FazWaz lists a shared pool, gym, 24-hour security and parking; Gecko also confirms the pool and round-the-clock security, while Pattaya Prestige references fitness facilities. Some resale homes add their own private pools, gardens and covered parking, but those features belong to the individual property. Reliable public information on estate maintenance fees, the current juristic or management body, reserve funds and detailed community rules was not found. A buyer can inspect the shared facilities physically, but should not assume that online amenity lists answer the financial or governance questions.

Location is a defining trade-off. Hipflat gives the address as 141/12 Wat Bun Samphan Road, Nong Prue, Bang Lamung, Chon Buri 20150, while Pattaya Prestige places the estate on Boonsampan Road. Gecko's project marker is at 12.922020, 100.913740. This is inland East Pattaya, where daily life is generally organized around road access rather than beachfront walkability. The surrounding Khao Noi/Boonsampan area has local shops, markets, restaurants and access toward Sukhumvit Road. For a household prioritizing a detached home and more private outdoor space, that can be practical; for someone who wants to walk to the beach or live in the middle of the tourist core, the location works differently.

Pricing is entirely resale-led. The lowest listing in the Hipflat project set that could be kept within the Pattaya Hill Village 2 identity was THB 5.895M when checked on 22 September 2026. A detailed three-bedroom listing was at THB 6.1M, while the four-bedroom private-pool home was at THB 12M. A lower THB 4.89M advert appears under the same project tag on some portals, but its own description says Paradise Hill 2 and even gives that village name and house number. It has therefore been excluded from the starting price. This is a useful warning for any buyer researching older Pattaya estates: portal labels are not enough when the address and narrative point somewhere else.

Land ownership is the most important legal layer for an overseas buyer. Thailand's government guidance states that foreign land ownership is generally restricted, with only narrow statutory exceptions that involve substantial investment and ministerial permission.
