For a small family, that can be more practical than a similarly priced two-bedroom condominium when private access, parking and a small garden matter. Pure price-per-square-metre comparisons can be misleading, though, because a two-storey townhouse allocates space to stairs and circulation in a different way.

Visible resale market

PP Grand Kamala is not only an old launch brochure. As of September 2026, current resale listings include a recently updated THB 5.2M townhouse and a larger THB 6.5M home. That lets a buyer compare actual units, fit-out and occupancy rather than rely on historical launch pricing. It also means the quoted prices are seller asking prices, not a guaranteed transaction level, so negotiation and condition still matter.

Land comes first

For a foreign purchaser, the decisive due-diligence item is the land and the registrable right attached to the townhouse. This is not a condominium foreign-quota purchase, so the legal route cannot be assumed from the marketing label. Before paying a reservation, the buyer needs to see the title, identify the landowner, confirm what can be registered in the buyer's name and understand any lease or building-ownership structure. The hotel operating within the same development uses Kamala Soi 10 in its address, which provides an additional map anchor. The coordinates in this dossier are taken from the hotel location inside the PP Grand Kamala site and are intentionally paired with a 250-metre radius rather than presented as a cadastral pin. In practical terms, this is an in-town Kamala setting: it sits within the local road network and everyday services rather than on a remote hillside where every errand depends on a long drive.

Completion dates need careful reading because the public sources are not fully aligned. The developer's construction history says the five Phase 3 residential townhouses were completed in August 2021. In early September 2026, a 120 sqm two-bedroom, three-bathroom townhouse was being marketed at THB 5.2M on FazWaz and related portals, with the listing updated only days before this research. A larger 153 sqm townhouse was offered at THB 6.5M. These are live asking prices, not a developer price list and not a promise that every home in the development can be bought at those levels. Resale pricing will depend on the specific unit, condition, furniture, tenancy status and the seller's negotiating position. The THB 5.2M figure in the registry is therefore a lower market anchor for the stock found on the research date, not a project-wide fixed price.

The layouts are straightforward rather than experimental. Two bedrooms with three bathrooms make the homes more suitable for full-time living than a compact holiday unit, especially for a couple, a small family or two adults who want separate private zones. At 120–155 sqm, the townhouses provide materially more floor area than many mainstream two-bedroom condominiums in Kamala, but buyers should remember that townhouse area is distributed differently. Stairs, circulation, the ground-floor transition to parking and the relationship with the small garden all affect how useful the space feels. Shared facilities are modest. Property portals list 24-hour security, CCTV and parking, while the developer directly confirms private parking for the residential townhouses. There is no clear evidence of a large communal leisure zone for the completed Phase 3 homes. That can be attractive to someone who would rather not pay for facilities they rarely use, but it will disappoint a buyer who expects a pool, gym and resort clubhouse as part of the monthly ownership experience. One current listing states that there are no common-area fees, yet this has not been confirmed in primary project documents. It is therefore treated as a listing-specific claim that should be checked against the sale agreement, any estate rules and the actual obligations attached to the selected property.

For a foreign buyer, the most important legal issue is the land beneath the townhouse rather than the structure itself. Thai law generally restricts direct foreign ownership of land, subject to narrow statutory exceptions. Houses and townhouses can therefore involve a registered land lease and separate rights in the building, depending on the title and transaction structure. PP Grand Kamala's public materials do not disclose the land title, the foreign-buyer ownership route or the registered term attached to any lease.
