A buyer is no longer comparing reservation terms, construction milestones or a developer payment plan; the real questions are the title of the selected apartment, the seller's paperwork, outstanding common charges, the condition of the building and the way the condominium juristic person is being run. When checked in September 2026, the market still showed a unit around THB 1.3M, roughly 31 sqm. That is a useful entry-price reference, but it is an asking price for one resale apartment, not a project-wide price list.
The basic physical profile is reasonably well documented. Multiple Thai property databases describe two eight-storey residential buildings on Suksawat 17. PropertyHub, Scancondo and several secondary project pages report 238 units, while DDproperty and ZmyHome report 160. We retain 238 as the working figure because it is repeated across several detailed project records, but the conflict is material enough to keep open until the condominium registration documents or juristic-person records are checked. The same issue appears with the completion date: many current platforms say 2008, while older Thai reviews say the project was completed in 2007. From a buyer's perspective the practical conclusion is the same — this is an older completed building, so present condition and maintenance history matter more than whether the original handover fell in late 2007 or early 2008.

This is a local Bangkok location, not a resort or central-CBD proposition. Suksawat and Rat Burana serve established residential neighbourhoods on the south-western side of the city. The project's OpenStreetMap-based position is approximately 13.68295, 100.49347, with Bangpakok Wittayakom School, Wat Bang Pakok, everyday retail and Bang Pakok 1 Hospital in the surrounding area. The location therefore makes more sense for someone with a reason to live or work around Suksawat, Rat Burana, Rama II or the nearby road network than for a buyer choosing purely on proximity to the most central BTS districts. That does not make the location better or worse; it defines the type of demand the apartment is likely to rely on.
Unit information is available but should not be treated as perfectly standardised. Scancondo lists one-bedroom units of about 35.45–46.30 sqm and a two-bedroom layout around 59.30 sqm. At the same time, a current 31 sqm resale on DDproperty is described as a one-bedroom, while other portals may classify similar small units as studios. That is common in older resale projects where agents enter room types themselves. A serious buyer should therefore use the title deed, actual floor plan and on-site inspection as the source of truth for the chosen unit rather than assume that a portal filter exactly reproduces the original developer layout catalogue.
The common facilities also need to be read with some scepticism because the online record is inconsistent. Lifts, parking, key-card access, 24-hour security and CCTV are repeatedly listed, and PropertyHub also shows a fitness facility. A swimming pool is less clear: some older descriptions mention one, whereas PropertyHub explicitly marks the pool as unavailable. In a project of this age, an old brochure or agency description cannot establish whether an amenity still exists in usable form today. If the pool, gym or parking allocation affects the purchase decision, those points should be verified on site and with the condominium management rather than inferred from a decade-old property page.
The developer can be identified with more confidence than the building's unit count. Thai property sources consistently name บริษัท คงสุข จำกัด, and DataForThai lists the English legal name as Khongsuk Company Limited with registration number 0105531050690. The company was registered in 1988. That is useful identity evidence, but it should not be confused with a current assessment of the building's finances or management quality. Saransook Supreme is now a resale asset, so the documents that matter most are building-level and unit-level: common-fee clearance, the condominium title, any registered encumbrances, juristic-person records relevant to the transfer and the seller's authority to sell.
Running costs also need a current building-level check. PropertyHub and Condothai both report a common fee of THB 20 per sqm per month, but an older published tariff should not be assumed to be the amount payable in 2026. Fees may have changed and older condominiums can also approve one-off repair contributions. We therefore do not extrapolate that figure into a monthly bill for a sample unit. Before purchase, the buyer should obtain the current fee schedule, confirmation of the seller's outstanding balance and details of any approved special assessments from the condominium juristic person.
DDproperty describes the project tenure as freehold, and individual listings are also marketed as freehold units. For a foreign buyer, however, 'freehold condominium' is only the starting point. Thai condominium rules cap foreign ownership at 49% of the total unit area in a registered condominium building. The condominium juristic person must issue the relevant confirmation for a foreign transfer, so foreign-quota availability has to be checked for the specific unit at the time of purchase. A unit that is perfectly transferable to a Thai buyer may not necessarily be immediately transferable into foreign freehold if the quota is full.
The strongest case for Saransook Supreme is straightforward: it offers a completed, established building with a relatively low resale entry point in a normal Bangkok residential district. It may suit an owner-occupier who already understands the Suksawat area, or a landlord targeting long-term local demand rather than short-stay tourism. The trade-off is equally clear. This is not a new project with fresh warranties, a modern amenity package and a single sales office able to answer every question. Online records disagree on basic facts, current sale inventory is thin, and condition can vary materially from one apartment to another. The right decision therefore depends less on the project name and more on the quality, title, price and maintenance history of the exact resale unit being offered.
Ownership format
The project is marketed as a freehold condominium. A foreign buyer still needs confirmation that the selected resale unit can be transferred within the foreign quota: foreign ownership in a registered condominium building may not exceed 49% of the total unit area.
