Why this project is worth a look
A defensible 285 units
The government register records 285 condominium units, and the historic tower split of 125 plus 160 lands on exactly the same total. That gives buyers a stronger base than the conflicting 280- and 293-unit counts still reproduced by some portals.
Two distinct towers
Tower B has 16 floors and Tower C has 22. That matters at unit level because outlook, floor density, maintenance history and building-system age can differ between towers even when two apartments look similar on a listing page.
Generous floor areas
One-bedroom layouts begin around the mid-40s square metres and two-bedroom plans are around 71–72 sqm. The extra space is a genuine lifestyle difference versus many newer Bangkok condos, although it also means higher absolute renovation and common-fee exposure.
Active resale evidence
September 2026 inventory includes listings from THB 3.19M and freshly updated units explicitly marked Foreign Quota. Buyers can work from real apartments rather than an old developer price list, but ownership status, tower, condition and tenancy still need to be compared unit by unit.
Substantial common areas
Pool, gym, sauna, sports courts, children's spaces and landscaped grounds make the shared facilities a meaningful part of the property. In an established building that is both an attraction and a due-diligence item because the condition and funding of those facilities matter.
About the project
Vista Garden is a completed condominium on Sukhumvit 71 in Phra Khanong Nuea, Watthana. The same complex appears online as Vista Garden Prestige and, less formally, Vista Garden Bangkok. The first thing a buyer needs to get right is the physical configuration. This is a two-tower residential project: Tower B has 16 floors and Tower C has 22. A detailed 2013 review records 125 units in Tower B and 160 in Tower C, which totals 285. The Thai Department of Lands also records 285 condominium units. That alignment is stronger than the conflicting 280- and 293-unit figures still circulating on syndicated portals, so 285 is the figure used in this dossier.
The government register creates an apparent contradiction because it records one building, while site plans and contemporary project reviews clearly show two residential towers. These facts do not require splitting Vista Garden into two projects. The lower podium was sometimes called Tower A in sales terminology, but the 2013 reviewer explicitly treated it as the podium rather than a third residential tower. For the purposes of project identity, Vista Garden is one registered condominium complex with two physical residential towers sharing the same site and amenities. That reading reconciles the official unit count with the built form instead of forcing one source to fit another.

The Department of Lands registration is dated 6 August 2008 under condominium registration No. 10/2551. It is a reliable legal milestone, but it should not automatically be read as the commissioning date of both towers. Current portals commonly give 2007 or 2008 as the completion year, ThinkOfLiving lists 2012, while a detailed July 2013 review described Tower C as nearly complete and still being sold. Because those dates refer to different stages and cannot be cleanly reconciled, no single physical completion year is inserted in the JSON. For a present-day buyer, the useful question is not which marketing database has the neatest year. It is how old each tower's systems are, what major works have already been completed, and what maintenance is coming next.
The developer is much clearer than the completion timeline. Thai project databases and major property platforms identify Saranya Property (2002) Co., Ltd. as the developer. That matters for project history, but Vista Garden is now firmly a resale market. The transaction is with the owner of a specific apartment, and the condominium juristic person becomes central to due diligence. A buyer should therefore prioritise the unit title, debt-free certificate, current common-fee information, foreign-quota confirmation where relevant, recent meeting records and the condition of the building over an old primary-sales brochure.
The address used by current listings is 53 Soi Saeng Thip, also known as Soi Pridi Banomyong 2, off Sukhumvit 71 in Phra Khanong Nuea, Watthana, Bangkok 10110. Older sources use No. 49 and sometimes place the address under the older Khlong Toei administrative wording. Those variations point to the same site rather than different projects. ThinkOfLiving gives coordinates 13.713948, 100.599274, which place the condominium in the same block shown by current resale listings. The public record therefore uses the current No. 53 format while preserving the older numbering discrepancy in the unconfirmed notes.
Phra Khanong BTS is close enough to be useful but not close enough to be treated as a doorstep station. Current listings put it at roughly 1.08 to 1.15 km, and the old detailed review made the same practical point: public-transport users still have a final leg between the station and the condominium. The project has historically made more sense for drivers because of the nearby expressway access. Neither profile is automatically better. A daily rail commuter should walk the route at the times they would actually use it, including hot and rainy conditions. A driver should inspect the real turn-in, traffic pattern on Sukhumvit 71 and parking availability rather than relying on a generic 'near expressway' label.
Apartment size is one of Vista Garden's most tangible differences from many newer Bangkok condominiums. Historical plans show one-bedroom layouts from about 44.92 sqm and a two-bedroom plan of 72.27 sqm; ThinkOfLiving gives typical ranges of 45–46 sqm for one bedroom and 71–72 sqm for two. Current resale inventory broadens that picture slightly because listings use rounded areas and individual units may have been altered. Buyers can currently find one-bedroom apartments in roughly the mid-40s to high-40s square metres, two-bedroom units around 71 sqm, a 124 sqm three-bedroom resale and a 194.69 sqm duplex penthouse.
The current price floor needs to be read with ownership status. On 9 September 2026, DDproperty's active Vista Garden inventory starts at THB 3.19M for a 48 sqm one-bedroom unit. That listing is labelled freehold, but it does not specify whether the apartment is currently transferable within the foreign quota. FazWaz separately shows a recently updated 45.16 sqm one-bedroom at THB 3.85M that is explicitly marked Foreign Quota, while another 45 sqm one-bedroom is marked Thai Quota. For an overseas buyer, the distinction is material. The cheapest apartment advertised in the project is not necessarily the cheapest unit that can be registered freehold in a foreign buyer's name.
Larger apartments show how wide the resale spread can become. A current 70.66 sqm two-bedroom is listed at THB 5.1M. A 124 sqm three-bedroom is offered at THB 11.5M. At the top end, a 194.69 sqm five-bedroom duplex penthouse is listed at THB 39.5M. The penthouse is clearly an individual, highly customised resale rather than a useful benchmark for standard project stock. These examples are best used to understand the breadth of the building, not to infer a single project-wide price per square metre. Floor, aspect, renovation quality, furniture, tenancy status, title status and the exact tower can all change the comparison.
The amenity package is extensive for a condominium of this generation. The 2013 review documented a swimming pool, gym, sauna, game room, children's room, indoor badminton, tennis, basketball, putting green and landscaped common areas. FazWaz's current project profile still lists a communal pool, gym, children's areas, sauna, basketball court, garden, parking, 24-hour security, CCTV, backup generators and key-card access. The historic review also counted 240 parking spaces, two passenger lifts in each tower and a separate service lift. Those historic counts are useful inspection references, not a guarantee of current operation or availability.
An older building with a large amenity footprint has a different cost profile from a small minimalist condominium. Buyers can see what exists and how it has aged, but pools, sports areas, lifts, landscaping and building systems all require money. Public sources disagree on the common-area fee: historical sources quote THB 45 per sqm per month, while newer portals show THB 30 per sqm in some listings. Neither figure should be treated as the current official charge without a fresh juristic-person document. The same applies to the reserve fund. Current fees, reserve balances, arrears and any approved special assessments belong in the transaction file, not in an assumption based on a portal field.
Vista Garden is therefore better assessed as established, relatively spacious Bangkok resale stock than as a new investment launch. There is no developer instalment schedule to analyse and no future facility promise to price in. An owner-occupier can inspect the actual light, noise, ventilation, bathroom condition, kitchen, lifts, corridors and route to the station. A rental buyer needs different evidence: the condition of the selected unit, current tenant status if any, achievable rent for that configuration, recurring costs and the building's current rules. Portal-generated yield percentages are not used here as a return promise because they depend on asking rents, asking prices and assumptions that may not match an actual transaction.
For a foreign buyer, three separate questions matter. First, is this a legally registered condominium? The Department of Lands record answers yes and gives the registration date and 285-unit count. Second, does the building still have room within the statutory foreign-ownership ceiling at the time of transfer? That must be confirmed by the condominium juristic person. Third, is the particular unit being purchased transferable under the required ownership form? Current listings show that both Foreign Quota and Thai Quota stock exist in Vista Garden, so the answer varies by apartment. A project-level 'freehold' tag is not enough.
Before paying a reservation deposit on a resale unit, the buyer should assemble a file that reflects the risks of an operating building: the unit title deed and current owner name, a debt-free certificate from the juristic person, foreign-quota confirmation where required, the current common-area fee, reserve-fund information, house rules, recent general-meeting minutes and any approved major works or special assessments. The physical inspection should extend beyond the apartment to the parking areas, lift lobbies, pool, sports facilities and the exterior of the relevant tower. Vista Garden has enough existing evidence to make a grounded decision; the value is in checking the real unit and real building rather than reconstructing the original sales pitch.

A foreign buyer can hold a condominium unit freehold only within the statutory foreign quota, capped at 49% of the aggregate unit area of the registered condominium. The condominium juristic person confirms the foreign-ownership proportion for transfer. Current Vista Garden inventory includes units explicitly marked Foreign Quota as well as Thai Quota units, so ownership status must be checked for the specific apartment rather than assumed from the project name.
Unit types & sizes
This is Vista Garden's core smaller format, but it is not small by current Bangkok standards. A historic plan starts at 44.92 sqm, while current resale stock commonly sits around 45–49 sqm. DDproperty's fresh market floor is THB 3.19M for 48 sqm, while a separate 45.16 sqm FazWaz unit at THB 3.85M is explicitly marked Foreign Quota. For an overseas buyer, quota status can matter more than a modest asking-price difference between listings.
The historic 72.27 sqm plan is a genuinely roomy two-bedroom layout rather than a compressed city unit. A 70.66 sqm apartment was listed on DDproperty at THB 5.1M in July 2026. Bathroom count, renovation level and included furniture vary across individual resales, so this dossier does not treat one listing's configuration as universal.
Larger family units appear less frequently on the resale market and should be treated as individual properties rather than a broad standard product line. In August 2026, a 124 sqm three-bedroom, two-bathroom unit was offered at THB 11.5M. Renovation condition, aspect, view and the likely future refurbishment budget become particularly important at this size.
The upper end of the project consists of rare individual homes. A current 194.69 sqm duplex penthouse has been configured with five bedrooms and five bathrooms and is listed at THB 39.5M. That does not establish five bedrooms as a standard original Vista Garden plan; it describes one particular resale unit after individual fit-out.
The areas combine confirmed historic plans with specific resale listings; this is not a current developer unit catalogue. Individual apartments may have been altered or combined, so room count and area need to be checked against the title and plan of the selected unit.
