A building with a track record

The condominium has been operating since around 2019, so buyers can inspect real wear, maintenance quality, lift performance and management rather than relying on launch promises. Development risk is largely gone, but building-level due diligence matters more.

Several transport options

Residents have access to Airport Rail Link, canal boats and multiple road corridors. The closer Ramkhamhaeng 12 Orange Line station remains a future connection as of September 2026. It may improve accessibility, but it should not be treated as an operating station today.

High-ceiling inventory

Upper residential levels include units with ceilings around 4.5 metres and mezzanine potential. These can feel materially larger than their registered condominium area, which makes title-area verification especially important when comparing prices.

A deep resale market

There is substantial sale and rental inventory, giving buyers plenty of comparables and negotiating references. The same depth creates landlord competition. Floor, orientation, renovation quality and asking price can make a bigger difference than the IDEO name alone.

Current listings include different quota statuses. A foreign purchaser should not assume the lowest advertised unit can be transferred as foreign freehold; eligibility must be confirmed with the condominium juristic person before committing funds.

About the project

IDEO New Rama 9 is a completed high-rise condominium by Ananda Development on Ramkhamhaeng Road in Hua Mak, Bang Kapi. Launched in 2017, the project was completed around early 2019 and is now an established resale building rather than a development-stage purchase. That distinction matters. A buyer can inspect the exact apartment, see how the common areas have aged, review the building's management records and compare a deep pool of sale and rental listings. Ananda's own project history confirms the development, while Mitsui Fudosan, which participated in the scheme alongside Ananda, records a 7,905 sqm site and the Ramkhamhaeng Road location.

The recurring 994-versus-996 unit discrepancy is largely a counting issue rather than evidence of two different projects. PropertyHub, Homenayoo and Mitsui Fudosan's original release refer to 994 residential units. FazWaz and related databases show 996 in the headline but explain that the scheme consists of 994 residences plus two retail units. We therefore use 994 as the residential unit count and treat the two shops separately. For due diligence, this is a useful reminder that portal totals can differ simply because one database counts commercial strata and another does not.

The unit mix is one of the more distinctive parts of the building. Conventional studios start around 26 sqm, standard one-bedroom apartments are roughly 30–34 sqm, and larger combined formats reach about 52 sqm. The upper residential levels included high-ceiling units of about 4.5 metres, designed to accommodate a mezzanine, while standard rooms have ceilings around 2.8 metres. Resale agents often describe these as hybrid or duplex units. Buyers should be careful with that language: a mezzanine may create more usable floor area without changing the registered condominium area shown on the title. Comparing asking prices by advertised square metre can therefore be misleading unless the legal area and the actual internal configuration are both understood.

The location works because residents have several transport options rather than one perfect station connection. The site fronts Ramkhamhaeng Road and sits close to the Rama 9 junction. The operational Ramkhamhaeng Airport Rail Link station is roughly 800 metres away in project materials, while the Saen Saep canal boat network offers another route toward central Bangkok. Road connections extend through Rama 9, Phetchaburi, Phatthanakan and the expressway network. This should not, however, be confused with having an operating MRT station 380 metres away. The often-quoted Ramkhamhaeng 12 station belongs to the Orange Line and is still a future connection as of September 2026.

The Orange Line is relevant, but only as a future infrastructure factor. MRTA's current project information lists Ramkhamhaeng 12 on the eastern section and targets January 2028 for operation of that section. Ananda's historical materials placed the planned station about 380 metres from the condominium. That proximity may become useful once the line is actually running, but buyers should make today's decision using today's transport network: Airport Rail Link, buses, canal boats, taxis and road access. A future metro opening should not be capitalised into the purchase price as if it were already in service.

Common facilities are concentrated mainly on the ground and second levels. Project reviews describe a double-volume lobby, swimming pool, landscaped areas, social club, co-working space, meeting room, fitness centre and terrace. Security includes controlled access, CCTV and on-site staff. Homenayoo records four passenger lifts and one service lift, with parking around 35% of the residential unit count excluding stacked parking. Some later portals quote a higher parking ratio, which is why a car owner should ask the juristic person about the actual usable spaces, allocation rules, EV charging, visitor parking and current occupancy rather than rely on a marketing percentage.

The recurring ownership costs are relatively well documented. PropertyHub and Homenayoo both quote a common-area fee of THB 45 per sqm per month, and the original project review lists a one-time sinking fund contribution of THB 500 per sqm at transfer. For a resale buyer, the historical sinking-fund payment is less important than the building's current finances. The useful documents are the seller's debt-free certificate, current fee schedule, recent co-owner resolutions and any information about major repairs or reserve requirements. In a single tower approaching one thousand apartments, lift maintenance, mechanical systems, pool upkeep and reserve funding can affect ownership more than the original amenity list.

The September 2026 resale market is deep. PropertyHub shows well over one hundred sale listings and more than two hundred rental listings, while FazWaz also carries dozens of active units. Smaller apartments start around THB 2.2 million in current asking prices, with high-floor and high-ceiling formats priced materially higher. FazWaz listings demonstrate why a foreign buyer must go beyond the headline price: some units are explicitly marked Foreign Quota and others Thai Quota. The relevant entry price for an international buyer is therefore not the cheapest advertisement; it is the cheapest legally eligible unit with acceptable title, registered area, condition, floor, view and seller terms.

The building is dense: nearly one thousand residential units in a single 24-storey tower. That density creates both liquidity and competition. There is enough stock to benchmark prices and rents across similar layouts, which is useful when negotiating. The same feature means an owner competing for tenants may be one of many landlords offering an almost identical 26–34 sqm apartment. Fit-out, floor, view, maintenance condition and pricing discipline can matter more than the project name. Investors should therefore model the individual unit from actual rent evidence and ownership costs rather than applying a generic yield assumption to the entire condominium.

The Ramkhamhaeng setting is mature urban Bangkok rather than an isolated new-development district. Historical project reviews identify supermarkets, malls, universities and hospitals within the wider neighbourhood, and the street remains a major commercial and residential corridor. What matters more than any individual shop name is the physical context: a busy arterial road, strong everyday services, multiple transport routes and access toward the airport and inner Bangkok. The trade-off is equally tangible. Traffic, road noise and dust are part of the location, and apartment orientation can materially change the experience. A buyer planning to live in the unit should inspect at the times of day when traffic is heaviest.

Foreign ownership follows Thailand's condominium regime rather than a specific to the project promise. Thailand.go.th states that foreign ownership in a registered condominium is limited to 49% of the aggregate unit area and that a confirmation letter from the condominium juristic person is required for the transfer process. This makes quota availability an apartment-level due-diligence item. Before paying a deposit, a foreign buyer should verify the title, seller identity, juristic-person debt status, current foreign quota and the banking evidence required for registration. A Thai-quota listing may still be a perfectly valid local-market apartment, but its low asking price should not be presented as an immediately transferable foreign-freehold opportunity.

Ownership format

A foreign buyer may hold condominium freehold only within the statutory foreign quota, capped at 49% of the aggregate unit area in a registered condominium. Current IDEO New Rama 9 listings show different quota statuses, so the selected unit's eligibility should be confirmed with the condominium juristic person before transfer.
