The estate has multiple homes offered for sale and long-term rent at the same time, giving a buyer more to compare than a single developer price. That matters in a completed project because condition now varies from house to house: some villas are refurbished and fully furnished, others may be dated, tenanted or altered. Price comparisons only make sense alongside plot size, measured area, pool condition, furniture, tenancy terms and ongoing charges.
Private pool, compact footprint
The core proposition is a single-storey home with its own pool without the land burden of a large standalone villa. Many 2-bedroom resales sit on plots around 144–146 sqm, which can make garden and exterior maintenance more manageable. The trade-off is equally clear: there is more privacy than in a condominium, but less separation from neighbours and less outdoor space than in a large detached-villa estate.
A practical south-Phuket base
Chalong works well for buyers whose daily life revolves around schools, sport, shopping, the pier and road access between Rawai, Nai Harn and Phuket Town. The 8 Pool Villa is not a beach-front scheme, so it should be judged as a residential base rather than a walk-to-the-sand resort product. For households that drive, that can be a sensible compromise between privacy, price and access to the south of the island.
Land rights need real due diligence
For a foreign buyer, a villa purchase is structurally different from buying a qualifying condominium unit. A listing marked 'freehold' does not by itself explain who holds the land title or what rights a foreign purchaser would receive over that land. Before paying a reservation or deposit, the buyer should see the land title, building documentation, registered owner details and the exact legal structure proposed for the transaction.
Portal history is inconsistent
Major databases do not agree on the developer or completion date. Current records variously attribute the project to HP Letting Exchange Co., Ltd., Cissa Group or COCO Chalong Development, while completion is shown as 2021 or April 2022. The physical project and active market are clear; the lesson is that a portal profile is not enough to establish contractual history for a specific resale.
About the project
The 8 Pool Villa is an established low-rise villa community in Chalong, set back from the main road in the Soi Palai area of southern Phuket. Current property databases describe an 80-villa residential project of single-storey homes with private pools; Home In Phuket further breaks the stock down into 74 semi-detached and six detached villas. For a buyer in 2026, this is no longer an off-plan decision. The project is built, occupied and trading mainly through the secondary market, so due diligence should focus on the individual house: physical condition, alterations, land and building documents, furniture, tenancy history and recurring charges.
Its location is practical rather than beach-front. The project is consistently tied to Moo 3, Soi Palai, Chalong, Mueang Phuket, Phuket 83130, and project portals place Chalong Pier about 3.5 km away. Soi Palai connects into the eastern side of Chalong, with road access toward Chao Fa East Road, Chalong retail and services, and the southern residential areas leading toward Rawai and Nai Harn. This suits buyers who want a private-pool home in the south of the island more than those who expect a walk-to-the-beach lifestyle. Driving times published in project marketing should be treated as indicative because Phuket traffic can materially change them.

The published unit data needs careful reading. Project descriptions show two 2-bedroom, 2-bathroom plan types at about 68.4 sqm and a 3-bedroom, 4-bathroom type at about 129.75 sqm. Yet live resale inventory often states 118–126.78 sqm for 2-bedroom homes on plots of roughly 144–146 sqm, while a current 3-bedroom resale appears at 230 sqm on 328 sqm of land. Those figures should not be blended into a single 'standard size': portals are clearly using different measurement conventions, and some houses may have been altered or extended after completion. The correct basis for a purchase is the specific villa's plan, measured condition and registered documents.
There is meaningful market activity inside the estate. In September 2026, several portals carry both sale and long-term rental stock. The lowest active sale we could verify is THB 5.9M for a 2-bedroom, 118 sqm villa with a private pool, first listed in March 2026 and refreshed in September. Other 2-bedroom asks sit higher, while larger 3-bedroom houses command materially more. This is useful evidence that there is an observable resale and rental market, but it is not transaction evidence: listings can be duplicated across agencies, remain online after negotiations, or reflect very different renovation and furnishing levels.
One historical naming issue matters for identity. Older accommodation directories use the same name, The 8 Pool Villa, for an approximately eight-villa hospitality property at Coco Chalong / Soi Palai dating back to around 2014. Modern real-estate portals, by contrast, describe the 80-unit residential community. The most plausible reading is that the name was used for an earlier hospitality component or phase on the same broader site, but the public record is not clean enough to merge those datasets. This dossier therefore covers the current 80-villa residential project in the NovAsia queue and deliberately excludes hotel room rates, guest-review data and the old eight-unit hotel count.
A resale inspection should also go well beyond the project profile. For the private pool, check the equipment, waterproofing, signs of chronic damp and the real maintenance routine; for the house itself, inspect the roof, exterior walls, air-conditioning, plumbing and electrical systems. In semi-detached villas, party-wall construction and neighbour noise can matter more than the floor-plan label suggests. If a home is sold with a tenant, review the lease, deposit, notice provisions and payment record rather than treating the advertised rent as immediately transferable income. After several years of operation, these house-specific items can change the effective acquisition cost more than a modest difference between asking prices. Ownership format
For a foreign buyer, ownership of the villa structure and rights to the land need to be checked separately. Direct foreign freehold ownership of Thai land is legally restricted; for a specific resale, verify the land title, registered landowner and the proposed land-use or lease structure before paying.

A single-storey semi-detached private-pool villa. Current resales often report a larger area, such as 118 sqm, so buyers should establish what each listing includes in its floor-area figure before comparing values.
Public project descriptions give Types A and B the same bedroom count and stated floor area, but do not clearly explain the difference between them. Resales commonly show 118–126.78 sqm on plots of roughly 144–146.4 sqm.

Published project-plan areas and live resale areas do not line up. The most likely reason is that sources are using different measurement bases — enclosed area, total usable area, or post-completion alterations. The figures are therefore kept separate rather than averaged; a buyer should reconcile the plan, measured house and registered documents for the selected villa.
