Why this project is worth a look
Useful choice of layouts
Four original layout categories give this established building more flexibility than its age or exterior appearance might suggest. There are compact units for one person and larger configurations for households that need separate rooms. The distinction becomes meaningful only when the actual title area, configuration and condition are known; unreliable resale labels should not substitute for a floor plan.
An everyday city address
Rama III offers established retail and transport connections, with Terminal 21 Rama 3 part of the local amenity network. The other side of that convenience is a major-road environment. The short test is not how close a landmark looks on a map, but whether the crossings, transport changes and access to the building work for your own routine.
Maintenance is visible
An occupied condominium allows a buyer to inspect lifts and shared areas and ask for a history of repair spending. That creates a useful evidence trail which off-plan marketing cannot provide. It does not eliminate risk: ageing services, upcoming common-area works or depleted reserves could be material to the true cost of owning here.
View is unit-specific
A riverside-sounding name draws attention, and some individual listings do advertise a river outlook. It is not a standard feature attached to every title. A buyer should inspect the exact unit and window orientation, especially when the asking price includes a premium for the view.
Clear secondary-market process
Ownership documents, the seller's authority and the condition of the apartment matter more here than any historic developer price list. Foreign purchasers must also establish whether a registered freehold transfer is possible within the building's foreign quota. A straightforward resale can be attractive, but only after the relevant unit-level evidence has been obtained.
About the project
Lumpini Place Rama III – Riverview is an established condominium on Rama III Road in Bangkok, not an off-plan launch. Buyers are dealing with existing owners and real apartments in a single 19-storey building containing 497 units. L.P.N. Development is the developer, and the more consistent specialist records place completion in 2005. That changes the buying process considerably. There is no future construction programme to assess or developer instalment schedule to take at face value. Instead, the questions concern the apartment itself, the legal owner, the management of the common property and the costs of maintaining a building that has been occupied for many years.
Start by getting the building right. LPN has used similar names for other developments along Rama III. Lumpini Place Rama III – Charoen Krung is a different project, while Lumpini Place Rama III – Riverine is a much newer high-rise in another part of Bangkok. Some property portals appear to have imported attributes from one record into another, producing a Riverview profile with 9 floors and 312 units. Those figures do not match the independent 19-floor, 497-unit records for this address. Buyers comparing listings should make the project name, address and actual floor number agree before they compare price or amenities. A listing entered under the wrong building can be misleading even when the photographs are genuine.

The address is 297 Rama III Road, Bang Khlo, Bang Kho Laem, Bangkok 10120. This is a busy, established part of the city with access to shops and services, including the Terminal 21 Rama 3 shopping centre. Its appeal is practical rather than secluded. Groceries, meals and everyday errands need not require a journey to Bangkok's central retail districts, but the main-road setting shapes daily life. The ease of walking from the entrance to a shop or transit stop will depend on road crossings and pedestrian access. A short-looking distance on a map is not enough to establish a comfortable everyday route.
Public transport here is worth understanding precisely. Charoen Rat is a station on Bangkok's bus rapid transit system, which links onward to the rail network at an interchange; it is not a train platform at the condominium gate. Some marketing descriptions loosely refer to nearby BTS access without making the transfer clear. Commuting towards Sathorn may suit a resident who is comfortable combining bus services, rail or road transport. Others may prefer a home beside a train station, where the journey is less dependent on traffic and transfers. Our evidence does not support a single verified walking time from every entrance, so none is advertised as a measured fact.
The word Riverview is part of the project's name, not a view guarantee for all apartments. River-facing listings do exist, and some sellers present upper-floor views of the Chao Phraya as a principal feature. The outlook from another apartment may be across nearby buildings or towards the road. Floor number, window direction, surrounding plots and even the room used most often can change the experience. For a buyer paying extra for a view, an in-person look from the actual living space is far more reliable than photographs from a rooftop, a different floor or a carefully chosen camera angle.
One of the useful distinctions in this building is its range of layouts. The published original unit mix runs from 30–34-square-metre studios through one-bedroom units of 38–51.5 square metres and two-bedroom apartments of 60–71 square metres, reaching three-bedroom formats of 79.5–87 square metres. These are typical plan ranges, not a live inventory. Resale advertising sometimes describes apartments outside those dimensions, including altered room counts and numbers of floors that exceed the building height. An unusual listing is not automatically fraudulent. The title record and physical floor plan should resolve the question; the listing category cannot.
That variety serves several different types of resident. A studio may suit a person who spends long hours out of the apartment and values a manageable purchase budget. A separate bedroom provides a different level of privacy for someone working from home. The larger layouts are more flexible for families, for guests or for separating bedrooms from work and living areas. Yet square metres alone do not describe comfort. Daylight, wall space, kitchen layout and past remodelling determine how useful the advertised size feels.
Pricing now comes from the resale market. A specific PropertyHub advertisement offers an approximately 30.42-square-metre apartment on the 19th floor for THB 2.2 million; the visible refresh date is 14 August 2026. A one-bedroom option around 39 square metres has been advertised at THB 2.99 million, while larger two-bedroom offerings carry higher asking prices. These are seller requests, not executed transactions or prices guaranteed by LPN. The building's historic promotional starting price of THB 1.78 million survives in older project directories, but it has no standing as a current purchase quote. Before making a budget, buyers must establish that the specific apartment is still offered and that its stated size and floor are correct.
There is also an apparent cheaper listing that should not be treated as a settled market floor. DDproperty shows a THB 1.9 million, 26-square-metre entry under Riverview. The size falls below the project's published standard studio range, while similar small-unit descriptions occur under the separate Riverine project. The evidence does not establish that the listing is a valid apartment in this building. Rather than quietly ignore the discrepancy or present the lower figure as a dependable entry price, this dossier retains it as a point for verification. A seemingly attractive price is only useful when the physical unit and legal identity have been established.
Finishes are only part of a unit assessment. An attractively renovated kitchen can conceal older pipes; freshly painted walls say little about wiring or water ingress. Older air conditioners, poorly sealed windows and worn bathrooms can turn a cheaper purchase into a larger renovation project. Ask exactly what stays with the apartment, assess the appliances and inspect surfaces and service points carefully. Comparing an untouched apartment with a properly modernised one requires a broader budget than the headline asking price. That is particularly true when the property has a long occupation history and different owners have maintained their units to very different standards.
The project directories describe a swimming pool, gym, lifts, controlled access, security, CCTV, gardens and parking. A Thai condominium directory reports 332 car-parking spaces. These features may make an established development comfortable, but their existence in a brochure does not establish their current condition or the rules for using them. Parking entitlement is especially easy to misunderstand: a facility having spaces does not prove a particular apartment comes with an exclusive bay. Residents with cars should ask about access cards, availability at night and guest arrangements. Residents without cars may find lift reliability and entrance security much more consequential than the parking count.
Common-property maintenance deserves careful attention in a building of this age, without assuming that age itself implies neglect. The practical concerns include lifts, water pumps, drainage, fire-safety systems, exterior repairs and the condition of circulation spaces. Buildings with sound maintenance plans can continue to function well; apparent tidiness at reception, however, tells only part of the story. Minutes from owners' meetings, records of major works and information on upcoming spending can help reveal whether costly projects are being funded or deferred. The current technical condition of these systems has not been independently inspected for this dossier, so there is no basis for declaring the building either problem-free or distressed.
The condominium juristic person also affects the financial picture. Buyers need to know the latest common-area charge, whether the seller owes anything, what the reserve fund holds and whether special contributions have been approved. Public profiles leave the maintenance fee blank, and we have not obtained a current budget or debt certificate. Those missing details matter whether the apartment is purchased for personal use or to let. A building with attractive communal facilities can have correspondingly meaningful upkeep costs; it would be misleading to insert an estimated monthly figure simply to complete a model. Obtain the building's own paperwork before comparing total ownership costs with another project.
For an overseas buyer, an advertised freehold condominium is not automatically an available foreign-freehold purchase. Thai condominium law allows qualifying foreign individuals to register freehold within a foreign ownership ceiling of 49% of the aggregate unit area. Whether a particular Riverview apartment can be transferred that way depends on the building's remaining foreign quota and documentation, including the management's quota confirmation and the required evidence of funds. Generic freehold labels on listing portals are not unit-specific certificates. Leasehold, if offered, is a separate contractual form and should never be described as equivalent to registered freehold. No current foreign-quota certificate for a particular unit has been reviewed here.
The transaction itself is a secondary-market negotiation. The developer's old payment arrangements are irrelevant to a sale by a private owner. The price, deposit, included furniture, possession date and treatment of transfer charges belong in the agreement. Before funds move, check who owns the title, whether there are registered encumbrances, whether payments go to the right party and what happens if the transaction cannot proceed. Buyers purchasing remotely should take particular care with the identity and authority of whoever signs or receives money. The paperwork determines what the buyer acquires and whether it can be transferred.
Rental listings demonstrate that there is an active market for apartments in the building, but they do not demonstrate an investment return. Asking rents for compact rooms can be around THB 9,000–12,000 a month, with larger two-bedroom homes advertised at higher figures. Apartment condition, furnishings, views and the speed of finding a tenant can make a considerable difference. A rent quoted online is not necessarily the rent agreed in a signed contract; neither does it reflect vacancy, agent costs, repairs, taxes or building fees. Anyone assessing rental potential should work from unit-level evidence and realistic running costs rather than applying a headline yield to the whole project.
There is an important trade-off in the setting. Residents seeking a walkable enclave of small streets or a brand-new building may not enjoy the main-road environment, especially if road noise or frequent transport connections are a concern. For other buyers, the established services of Rama III and the availability of larger layouts in a mature building may matter more than proximity to a particular train station. Visit at the hours that resemble your real routine. Afternoon sun, evening traffic, lift queues and a live walk to transit will tell you more than a generic location rating.
The strongest argument for investigating Riverview is that much of the property can already be examined. You can inspect the actual unit, ask the people running the condominium how the building is maintained, review seller documents and compare real listings rather than speculate about construction promises. Its age should be reflected in that process, not used as either a selling point or an automatic warning. A sensible decision rests on verified ownership, a believable total budget and the way the particular apartment works for its future occupant. The name on the building is only the beginning of that decision.
Ownership format
Eligible foreign buyers may register condominium freehold within the 49% foreign ownership quota measured by aggregate unit area. Available quota, the selected unit's transfer eligibility and the seller's title require documentary confirmation. Any leasehold must be assessed as a separate contract, not as equivalent ownership.
Unit types & sizes
The smallest published format may work for a solo resident who values location over a separate bedroom. A 30.42 sqm, 19th-floor resale listing asks THB 2.2 million, but the same advertisement is described both as a studio and as a one-bedroom home. Inspect the actual layout before relying on the category.
A separate bedroom offers useful privacy for a couple or a resident working from home. A roughly 39 sqm resale unit has been offered at THB 2.99 million, but the asking price tells little about renovation or views. Compare bathrooms, daylight and usable space, not just the floor-area headline.
A flexible option for households needing a second bedroom or a dedicated workspace. Current adverts include a 64 sqm apartment at THB 4.2 million and others described as 72 sqm, slightly outside the original published range. Confirm the registered area and number of bathrooms for the specific property.
The original plan set includes three-bedroom homes suitable for a family needing several independent rooms. The format is documented, but no sufficiently reliable live asking price for a standard unit in this category was established. Larger or unusual resale listings should be checked against the legal floor area rather than treated as a new typical layout.
These are the original published unit-type ranges, not a live stock list or verified net internal areas. Some listings report room counts, areas and even floors that conflict with the building record. Confirm the legal area and any changes from the physical and registered plans. The studio price reference is one seller's advertisement, not the standard price for the format. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The building is identified at 297 Rama III Road, Bang Khlo, Bang Kho Laem, Bangkok 10120, Thailand; do not confuse it with LPN's separate Charoen Krung or Riverine properties.
- Terminal 21 Rama 3 is an established shopping destination in this part of the road. Its practical usefulness depends on the real pedestrian route and available crossings.
- Charoen Rat BRT provides a bus rapid transit connection with onward rail transfers. The condominium does not have a train platform at its entrance.
- Some apartments are marketed with Chao Phraya River views, but orientation and neighbouring buildings decide what an individual buyer will actually see.
- Rama III is a major traffic corridor. Visit at the times you expect to leave, return home and open the windows.

Price & purchase terms
- Current price: From THB 2.2 million for an advertised 30.42 sqm resale apartment on PropertyHub (last refreshed 14 August 2026; checked 10 October 2026). This is the lower supported asking-price reference among the listings reconciled here, not a developer price. Availability, price, title and terms must be confirmed with a specialist for the particular unit.

Best for: Owner-occupiers who prefer inspecting a real apartment and an operating building to buying from a future-completion promise, and who are prepared to review maintenance information rather than assuming the shared areas are trouble-free.; Single residents or couples interested in a compact home within the established Rama III service area, provided the main-road environment and actual transport connections fit their routine.; Households that need a two- or three-bedroom configuration and want to compare layouts against the building's original plans, parking arrangements and current repair condition.; Long-term rental investors who can underwrite one verified unit with realistic vacancy and running costs, rather than treating advertised rents as cash already being received.; may not suit: Buyers seeking an off-plan developer instalment plan, a new-build warranty environment or a choice from newly released developer stock. The condominium is already completed and resales depend on private owners.; Residents who want a quiet low-traffic lane or step-outside access to a rail station, with no bus connection or substantial road crossings.; Buyers expecting a guaranteed river view or guaranteed foreign freehold from the project name or generic listing category, without unit-specific verification..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Public project records disagree: Home.co.th, PropertyHub and Condothai give 2005, 19 floors and 497 units; DDproperty describes completion as 2004, while FazWaz shows 9 floors and 312 units. The latter two size figures correspond to the separate Lumpini Place Rama III – Charoen Krung. An original completion certificate has not been obtained.
- A DDproperty entry asks THB 1.9 million for a 26 sqm unit under Riverview, below the project's published 30–34 sqm studio range; a similar specification appears under the separate Riverine development. Its identity is not established. The THB 2.2 million, 30.42 sqm listing is used as the lower supported asking-price reference, although its continued availability also needs confirmation.
- No current unit-specific foreign-quota certificate, seller title, common-fee schedule, reserve-fund statement or major-works budget has been reviewed. The name Riverview is not evidence of a river outlook from any particular apartment.
