million, while checked three-bedroom houses and villas ranged from roughly THB 3.0 million to THB 4.99 million depending on size, plot and refurbishment. These are resale asking prices, not a project price list. Hipflat also shows completed transactions in 2024–2025 around THB 2.79–3.79 million, useful as evidence of an active secondary market but not as a valuation shortcut for a different house.

Foreign-buyer structuring needs to be handled at the individual-property level. Thai law generally restricts direct foreign ownership of land, subject to narrow statutory exceptions with specific conditions. A foreign purchaser should therefore separate the building from the land question: who owns the land, what title applies, whether the house is separately evidenced, and what legal right will govern long-term use of the plot. A lease or other lawful structure has to be reviewed as a real contract, not accepted simply because the property is marketed to foreigners. Nominee arrangements should not be treated as a safe substitute for a compliant ownership structure.

The original developer remains unverified. Casa Pattaya labels the developer only as a local developer, while FazWaz and other major profiles do not identify a legal entity. An official Thai environmental-assessment database contains a separate project named Pattaya Rungrueang 5 and names Chatchawan Niwet Co., Ltd. as its project owner, but the available evidence does not prove that the registry entry covers the entire Rungrueang Village represented by the current resale profiles rather than a numbered phase. We therefore do not attribute that company to this project. For a resale purchase today, the selected house's title, seller and registered rights are more immediately important, but the missing developer identity remains a documented limitation.
