The completion date needs care. Several large property portals label the project as completed in January 2019 or simply built in 2019, but the developer's securities filings show construction starting in February 2019, an expected completion in the first quarter of 2020, and ownership transfers generating revenue during 2020. A later filing already classified the project among completed developments by mid-2020. On that evidence, 2020 is the more defensible completion year for a buyer-facing record, while the 2019 date should be treated as inconsistent portal metadata rather than repeated as certain.

Current reference data puts BTS Phra Khanong at roughly 1.5 km and BTS On Nut at about 1.7 km. A shuttle service is listed among the project facilities, which can make the gap easier in daily use, but its current timetable is an operational matter rather than something a resale buyer should assume from launch-era material. The trade-off is straightforward: the project is tucked inside a residential side-street network with access toward Sukhumvit 71 and the expressway, while buyers who value a short walk to the train should test that route in person.

The original unit mix was dominated by compact layouts. The issuer's filing lists seven sizes: 28, 30, 34, 37.5, 37.5, 38 and 41.5 square metres. Project profiles group these mainly as one-bedroom and one-bedroom-plus formats. That makes the scheme easy to understand for a single occupant, a couple or a rental tenant who values a separate sleeping area without paying for a large apartment. The present resale market also contains 56–60 sqm two-bedroom units. Those larger homes are visible in live listings, but they do not appear in the original seven-size schedule in the same way, so a buyer should treat them as secondary-market configurations and verify the registered floor plan rather than assume every 56–60 sqm listing was an original standard type.

The amenity list is fairly broad for a low-rise project at this price level: saltwater pool, gym, co-working or meeting space, landscaped garden and relaxation areas, a jogging track, lobby, controlled access, CCTV and 24-hour security are repeatedly documented. Parking is reported at roughly 39.5–40% of the apartment count. With 672 residential units, the quality of operation matters more than the brochure checklist. A well-run pool, lifts, security team, parking rules and reserve fund can support day-to-day usability; weak maintenance can undermine the same amenity package. PropertyHub still displays a common fee of THB 45 per sqm, but a resale buyer should treat the juristic person's current fee schedule and accounts as the controlling information.

Resale liquidity is visible rather than theoretical. On 2 October 2026, PropertyHub showed an active 28 sqm one-bedroom asking THB 1.89M, with other small one-bedroom listings around THB 1.95–3.3M depending on size, floor, fit-out and seller. DDproperty also showed a 56 sqm two-bedroom asking about THB 4.0M. Rental asking levels were roughly THB 9,000–15,000 per month for compact one-bedrooms and around THB 22,000–26,000 for current 56–60 sqm two-bedroom listings. These figures are useful for understanding the current market depth, but they are asking prices and asking rents, not completed transaction evidence and not a guaranteed return.

Foreign ownership is possible under Thailand's condominium framework, but it is unit-specific. Foreign nationals can hold condominium freehold only while aggregate foreign ownership remains within the statutory 49% area quota. The juristic person must issue the relevant confirmation for transfer, and some current listings in this project are explicitly marked as Thai quota. That distinction matters before money changes hands: a unit being inside a registered condominium does not by itself prove that the selected resale can be transferred to a foreign buyer in freehold on the intended closing date.

The developer's later history changes the due-diligence emphasis. All Inspire Development Public Company Limited is clearly documented as the project developer, but SET reported that the company was placed under receivership by court order in February 2024, and its shares were delisted on 3 September 2024. This does not, by itself, invalidate titles in a completed condominium. It does mean a buyer should not treat ongoing developer support or brand strength as the central comfort factor. The current condominium juristic person, building finances, outstanding common charges, title documents, foreign-quota confirmation and the physical condition of the specific building now carry more weight.

Ownership format

A foreign buyer can take condominium freehold only within the foreign-ownership quota, capped at 49% of the aggregate unit area in the registered condominium.
