Why this project is worth a look
Very low entry price
The current Hipflat asking price starts at THB 771,000 for roughly 59 sqm. That is unusually low in absolute Bangkok terms, but the number only becomes meaningful once the unit's condition, title and sale structure are understood. A distressed or heavily depreciated apartment is not directly comparable with a normal renovated resale.
Real resale evidence
The project has current listings, historic bank asset records and unit-level transaction traces. That provides more useful evidence than a generic brochure because buyers can see that apartment sizes and building references vary materially. The same evidence also warns against assuming that all units share one standard specification.
Established Yan Nawa address
Sathu Pradit 34 sits in an established part of Yan Nawa with road access into the Rama III corridor and the wider southern-central Bangkok network. It is better understood as a road- and bus-oriented urban location than a condominium immediately beside a rail station.
Due diligence matters
A 1992 project with conflicting public metadata needs more document and building inspection than a straightforward new launch. The practical advantage is that the asset already exists and can be examined. Suwan Asia Condominium 2 is an older resale condominium in Bang Phongphang, Yan Nawa, in the southern-central part of Bangkok. Multiple sources place it on Soi Sathu Pradit 34, with an older Kasikornbank asset record narrowing the location to Yaek 6. Hipflat dates completion to January 1992 and Dot Property also gives 1992. This makes the project fundamentally different from a newly launched condominium with standardized finishes and a current developer specification. The useful buying unit is the individual resale apartment, and its physical condition and legal history matter more than whatever the building may have offered when it was first completed.
Identity is unusually important here. Public databases contain both Suwan Asia Condominium and Suwan Asia Condominium 2, and a Bangkok appraisal index lists the two names separately. A historical bank-owned unit also names Suwan Asia Condominium 2 specifically at Sathu Pradit 34 Yaek 6. Several commercial portals nevertheless appear to blend data from neighbouring buildings or the wider Suwan Asia complex. That means project-wide facts cannot simply be copied from the unnumbered Suwan Asia Condominium page. Building count, facilities, floor count and even unit totals need to be tied to the correct condominium registration before they are treated as settled facts.

The most obvious conflict concerns scale. Dot Property labels Suwan Asia Condominium 2 as a 130-unit, five-storey project. Hipflat also says five storeys, yet its own historic transaction table includes units on the sixth floor, while the project-level '1 unit' figure appears to reflect available stock rather than the registered condominium total. A current NPA listing adds another contradiction: unit 205/581 is identified as being on the second floor of Building C in a 12-storey building. Historical bank records independently confirm a Building C within Suwan Asia Condominium 2. Because these sources cannot be reconciled safely, the registry record deliberately omits a single project-wide floor count and unit total.
Current asking prices are strikingly low in absolute Bangkok terms, but that should not be read as a clean project-wide valuation. As of 22 September 2026, Hipflat shows a roughly 59 sqm, one-bedroom resale at THB 771,000. A separate live NPA record for a 59.65 sqm unit is offered at THB 1.1 million. Those numbers may refer to different legal and physical circumstances even where size is similar. In an older building, asking price can reflect condition, occupancy, renovation history, lender or asset-manager ownership, encumbrances and the urgency or structure of the sale. The lowest advertised number is therefore best used as a market entry point for investigation, not as evidence that every apartment in the project is worth the same amount per square metre.
The apartment stock also appears heterogeneous. The active Hipflat unit is about 59 sqm with one bedroom. A historic Kasikornbank record within Suwan Asia Condominium 2 covers condominium numbers 205/603–604 with a combined area of 215.78 sqm. Separate legal-execution-derived data shows much smaller units elsewhere in the registered project. This is not a modern scheme where one brochure necessarily defines every layout. For that reason the unit-mix section below contains only a currently verifiable resale example, while the larger historical unit is treated as evidence that substantially different configurations have existed rather than as a standard floor plan.
The address is useful for buyers who understand the Rama III and Sathu Pradit side of Bangkok rather than those choosing solely by rail-station proximity. Sathu Pradit is a long mixed residential and commercial corridor linking into the wider Yan Nawa road network. Property portals associate the area with the Wat Dok Mai BRT corridor and access toward Saphan Taksin, but this is not a condominium sitting directly beside a BTS or MRT entrance. Its practical appeal is more about local road connectivity, established neighbourhood services and access to the Rama III side of the city. Buyers who expect a highly walkable transit-oriented environment should test the actual commute at the times they would use it.
For a 1992 building, technical due diligence deserves more weight than cosmetic staging. Inside the unit, the inspection should cover the electrical panel and wiring, plumbing, drainage, signs of historic leaks, windows, air-conditioning, bathrooms and the quality of any previous renovation. At building level, useful questions include lift condition, pumps, water storage, fire-safety equipment, roof and façade works, drainage and parking. None of the public project pages provides a reliable current engineering-condition report. A cheap purchase can still become expensive if the apartment and common systems need substantial work shortly after transfer.
The condominium juristic person's finances are equally important. A buyer should obtain confirmation of outstanding common fees for the selected unit, the current monthly charge, sinking-fund position and minutes or notices relating to major planned repairs. Older condominiums can face large one-off capital works when lifts, façades, waterproofing or mechanical systems reach replacement age. Public sources for Suwan Asia Condominium 2 do not provide enough evidence to state the current fee structure or reserve position. For a viewing, the practical approach is simple: walk the common areas and ask which facilities belong to this condominium registration, which are operational, whether any are shared with adjoining buildings, and how they are funded.
The original developer is not fully verified. Hipflat attributes Suwan Asia Condominium 2 to Suwan Asia Co., Ltd., and Thailand YellowPages lists a company of that name in the condominium business at a Sathu Pradit address in Bang Phongphang. However, the research did not surface an official company-registry or project document directly tying that legal entity to this specific condominium. The developer field is therefore left out rather than presenting a secondary-source attribution as a verified corporate fact. With a project completed in 1992, today's purchase analysis can still proceed, but the provenance should be described honestly.
For a foreign purchaser, current title and quota status are more important than the original developer name. Thai government guidance states that foreign ownership of condominium units is limited to 49% of the total unit area in the registered condominium. The buyer should obtain the juristic person's foreign-quota certificate, review the condominium title deed, confirm the registered owner and check mortgages or other encumbrances before paying a deposit. Extra care is warranted with NPA or enforcement-related stock, where a low price can come with a more involved acquisition process or possession issues.
Suwan Asia Condominium 2 therefore suits a buyer who is prepared to do property-specific work.
