Why this project is worth a look
A genuinely broad house mix
The current line-up runs from 150 sqm family houses to a 320 sqm five-bedroom model with a private pool. That creates meaningful choices inside one address: buyers can pay for the rooms they will actually use rather than treating every Grandio house as interchangeable.
You can inspect reality
The estate is already lived in even though Frasers still carries the overall project toward a 2028 completion. Roads, landscaping, clubhouse areas, occupied neighbours and resale homes can be inspected in their real condition. The remaining question is whether the selected plot sits in an established or still-developing pocket.
Primary and resale overlap
Frasers’ primary stock and private resales compete inside the same project. A THB 7.3M resale sits below the developer’s displayed THB 8.99M–15M band, but the numbers are not directly comparable until plot, fit-out, maintenance history, title and handover condition are aligned.
Strong road access, weak walkability
The outer ring road, Ramintra and expressway connections suit households that drive. The Pink Line adds useful transport flexibility, but the estate is not a walk-to-station product. Buyers who expect car-light living should test the last mile at the times they will actually travel.
Land tenure changes the deal
The underlying project land is freehold, yet ordinary foreign buyers cannot assume the land title can be registered personally. For an international purchaser, the ownership structure should be resolved before negotiating the house as if it were a standard condominium transaction.
About the project
Grandio Ramintra–Wongwaen is a large low-rise housing estate in Tha Raeng, Bang Khen, on Bangkok’s eastern side beside the Kanchanaphisek outer ring-road corridor. The current Frasers project page is much broader than the older market profiles: it now presents eight detached-house designs, from the 150 sqm Sevilla to the 320 sqm Avila. Most of the range is built around four-bedroom, two-storey family houses with multiple living zones and parking for two or three cars. At the top end, Avila adds five bedrooms, five bathrooms, a maid’s room and a private pool. That range matters more than the project’s architectural theme. A buyer choosing between a 150 sqm Sevilla, a 186 sqm Madrid and a 251 sqm Merida is effectively choosing a different household model: how many adults can live with privacy, whether an elderly parent can stay on the ground floor, how much work-from-home space is needed, and whether three cars have to fit without constantly reshuffling. The old headline range of 150–240 sqm still appears on part of the official page, but the individual current house cards extend beyond it to 251 sqm and 320 sqm.
The legal and construction timeline also needs a current reading. The 2026 project brochure identifies roughly 68 rai 1 ngan 97.3 sq wah of project land, title deed No. 226471, and land-allocation permit No. 148/2562 dated 24 December 2019. It records construction starting in March 2019 and an expected project completion in March 2028. Frasers Property’s 2025 annual report likewise continues to list Grandio Ramintra–Wongwaen as an active residential project. This clashes with many older property portals, which still describe 269 units and completion in 2020 or 2022. The fresher Frasers material uses 259 homes. The practical interpretation is not that the estate is an empty construction site: there are established occupied sections, current resales and rental stock, while Frasers is still marketing primary inventory and carrying the project as unfinished at group level. A buyer should therefore judge the exact plot and surrounding section rather than relying on a single project-wide label such as “completed.”

For day-to-day life, this is primarily a road-led location. The official group property schedule places the estate on the parallel road off Kanchanaphisek Road around km 38+500 and on Soi Kanchanaphisek 6/1, within Tha Raeng. Frasers also highlights access to Ramintra Road, Khu Bon Road and the Ramintra–At Narong expressway corridor. Bangkok’s Pink Line improves the public-transport picture, and the project materials reference Khu Bon and Ramintra 83 stations, but this is still not a walk-to-rail housing product. The older on-site reviews were explicit that residents were expected to rely mainly on private cars or taxis for the last mile. That trade-off is balanced by the area’s established retail and healthcare: published project reviews place Fashion Island and The Promenade at roughly 4 km, Synphaet Hospital at about 4.5–4.8 km and a Chalong Rat Expressway access point at around 4 km. Those figures are useful orientation, not commute guarantees; traffic conditions on the eastern Bangkok road network can change the real trip materially.
The common facilities make sense for a family estate rather than functioning as a marketing checklist. Frasers confirms a clubhouse, swimming pool, fitness room, key-card access, security guards and CCTV. The current brochure specifies a public park of about 831 sq wah and a clubhouse-and-pool parcel of about 374.1 sq wah. A detailed project review describes a saltwater pool of roughly 10 by 20 metres with a separate children’s section. Because large parts of the community already operate, buyers have the advantage of inspecting how these spaces actually feel and how busy they are, instead of judging them only from renderings. The more consequential inspection, however, is the position of the selected house: distance from the gate, traffic on the internal street, proximity to the clubhouse, neighbouring construction activity, plot orientation and whether the surrounding section is already settled.
There are currently two price channels inside the same project. When checked on 4 October 2026, Frasers’ project page showed a primary-market band of THB 8.99M–15M. At the same time, PropertyHub carried a refreshed resale at THB 7.3M for a 186 sqm two-storey house, with other current resales priced higher. That gap should not be read as an automatic discount comparison. A resale may include fitted furniture or alterations but also older systems, different maintenance history and a seller-specific need for liquidity; developer stock can differ by house type, plot, handover condition and promotion. The useful conclusion is that buyers can compare new and resale inventory within one established address. The wrong conclusion is to treat the lowest advertisement as the going price for every 186 sqm house.
Foreign buyers face a more fundamental legal constraint than they would in a condominium. This is a landed housing estate: the current project documents describe the underlying land as freehold and identify a Chanote title, but that tenure description does not create an automatic route for an ordinary foreign individual to register Thai land in their own name. Thai government guidance limits direct foreign land ownership to narrow statutory circumstances. Anyone buying here from abroad therefore needs the exact contract and title structure for the chosen house to be understood before price or yield becomes the main discussion. A listing that says “freehold” may be perfectly accurate for the land itself and for a Thai purchaser, yet still leave a foreign buyer without a straightforward personal land-title route. Nominee-company structures should not be treated as a normal shortcut.
Ownership format
The project land is held on a freehold basis, and the current project documentation identifies land title deed No. 226471. That does not mean a typical foreign buyer can simply register the land in their own name: direct foreign land ownership in Thailand is available only under narrow statutory exceptions. The structure for a specific house and plot must therefore be confirmed from the sale agreement and title documents; nominee-company arrangements should not be treated as a standard ownership solution.
Home types & sizes
The most compact current design, combining four bedrooms with three bathrooms and two-car parking. It is the natural starting point for a family that wants a detached house and bedroom count without paying for several extra reception rooms.

One of the larger original designs: 240 sqm, four bedrooms, four bathrooms, two living areas, a multipurpose room and three-car parking. The room count is aimed at full-time family use rather than a pared-back urban-house layout.
A 216 sqm current-line design with four bedrooms, four bathrooms, living and dining rooms, laundry space and two-car parking. It sits between the older mid-size and larger house types without requiring a three-car layout.
At 251 sqm, Merida already exceeds the project’s old 150–240 sqm headline range. Four bedrooms, five bathrooms, separate living and dining rooms, laundry space and two-car parking give it a privacy-first family layout.
The largest confirmed design at 320 sqm, with five bedrooms, five bathrooms, separate reception and dining spaces, work and multipurpose rooms, a maid’s room, private pool and three-car parking. It belongs to a materially different ownership and running-cost tier from the 150–200 sqm houses.
The current official page presents eight house types. The original five — Sevilla, Madrid, Barcelona, Valencia and Granada — are well established in older reviews and resales, while Avila, Merida and Zaragoza appear in the current Frasers line-up. The page’s headline still says 150–240 sqm, so the unit cards use the individual house specifications instead.
