Low-amenity by design
The original brochure sold the idea of no common-area fee and concentrated on the house, solar equipment and private outdoor space rather than a pool or clubhouse. The current consumer site uses SENA Ville Ramindra KM.8 and again states eight units, so the two names refer to the same 2023 phase. Older portals sometimes mix it with an earlier 28-home Sena Ville Ramindra estate nearby; those older-project figures are deliberately excluded here.
The layouts are straightforward family houses rather than compact suburban products stretched by marketing labels. SENA documented two types. Origin is a 179 sqm detached house; Ozone is a 155 sqm design offered as detached or twin housing. Both are presented with four bedrooms, three bathrooms and parking for two cars. The Ozone brochure is more informative about day-to-day use: it shows a ground-floor bedroom, a separated kitchen and an open living/dining area, which can work well for older parents, guests or a home office. Origin gives more internal area, but the developer does not publish a live breakdown showing how many of each type remain. As of 4 October 2026, the official SENA project page and the developer’s current promotion advertise a starting price of THB 5.29 million; the promotion describes selected homes as ready to move. That figure is best treated as a current entry anchor, not as a price for every house in the phase. With only eight homes, differences in house type, plot position, land size, fit-out and promotional terms can quickly make the headline price irrelevant to the unit a buyer actually wants. The tiny phase also makes plot-level due diligence unusually important: with only eight homes, project averages are a poor substitute for the documents of the selected property. Even two houses with the same plan can differ in land area, orientation, condition and the equipment included in the handover.
The location suits a road-based Bangkok lifestyle first and rail commuting second. The project sits inside Soi Khu Bon 27 rather than directly on Ram Inthra Road or beside a station. SENA highlights the Pink Line and Khu Bon station, but it also points to Ram Inthra Road, the eastern ring road and the Chalong Rat expressway as the practical transport network. For shopping and everyday services, the developer names Big C Khu Bon, Fashion Island and The Promenade; the medical references include Synphaet Ramintra Hospital and Nopparat Rajathanee Hospital. The useful reading for a buyer is therefore not “near the train” in isolation, but a suburban home with several road exits and rail available as an additional option.
The project is also positioned differently from amenity-heavy estates. SENA’s brochure promoted it as having no common-area fee and focused instead on the house itself, a backyard, red-brick construction and solar equipment. That can make sense for owners who do not want to fund a pool, clubhouse and large communal landscape they may rarely use. It also changes what needs to be checked. A low-fee or no-fee estate can mean fewer shared services, and the 2023 brochure is not a substitute for the 2026 sale contract. Before buying, the current estate rules should show whether there are any charges for security, road upkeep, solar-system service or other recurring items, even if those payments are not marketed as a traditional common fee.
The developer is SENA Development, a public company listed on the Stock Exchange of Thailand. For this particular phase, the more useful point is not corporate scale but the fact that the project remains in SENA’s live portfolio and is simultaneously included in a current ready-to-move promotion. SENA’s catalogue still labels it a “new project”, while the promotion describes selected homes as ready to move. Those labels can coexist: one is a sales-category tag, the other describes the condition of stock being offered. For a buyer, the latter is the practical fact. The registry therefore treats construction as completed without inventing a precise completion date for all eight houses, because current material confirms ready-to-move units but does not publish a fresh completion schedule for every plot.
Foreign ownership needs a separate legal reading because this is a house-and-land product, not a condominium. SENA’s public material does not publish a foreign-buyer ownership structure for this phase. Under Thai land rules, a foreign individual cannot simply assume the same direct land ownership route available to a Thai buyer; direct acquisition is possible only in narrow statutory circumstances with specific investment and approval requirements. For this project, the safe conclusion is therefore limited: the house may be commercially available, but the land/title structure for a foreign buyer has to be checked against the specific plot and contract. The title document, registered landowner and legal treatment of the building should be reviewed before the buyer treats the advertised house price as a complete acquisition route.
