Why this project is worth a look

Two projects, one similar name

Riverview and Riverview 2 are separate developments. Riverview 2 is a later low-rise scheme with four eight-storey buildings and 696 units, while the project covered here is the 2010 two-tower high-rise. This distinction is more than naming hygiene: mixing the phases produces the wrong floor count, wrong apartment sizes and sometimes the wrong asking price.

Use the asking floor carefully

A THB 1.35 million listing is a useful market anchor, not a verdict on value. Floor, outlook, fit-out, tenancy, ownership status and seller urgency can all move the price of similar-sized apartments inside the same development. The strongest comparison set is usually other live units in Towers A and B, because they share the same building management and location.

Future rail is not current rail

Bang Pakaeo appears as a nearby MRT point on several property portals, but MRTA identifies it as part of the Purple Line extension that is still under construction. Buyers who rely on rail for a daily commute should judge the address on today's transport first. The new line may become an advantage later, but it should not be priced into the purchase as if it were already operating.

The view belongs to the unit

Riverview is not a universal view guarantee. Listings within the project show different outlooks, including river-or-canal and city-facing units. Tower, floor and orientation matter, and they can affect both personal enjoyment and how easily a unit competes on resale or rental. The actual view should be checked from the apartment rather than inferred from the project name.

Management is the live variable

LPN's official reporting establishes the developer and project identity, but the day-to-day asset in 2026 is an operating condominium. Common-area condition, reserve funding, major repair plans, arrears and management quality can matter more to a resale buyer than the original developer brochure. Those are building-level facts worth checking before negotiating the unit price.

About the project

Lumpini Ville Ratburana - Riverview is a completed secondary-market condominium in Bang Pakok, Rat Burana, developed by LPN Development. That distinction matters more than the launch-era positioning today: a buyer is not taking construction risk or choosing from a developer inventory. The decision is about an existing building, an individual resale unit and the condominium juristic person that now runs the property. Current listings allow buyers to inspect the actual view, renovation standard and common areas before committing, but they also make building maintenance records, outstanding common charges and future capital works part of the due-diligence picture.

LPN's own annual reporting lists the project as two high-rise buildings with 1,028 units and different tower heights. Historical project material identifies Building A at 29 floors and Building B at 31 floors, and breaks the total down into 1,021 residential units plus seven retail units. This also resolves an apparent discrepancy on some property portals, where the detail table shows 1,021 rooms while the project description refers to 1,028 units. For a buyer, the practical takeaway is that this is a large established condominium with a deep internal resale pool rather than a small building where one or two listings define the market.

The project sits off Rat Burana Road, with sources referring to Soi Rat Burana 6/1 and Soi Rat Burana 8 in Bang Pakok, Rat Burana, Bangkok 10140. Public map references point to the same complex even though local entrance wording varies. The riverside setting is real, but the word Riverview should not be read as a promise attached to every apartment. Current listings include both river-or-canal outlooks and city-facing units. Orientation, intervening buildings and the exact position within Tower A or B therefore deserve a physical check rather than an assumption based on the project name.

Transport needs equally careful wording. Several property portals already display the planned Bang Pakaeo MRT station as a nearby transit point, sometimes with a walking-distance figure. MRTA's own project information shows that Bang Pakaeo is part of the Tao Poon–Rat Burana extension of the Purple Line and that the extension is under construction. In other words, the station is relevant future infrastructure, not an operating rail connection today. Anyone who needs a current walk-to-MRT lifestyle should assess the location on its present road and bus access, while treating the new line as a possible future improvement rather than a benefit already delivered.

Launch-era material described the core residential stock as one-bedroom homes of roughly 26–43 sqm, with illustrated plans at 26.5 sqm and 30 sqm. It also showed combined two-unit configurations of 53 sqm and 60 sqm. The contemporary resale market is messier: some listings label apartments around 23 sqm as studios or one-bedroom units. Because that does not line up neatly with the historical plan schedule, the portal label should not be treated as the definitive legal configuration. The condominium title, registered area and an on-site inspection are more useful than trying to force every resale advert into the original marketing categories.

As of 24 September 2026, PropertyHub showed active asking prices down to about THB 1.35 million for this project, including small units around 23–27 sqm. That figure is best used as a lower resale-market reference, not as a project-wide price. Two apartments of similar size can trade differently because of tower, floor, renovation quality, tenant status, view, ownership status or seller urgency. A serious comparison should therefore be made against several live units inside the same condominium, not against an old launch price or a Bangkok-wide average.

The shared facilities reported consistently across major project profiles include a swimming pool, gym, landscaped or garden areas, children's play space, parking, lifts, 24-hour security, CCTV and card-controlled access. Retail premises are part of the scheme as well. For a completed building, the relevant question is no longer whether these items appeared in a brochure; it is how well they are maintained now. Lift condition, pool upkeep, corridor wear, parking pressure and the quality of on-site management can materially change the experience of two otherwise similar apartments.

Published project profiles put the common fee at THB 25 per sqm per month. That is a useful reference point but not a complete ownership-cost picture. Before buying, the latest juristic-person statement for the chosen unit should confirm the current fee, any arrears and any special assessments. Buyers should also ask about the reserve position and planned major repairs. In an established condominium, a low headline monthly fee can be less important than whether the building has funded maintenance properly over time.

Foreign ownership is unit-specific. Thai condominium rules allow foreign freehold only while the building remains within the statutory 49% foreign quota, and the condominium juristic person must certify the foreign ownership proportion for the transfer. Some DDproperty resale adverts at Lumpini Ville Ratburana - Riverview are marketed as freehold, but an advert cannot establish foreign-quota availability for a particular buyer. The title deed, foreign-quota certificate, debt-free documentation and the buyer's funds-transfer evidence need to line up for the selected unit.

There is also an identity issue worth making explicit: Lumpini Ville Ratburana - Riverview is not Lumpini Ville Ratburana - Riverview 2. The latter is a separate later project, completed in 2017 and described on PropertyHub as four eight-storey buildings with 696 units. Mixing the two produces exactly the kind of errors seen in generic search results—wrong unit sizes, wrong facilities and wrong building counts. For this project, the 2010 two-tower high-rise identity is the anchor. Once that is fixed, the real buying question is straightforward: does the specific resale apartment offer the right combination of condition, view, legal ownership, management quality and price compared with the many alternatives in the same complex?

Ownership format

Foreign freehold is possible only if the building remains within the statutory 49% foreign quota; the condominium juristic person must certify quota availability for the selected unit before transfer. If quota is unavailable, any alternative leasehold structure has to be assessed separately.

Unit types & sizes

1 bedroom
26.5 sqm

One of the specifically illustrated original layouts. On the resale market, the legal area remains useful for comparison, while the fit-out and furniture can be completely different from the launch-era specification.

1 bedroom
30 sqm

A core size that also appears frequently in current resale listings. Two 30 sqm apartments can still be very different purchases because tower, floor, outlook, renovation and tenancy status vary.

Combined two-unit layout
53 sqm

Historical project material shows a 53 sqm configuration created by combining two original units. A buyer should check the title documents rather than assume that the physical combination also means a single registered condominium title.

Combined two-unit layout
60 sqm

The larger combined configuration shown in historical plans. For a resale transaction, confirm how the space is registered and billed and whether any physical alteration is properly documented.

Historical project material describes the core stock as one-bedroom apartments of 26–43 sqm and shows individual 26.5 sqm and 30 sqm plans, plus 53 sqm and 60 sqm combined configurations. Today's resale portals do not use the same taxonomy consistently: some listings around 23 sqm are labelled as studios or one-bedroom units. The cards above therefore preserve the documented original plan types instead of treating every portal label as an official developer layout. For any selected resale unit, verify the registered area, plan and number of condominium titles. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: Active PropertyHub listings were available from about THB 1.35M on 24 September 2026. Treat this as a lower resale-market reference; condition, availability, ownership status and deal terms need to be checked for the specific unit.
  • Completed: 2010

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: Buyers looking for a completed Bangkok condominium at a relatively low entry price, with the ability to inspect the actual apartment and common areas before purchase.; Resale buyers who are comfortable making a unit-by-unit decision on condition, view, documents and management rather than relying on a developer's future delivery schedule.; People for whom Rat Burana works on today's road network and who view the Purple Line extension as potential upside rather than a transport service they need immediately.; Investors who prefer a large live resale and rental pool and are willing to model returns from the specific purchase price, achievable rent and ownership costs instead of using a portal's headline yield.; may not suit: Buyers who specifically want a new building, developer payment plan, fresh construction warranty or a unit with no prior occupation history.; Anyone whose daily routine requires an operating MRT or BTS station within walking distance today.; Buyers expecting a guaranteed river view from the project name alone, or those unwilling to review building management and unit-level resale documents..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • which units are free, and on which floors
  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Foreign-quota availability for an individual resale unit is not public. A foreign freehold buyer needs a current quota confirmation from the condominium juristic person before transfer.
  • Some current listings describe apartments around 23 sqm as studios or one-bedroom units, while historical project material gives a core 26–43 sqm one-bedroom range. The selected unit's registered area and legal plan need document-level verification.
  • Public sources use more than one local entrance description, including Soi Rat Burana 6/1 and Soi Rat Burana 8. The project identity and district are consistent, but the exact building entrance should be confirmed for a viewing.
