The official project factsheet identifies Surfhouse as pet friendly, and current property databases repeat that policy. This is a meaningful differentiator in Phuket, where not every condominium allows pets. SALA Hospitality Group is an operating Thai hotel and resort business, and Surfhouse appears within the group's wider property ecosystem. It should still be separated from transaction due diligence: hotel-service credentials do not replace verification of the sale contract, construction obligations and the legal entity receiving the purchase funds.

The project's own factsheet describes one seven-storey residential building over a basement level, 41 car and motorcycle spaces, and one-, two- and three-bedroom residences from 60 to 172 sqm. That scale matters: the proposition is fewer neighbours and substantially more space per home than in many new Phuket projects built around small investor units.

The project is associated with SALA Hospitality Group. SALA's own corporate site describes the group as a Thai owner and operator of a portfolio of hotels and resorts, and it lists SURFHOUSE Residences among its related properties. For a buyer, that provides a recognizable operating brand and an established hospitality business behind the name. It should not, however, be treated as a substitute for residential-development due diligence. A hotel operator's service reputation does not answer who owns the project land, which legal entity signs the sale agreement, what approvals have been issued, or how completion obligations are secured. The official material groups the stock into one-bedroom homes of 60–70 sqm, two-bedroom homes of 77–139 sqm and three-bedroom homes of 139–172 sqm. The practical difference is significant. Surfhouse is not a walk-out-to-the-sand beachfront project. Its address is on Soi Khok Tanot 3 in Choeng Thale. The project's location map gives indicative drive times of about nine minutes to Porto de Phuket and Boat Avenue, around 12 minutes to Bang Tao Beach and roughly 25 minutes to Phuket International Airport. Property databases place Layan Beach at about 2.2 km from the project. In practical terms, a car or scooter is useful for everyday life. Buyers who want to leave the lobby and step directly onto the beach should look elsewhere; buyers who prefer a quieter residential pocket with access to the wider Bang Tao-Layan area may find the trade-off more attractive.

The amenity package is compact but sensible for a building of this size. The project's own factsheet confirms a swimming pool, gym, parking and pet-friendly policy. Current project databases add an 18-metre saltwater pool, landscaped gardens, poolside seating, changing facilities, private storage, laundry, lifts, 24-hour security and CCTV. The distinction is less about the number of amenities and more about the ratio of residents to shared space. With only 34 homes, the building does not need a long resort-style checklist to provide useful common facilities.

Completion timing is the main factual inconsistency in the public record. An older PropertyHub profile still labels the project as completed in 2025, while multiple current 2026 sources — including FazWaz, Home In Phuket and DDproperty — continue to show it as off-plan or under construction with handover around January or the first quarter of 2027. A few recently updated agencies instead quote Q4 2026. For this dossier, the most defensible current position is under construction with Q1 2027 as the working target, not as a guaranteed contractual handover date. The signed sale agreement and latest construction notice should control the buyer's decision.

Public pricing shows the same need to distinguish a market anchor from a guaranteed developer price. As checked in early September 2026, Storm Phuket advertises the project from THB 7.6M for a one-bedroom unit of about 60 sqm. DDproperty's project page shows a wider public range starting at THB 8.9M and reaching the mid-THB 20M range, while current two-bedroom stock is generally advertised from roughly THB 15–16M. In a 34-unit development, the headline starting price can disappear quickly when a particular floor or ownership quota sells out, so the useful document is a live availability sheet, not a remembered launch price.

For an international buyer, ownership must be checked at unit level. Thai condominium law allows qualifying foreign purchasers to own freehold units within the statutory foreign quota, capped at 49% of the aggregate unit area in the registered condominium. Surfhouse is publicly marketed with foreign freehold as well as leasehold options. If the selected residence is sold under foreign freehold, the remaining quota and transfer documentation need to be verified before reservation. If it is leasehold, the lease term, renewal wording, transfer rights and exit mechanics should be reviewed on their own merits rather than treated as equivalent to freehold.
