Taken together, the open-source evidence points to one small residential compound on Hua Khuan Tai Road rather than a conventional condominium with dozens or hundreds of comparable units. That distinction matters because pricing, management and resale liquidity have to be assessed property by property rather than through project averages.

As of 10 September 2026, the visible market consists of one villa for sale and an apartment offered for rent. The sale listing is a two-storey, five-bedroom, three-bathroom pool villa with 165.68 sqm of internal area on a 200 sqm plot. It is advertised fully furnished with a private pool, garden, terrace and covered parking. The current asking price is THB 15.25M, while some mirrors still show the previous THB 16M figure. With only two properties in the compound, that asking price should be treated as the price of one specific home, not as a reliable project-wide benchmark.

The apartment side of the project is marketed as Jungle Apartment. A project profile describes a two-bedroom unit of 95 sqm, and major accommodation platforms place it at the same 39/12 Moo 5, 34 Hua Khuan Tai Road address. Bathroom counts are inconsistent: one real-estate profile says three bathrooms, while a hospitality listing says one. We therefore leave the bathroom count unresolved rather than choose one number. A long-term rental listing at THB 55,000 per month is visible, but it is only a current market indication and should not be converted into a promised rental return.

The location is inland within Kamala rather than directly on the beachfront. Depending on the source and route, Kamala Beach is roughly 1.2–1.4 km away. The Tsunami Memorial, local shopping and everyday services are also within the wider Kamala centre, while Phuket FantaSea is around 1.5–2 km away in the accommodation-platform location data. For a resident, this can offer a quieter setting than the tourist strip without being isolated. For a buyer who expects a true walk-out beach property, however, the actual route and gradient should be checked in person.

Project portals list a communal pool, garden, barbecue area, parking and 24-hour security. The villa currently for sale also has its own private pool. In a compound this small, the practical management structure matters more than a generic facilities list: buyers should establish which areas are common, who maintains them, how costs are divided, whether there is a juristic person or informal owner arrangement, and whether any rules affect rentals or alterations. We did not find a reliable public source confirming common-area fees, reserve funds or a current management entity.

No independently verified developer or project company was found. The main project pages either omit the developer field or return no legal entity, and searches under both Jungle Village and Jungle Apartment did not produce a corporate source strong enough to attribute development responsibility. For a mature two-property compound this may simply reflect its age and private origins, but the absence of a developer trail changes due diligence. Title documents, building permissions, seller identity and the actual land boundaries become more important than brand reputation.

The current villa listing reports a Chanote land title and company-held land. A Chanote is Thailand's strongest standard land-title category, but the listing alone does not establish a legally suitable ownership route for a foreign buyer. Foreign nationals generally cannot own Thai land directly. The transaction structure therefore needs to be checked from the actual title, seller documents and contract rather than from a portal's 'freehold' label. We do not treat nominee-company arrangements as a safe or recommended shortcut.

The best way to think about Jungle Village is as a niche resale opportunity, not a standardized investment product. Its scale can appeal to buyers who value privacy and want a specific home in Kamala, but it also limits project-level evidence on past transactions, fees, rental performance and resale depth. Two homes can age very differently, and one asking price can distort the apparent market. A serious purchase decision should therefore be driven by the condition and legal file of the selected property, with project-level marketing kept in the background.
