Completed and operating

Hills is finished and trading as accommodation, so a buyer can inspect the actual villa, common facilities and operating standard instead of underwriting a future delivery promise. Construction risk is lower, but resale due diligence becomes more physical: pool systems, waterproofing, air-conditioning, roofing, timber finishes, plumbing, appliances and furniture condition all matter. A 2023 completion date is useful context, not a substitute for a survey and maintenance history.

Only 15 villas

The community is deliberately small. Reception, security, gym and shuttle services sit around just 15 homes rather than a large estate with hundreds of owners. That can make the resort operation feel coherent, but it also means resale evidence is thin. Only one public sale listing was visible in September 2026, so there is not enough same-project inventory to derive a reliable market price from internal comparables alone.

Existing rental platform

Himmapana already markets Hills to short-stay guests through its own booking operation. For an owner who wants rental exposure, this is more meaningful than a brochure promising future management. It still does not prove an investment return. The relevant evidence is the actual management contract, villa-level occupancy, net owner statements, commissions, operating expenses, seasonality and the rules governing an owner’s personal-use dates.

Kamala hillside trade-off

The operator puts Kamala Beach at about 1.2 kilometres from the resort. That keeps Hills close to a well-established west-coast destination without making it a true beachfront property. The hillside position and local roads mean driving or using the shuttle is the more realistic daily pattern. Buyers who value a quieter setting and green outlook may accept that trade-off; those who want effortless walk-to-sand living should not treat the location as equivalent to the first line.

Title before branding

The Himmapana operating brand is established and the original development entity can be identified, but a resale buyer acquires rights from the current seller, not from a marketing name. This is especially important for foreigners. The land title, building ownership, any registered lease, encumbrances, seller authority and management agreement must all line up for the specific villa. Operator quality cannot cure a weak or unclear transfer structure.

As of 10 September 2026, the lowest public sale offer we could verify was THB 23.9 million. It is resale stock, so historical launch prices or the original developer instalment schedule should not be presented as today’s commercial terms.

The development’s published address is 68/14 Kamala Soi 8, Moo 5, Kamala, Kathu, Phuket 83150. Himmapana links directly to the Hills map location and treats it as a distinct resort within the broader Himmapana portfolio, separate from Himmapana Villas, Terraces and Grand Valley. That distinction matters because those phases have different unit counts and completion dates despite the shared brand. The operator describes Hills as roughly 1.2 kilometres from Kamala Beach, with local cafés, restaurants and small shops around 850 metres away. It is not a beachfront walk-out product, but it is also not an isolated mountain estate: daily needs and the beach zone are a short drive away, and the resort currently operates a local shuttle service.

Hills is now presented primarily as an operating hospitality product, which gives a buyer useful evidence that the management infrastructure is real rather than merely promised in a sales brochure. The current Himmapana site advertises a 24/7 gym, reception, local and beach shuttle service, and a range of guest services. However, those guest-facing inclusions should not be mistaken for an owner contract. Daily housekeeping, linen changes, utilities or concierge services shown to holiday guests may be priced, allocated or accounted for differently for an owner. Before relying on rental income, a buyer should obtain the current management agreement, understand every owner charge, see how booking revenue is reported, confirm whether participation is optional, and establish who pays for pool equipment, landscaping, furniture replacement and major maintenance.

The villas are two storeys with private pools and a strong indoor-outdoor layout. The operator’s current accommodation pages list a 211 sqm two-bedroom villa, a 230 sqm three-bedroom villa, and two 248 sqm three-bedroom variants. Older project databases tied to the original development materials show approximately 214 sqm for the two-bedroom plan and 238 sqm for the three-bedroom plan. The active 2026 resale listing is different again: 299 sqm of stated indoor area on a 364 sqm plot. These figures can coexist if the sources are measuring different area definitions or if individual homes vary from the standard plans, but the distinction matters materially when comparing value. For a resale purchase, the title documents, approved plans and seller’s measurements should take precedence over a generic project card.

Developer attribution is reasonably well supported. Multiple property databases identify Prayarachasi Co., Ltd. as the developer, and Thai corporate data confirms PRAYARACHASI COMPANY LIMITED as an active company registered on 28 June 2016 in Kamala. Its registered address at 28/52 Moo 1, Kamala, Kathu, Phuket matches the broader Himmapana group’s local contact base. The current resort website, meanwhile, carries Himmapana Group Co., Ltd. in the footer. The most practical reading is that Prayarachasi is the development entity associated with the original projects while Himmapana is the operating brand and current hospitality platform. A resale buyer should still verify which legal entity appears in the villa’s historic sale documents and which entity signs any current management agreement.

Land ownership is the critical legal issue for a non-Thai buyer. Thai law generally does not allow foreigners to register land in their own name, apart from narrow statutory exceptions that are not the normal route for buying a Phuket villa. The current Hills resale listing describes both the villa and land as company-held and states that the land carries a Chanote title. That is information about one advertised property, not a project-wide ownership promise and not a recommendation to acquire a Thai company. A foreign buyer should separate the land right from the building right, obtain the Chanote and any registered lease or encumbrance records, identify the legal owner, and only then decide whether a compliant registered lease plus documented building ownership is available for that specific transaction.

Ownership format

Foreign buyers generally cannot register Thai land in their own name. A practical foreign-buyer structure typically relies on a registered long-term land lease of up to 30 years and, where the documents support it, separate ownership of the building; renewal clauses should not be treated as automatic. The currently listed resale villa is advertised with Thai-company ownership and a Chanote land title, so its transferable structure must be checked from the title, lease or corporate documents and seller paperwork rather than assumed to apply to the whole project.
