Track record
The present-day FPT business grew out of TICON, an industrial-property company founded in 1990 and listed in Thailand in 2002. Following its shareholder restructuring, it adopted the Frasers Property (Thailand) name and FPT ticker in 2019, while the acquisition of Golden Land Property Development expanded the platform into residential, commercial and hospitality real estate. FPT reported THB 14.686 billion of revenue and THB 1.455 billion of net profit for FY2025; SET filings for the first nine months of FY2026 show approximately THB 2.100 billion of profit attributable to the company's equity holders. Corporate attribution still matters: One Bangkok, for example, is jointly developed by TCC Assets (Thailand) and Frasers Property Holdings (Thailand), so the group brand should not be treated as proof that FPT itself is the contractual developer of every Frasers-branded asset.

FPT's consumer residential range is heavily represented by townhomes and detached houses across several price tiers. Current official listings in August 2026 include Golden Town Rangsit–Klong 3 advertised from THB 1.79 million, Grandio Kaset-Nawamin at roughly THB 12.99–25 million, and The Grand Pinklao-Wongwaenkanchana at roughly THB 35–70 million. Those examples illustrate the span from relatively accessible low-rise housing to luxury detached homes; they are specific to the project advertised prices rather than a permanent group-wide price range. Commercial, industrial and major mixed-use assets such as One Bangkok should be assessed separately because their product and pricing structures are materially different.
Geography
Bangkok and its metropolitan area are central to FPT's housing business, with official listings across locations including Rama 2, Rangsit, Bangna, Ramintra, Sukhumvit, Sathorn and Pinklao. The residential platform is not Bangkok-only: its FY2025 launch strategy also covered Nakhon Ratchasima and Khon Kaen, while the company's broader catalogue shows activity in additional provinces. At group level, One Bangkok at Wireless Road and Rama IV Road is the most prominent central-Bangkok development associated with Frasers Property, although its joint-development structure needs to be distinguished from FPT's own project entities.

What to verify
Start by matching the consumer-facing brand to the full legal name of the entity signing the sale contract, receiving the buyer's money and holding or controlling the relevant project rights. This matters more than usual with Frasers Property because FPT, Golden Land, Frasers Property Holdings (Thailand) and joint ventures can sit within the wider group ecosystem without being the same legal counterparty. For a foreign buyer considering a land-based house or townhome, ask exactly what interest in the land and building is being transferred and the legal basis for that structure; for a condominium, verify the documentation and conditions for the specific building and unit. Any sustainability certification, group standard or joint-venture claim should also be checked against the exact asset being purchased rather than assumed to apply across the entire Frasers portfolio.
