Why this project is worth a look

A real waterfront setting

The Chao Phraya borders the development itself. That is meaningful for buyers who value the river, but it does not make every apartment river-facing. A unit's wing, height, windows and balcony determine how much of that setting the owner actually enjoys.

Two towers, four wings

The 2004 developer announcement describes two principal buildings split into four named sections. This is a more helpful way to understand the estate than treating every wing as another phase. Roadside and riverside apartments are not interchangeable, even if their advertised areas match.

Inspect what already exists

There is no construction completion risk of the kind associated with an off-plan purchase. Buyers can examine common areas, speak with residents and inspect the particular unit. The corresponding responsibility is to look closely at ageing infrastructure and the condominium's repair budget.

Layouts beyond small condos

Live advertisements cover compact one-bedroom homes, practical two-bedroom arrangements and significantly larger family units. That range makes the project more varied than a typical studio-led tower. Room proportions and usable circulation space still matter more than an impressive headline area.

Resale pricing varies widely

The THB 3.19 million asking-price floor belongs to one identified listing, not the whole project. River orientation, condition, title status and seller expectations differ sharply. Comparing actual eligible units, rather than just averaging portal prices, is essential here.

About the project

River Heaven is an established Chao Phraya riverside condominium in Bangkok's Bang Kho Laem district, rather than a newly launched development. The appeal is tangible. A buyer can inspect the building as it operates, compare different exposures and speak to people who actually live there. The trade-off is just as tangible: it is an early-2000s property, so lift reliability, plumbing, waterproofing and the finances of the condominium matter alongside the view and the floor plan. Its character will appeal to someone who wants a riverside home with a real track record, but it should not be evaluated as though it were a new-build condominium with everything under warranty.

The building count needs an explanation before any comparison of apartments makes sense. When Land & Houses presented River Heaven in 2004, it described two physical buildings on roughly six rai of land. The roadside building was twelve storeys high and the riverside one twenty-seven. Both were split into named wings: Allamanda and Bird of Paradise toward the road, Carnation and Daisy toward the river. There are 521 condominium units across the development, and the original riverside release comprised 447 of them. Modern portals sometimes count four buildings, apparently treating the wings as separate blocks; other descriptions even say three. None of that establishes four independent construction phases. For a buyer, the relevant distinction is which wing a specific unit occupies and what lies immediately outside its windows.

Land & Houses is the developer brand consistently attached to this address, although the historical ownership story is more nuanced than an ordinary developer-to-buyer launch. The original announcement identifies Land & Houses Property Fund II as the project's owner at that time, with Land & Houses involved in marketing and sales. The company's subsequent shareholder materials also identify River Heaven among the fund's assets. That history helps reconcile different corporate names in old records; it says nothing by itself about who owns a particular resale apartment in 2026. A buyer needs the present title and seller's authority, not an assumption drawn from a twenty-year-old corporate association. Most project directories give 2004 as the completion year, while FazWaz records December 2003; both describe a long-completed property.

A river address and a river view are two different products. Some apartments look across the Chao Phraya, while others look toward the city or internal grounds. Balcony orientation, neighbouring structures and the height of the unit all affect the everyday experience, and asking prices reflect more than a bedroom count. Someone drawn by sunsets and the passing boats should visit the exact apartment at the time of day they expect to use the balcony. Someone sensitive to noise might care more about the roadside exposure and windows. The inspection should extend beyond what can be seen from the living room: ceiling marks, water pressure, air-conditioning drainage and weathered exterior surfaces can be costly issues in a building of this age.

Current resale listings show why an average price tells only part of the story. A 50 sqm one-bedroom apartment was being advertised at THB 3.19 million in the listings reviewed on 10 October 2026. Two-bedroom options can be found near 60 sqm or in far larger layouts; roughly 100 sqm apartments offer a different kind of family accommodation, and some unusual units exceed 200 sqm. The first figure is simply the cheapest asking-price reference identified during this search. It is not a developer price list, a guaranteed transaction price or evidence that a river-facing unit can be bought for the same amount. Listings can also be duplicated across agencies, so apparent choice may be narrower than the number of search results suggests.

Charoen Krung has a distinctive everyday rhythm. Asiatique The Riverfront is a recognisable nearby destination, and this stretch of the river connects to schools, local services, hospitals and ferry routes. Yet River Heaven should not be confused with a condominium built directly over a rail station. Saphan Taksin is part of the practical transport picture, usually reached by another form of transport, and road conditions toward Sathorn or Silom deserve a realistic commute test. Asiatique's own transport guidance makes clear that some river services operate only during particular hours. A household depending on late-night rail access or predictable school runs should judge the address by its actual routine, not a map pin or an agent's shortest possible travel time.

The original development material mentioned gardens by the river, a panoramic garden on an upper floor, sporting courts and swimming facilities. Current project profiles still show pools, a fitness room, sauna, parking and security. Those are useful reasons to explore the property, but their present condition, access rules and planned refurbishment costs cannot be established from an amenity checklist. FazWaz and Hipflat report a common-area fee of THB 30 per sqm per month; the condominium's own current assessment and any extraordinary levies take precedence. On an older riverside property, the reserve fund, maintenance accounts, fire systems, facade repairs and lift replacement planning deserve careful attention before an attractive apartment is treated as a bargain.

Foreign ownership adds one more unit-specific condition. Thai law permits freehold condominium ownership by eligible foreign buyers only within the statutory ceiling of 49% of the total unit area. Listings for River Heaven distinguish Thai-quota and foreign-quota transactions, but a broker's label cannot tell the buyer whether a transfer is still permissible on the intended completion date. The condominium juristic person's quota certificate, the current title deed and the source-of-funds documentation need to line up with the buyer's situation. In a mature resale market, this legal and administrative work matters far more than any historical promise made when the buildings first opened.

Ownership format

A foreign buyer may hold registered freehold title only while the condominium's foreign quota remains available; the statutory ceiling is 49% of the aggregate unit area. Resale advertisements carry both foreign-quota and Thai-quota labels, but neither replaces the individual title deed and the condominium juristic person's current quota certificate. No project-specific leasehold package has been independently verified.

Unit types & sizes

1 bedroom
43–52 sqm in project profiles and listings
1 bathroom

The lowest identified asking price is THB 3.19 million for a 50 sqm fourth-floor apartment. At this size, layout efficiency, kitchen condition, daylight and window orientation can change the lived experience considerably. The cheapest unit is not automatically the best-value one.

From THB 3.19M asking, 10 Oct 2026
2 bedrooms
About 59–108 sqm in current listings
1–2 bathrooms

This category spans smaller units with a shared bathroom and much roomier plans with two bathrooms. Two apartments carrying the same two-bedroom label can suit very different households. The floor plan, the relationship between living and sleeping areas, and the exact wing deserve more attention than the category name.

From THB 3.35M in a FazWaz listing, 10 Oct 2026
3 bedrooms
About 98–109 sqm; much larger examples also appear
Typically 2 bathrooms in reviewed listings

Most reviewed three-bedroom listings cluster near 100 sqm, although an unusually large 241 sqm apartment is also advertised. Family buyers should pay close attention to storage, bathroom access, the kitchen and how the layout works for everyday life. A larger figure on a listing does not guarantee practical space.

From THB 6.5M in a PropertyHub listing, 10 Oct 2026
Penthouses
Up to 355 sqm in the project directory

Project directories mention penthouse accommodation as large as 355 sqm. That is a historical project-range figure, not evidence of an available penthouse in October 2026. Any actual offering needs its own floor plan, title check and current seller confirmation.

These sizes come from individual resale advertisements and project directories, not a verified master schedule of every registered apartment. In River Heaven, even the two-bedroom category covers very different arrangements. An area figure does not prove a river view or a second bathroom. General directories quote 43–355 sqm for the development, whereas the 2004 launch announcement gave 44–333 sqm for the first batch of riverside units. The figures refer to different scopes and should not be blended into a supposedly exact universal range. The specific apartment's registered plan and title are decisive. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location

  • River Heaven sits on Charoen Krung Road near Soi 76/1, directly within the Chao Phraya riverside neighbourhood. This is an established part of Bangkok with real street activity, not an isolated new master-planned estate. Buyers expecting resort-like quiet should experience the area at different hours before deciding.
  • Asiatique The Riverfront is a useful nearby landmark, with dining and waterfront activities. Its official visitor information also explains boat and bus connections for the surrounding riverfront. Some of the boat options are time-limited, so they should not be assumed to replace a full-day commuter service.
  • Saphan Taksin appears in practical travel routes from this area, but the condominium is not next to a BTS entrance. Property portals give inconsistent station distances and trip estimates. A weekday journey to Sathorn, Silom or another regular destination is a more reliable guide than a headline claim of being near rail transport.
  • Shrewsbury International School Bangkok Riverside, local healthcare and river piers form part of the wider neighbourhood. Their value depends on the household's actual routine, traffic, drop-off requirements and preferred mode of travel. The route from the condominium gate is what matters, not an advertised radius drawn on a map.

Price & purchase terms

  • Current price: From THB 3.19 million for a listed 50 sqm resale apartment on PropertyHub and with Connex Property, checked on 10 October 2026. This is a low asking-price reference, not an agreed transaction price. Availability, the seller's current terms and foreign-ownership eligibility must be confirmed for that unit.
  • Completed: 2004

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Long-term residents who prefer a functioning condominium to buying from a set of renderings. They can inspect common spaces, understand the neighbourhood and see how the property is managed before making a commitment. That visibility is valuable, provided the inspection is thorough.; Riverside buyers who genuinely want to make the Chao Phraya part of their everyday environment. The address offers that possibility, but only certain units deliver the outlook and balcony experience they may have in mind. Exposure within the estate is central to the choice.; Couples and families looking for alternatives to compact modern layouts. The resale market covers a broad range of two- and three-bedroom apartment sizes, including larger homes. That variety can be useful, but the plan must still support the family's daily routines rather than merely reach a target floor area.; Buyers who are comfortable with resale due diligence. A mature condominium rewards attention to service charges, repair reserves, building management, the seller's title and the foreign quota. Those checks often reveal more about overall value than an agent's asking-price comparison.; Investors considering conventional long-term letting, with realistic expectations about vacancy, tenant turnover and maintenance. River Heaven has an active rental-advertisement market, but neither advertised rents nor a pleasant riverside setting provide evidence of a guaranteed net return. Each apartment needs its own numbers.; may not suit: Someone whose priority is a recently completed building with modern systems and little prospect of shared capital expenditure. A renovated apartment does not reset the age of the lifts, facade or common plumbing.; Daily commuters who need rail access immediately outside the lobby. Reaching Saphan Taksin or another connection is a separate part of the journey, and local traffic can make schedules less predictable.; Buyers expecting the lowest advertised price to include an unobstructed river view, or those unwilling to verify the foreign quota and title of a particular resale unit. Neither a riverside address nor a broker's listing settles those issues..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • which units are free, and on which floors
  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the selected unit’s contractual handover date in the SPA — the published date is only a reference

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • The original developer announcement describes two buildings divided into four named wings. Some directories count four buildings and one listing describes three. This is a reporting inconsistency, not evidence of separate development phases.
  • Public sources give both 2258 near Soi Charoen Krung 76/1 and 2667 Charoen Krung Road. The address used here is 2258, supported by older and local records; the definitive legal address for an individual purchase is on that unit's title.
  • Completion is recorded as December 2003 by some portals and 2004 by others. The project was already being marketed as finished in May 2004, but the exact completion month has not been established from the original registration documents.
