Buyers are not taking construction-completion risk, but they are buying into an older condominium where the condition of the individual unit, the juristic-person records, maintenance history and title status matter more than launch brochures. The strongest cluster of project databases describes Tara Court as a seven-storey condominium with 68 units, completed in June 2007. Some other agents publish 77 units and a 2008 completion date, while a few pages even show five floors. Those inconsistencies are material enough to preserve rather than smooth over. They do not appear to point to a second Tara Court in the same location; the address, Pratumnak setting, rooftop pool and resale stock all converge on the same building.
The resale inventory is more informative than any old unit-mix table. A currently marketed sixth-floor one-bedroom measures 68 sqm and is offered at THB 4.99 million in foreign name. Another market listing shows a much larger one-bedroom of about 109 sqm at THB 5.8 million, also advertised in foreign ownership. Older agency stock includes units around 95 sqm. That spread is a warning against treating the building as if every apartment followed one original plan. Over nearly two decades, units can be altered, reconfigured or simply described inconsistently by agents. The purchase decision should therefore start with the condominium title and the actual floor plan of the selected unit: legal area, room count, balcony, floor, view, renovation standard and ownership registration. The legal step still has to be checked for the exact apartment: Thailand limits aggregate foreign ownership in a registered condominium to 49% of the condominium area, and the transfer process requires confirmation of the foreign quota from the condominium juristic person. An agent’s ownership label is useful screening information, not a substitute for title and quota documents. The weaker part of the historical record is the developer identity.
