Why this project is worth a look
An understandable building scale
One eight-storey block with 132 apartments is easier to inspect and assess than a complex spread across several towers. Buyers can see the lifts, access controls, parking and shared facilities in one visit, while remembering that smaller does not automatically mean quieter.
A neighbourhood with character
Asiatique and the surrounding Charoen Krung streets give residents an established mix of places to eat and spend time. The trade-off is visitor activity: the enjoyment of a lively area has to be weighed against noise, vehicle movements and the location of the actual unit.
An existing property, not a promise
The building can be assessed through maintenance records and physical inspection. That makes its present condition, past repairs and management decisions central to the purchase rather than the developer’s launch language or a forecast of future completion.
Compact homes with real distinctions
One-bedroom units originally ran from 27 to 36 square metres, with two-bedroom offerings from 41 to 54 square metres. How the extra space is partitioned matters far more than a listing label, particularly for buyers who need a proper second bedroom or a workable home office.
Amenities that can earn their place
A gym, open-air pool and communal roof area are tangible conveniences rather than abstract lifestyle claims. The useful question is whether they work well today, how the maintenance is financed and whether being next to a leisure area changes the feel of a particular apartment.
About the project
Notting Hill The Exclusive Charoen Krung sits on a side street in an established part of Bangkok, close to Asiatique and the Chao Phraya riverfront. That location is its clearest distinguishing feature, but it needs translating into everyday terms. This is not a waterfront residence with private river frontage. Depending on the apartment, windows may face another building, the shared pool or part of the surrounding neighbourhood. A river glimpse from a roof terrace is not a promise of a river view from the home you buy. For someone comparing central Bangkok condominiums, the relevant choice is between this particular street-and-building experience and the higher-rise, station-oriented developments found elsewhere.
Origin Property launched the scheme in 2016, describing a restrained Art Deco-inspired design rather than a multi-tower master plan. The completed building has eight storeys, one residential block and 132 apartments. Its size is manageable enough to understand during a proper inspection: entrances, lifts, parking, shared space and adjoining properties are all part of one address. It is also sufficiently old to have a record of ordinary wear. A buyer can evaluate the physical condition of the place instead of relying on construction forecasts or computer-generated impressions. None of that removes due diligence, but it changes the questions from “will it be built?” to “how well has it been maintained?”

The development is reached from Soi Charoen Krung 93 in Wat Phraya Krai, Bang Kho Laem. Some sale portals give a building number of 77, whereas another listing platform uses 75 and a neighbouring business address. The developer's own description identifies the soi without settling that discrepancy. Navigation to the actual entrance is therefore more dependable than relying on a street number reproduced from an advertisement. The block stands back from the main Charoen Krung Road. That separation may improve the immediate setting, but the last approach is along a local road rather than a purpose-built pedestrian boulevard. Residents who walk frequently should try it after dark and in wet weather.
Asiatique The Riverfront is the most obvious nearby landmark. Restaurants, evening entertainment and a busy public waterfront give the area a different character from an office-led high-rise district. Living nearby can be enjoyable if you use those amenities often. The same attractions also generate traffic, delivery vehicles and late-evening activity. It would be misleading to treat a lively destination as either an automatic investment advantage or a guaranteed nuisance. Noise exposure depends on unit orientation and glazing, while the convenience of the neighbourhood depends on your routine. A weekday morning visit and a weekend evening visit may lead to quite different impressions.
Charoen Krung is more than its best-known visitor attraction. The surrounding streets contain established shops, restaurants, schools and everyday services, and the district leads towards Sathorn and Silom. That mix can suit people whose working and social lives are concentrated on this side of central Bangkok. But it is not a landscaped riverside compound, nor does every residential floor overlook water. In smaller low-rise blocks, the nearest façade can shape light and privacy more than the distant skyline. Before placing any premium on a view, stand at the actual window, check what sits immediately opposite and ask whether future work on neighbouring plots could change the outlook.
Rail access is a significant trade-off. Saphan Taksin is identified as the nearest BTS station, yet published project references generally place it around two kilometres away rather than beside the building. A journey to the train therefore has an additional leg by road or on foot. An advertised travel time cannot account for the weather, station approach or evening congestion around a visitor attraction. On the other hand, Charoen Krung Road connects into several older central business and residential districts. Someone making relatively short trips in this part of town may consider that access worthwhile. Anyone whose routine depends on two effortless train journeys each day should compare a genuine station-adjacent alternative.
The original apartment range is focused on one- and two-bedroom homes. Origin's published sizes are 27–36 square metres for one bedroom and 41–54 square metres for two bedrooms. These are not large family apartments disguised by luxury styling. The smaller layouts are most persuasive when one occupant has a relatively simple routine, or when a couple genuinely needs only one desk and limited storage. Take a tape measure to the viewing rather than assuming the staging furniture represents normal use. A dining table, full-size refrigerator, laundry equipment and luggage storage can compete for exactly the same corners of a small apartment.
The upper end of the range gives more flexibility, but room labels deserve attention. A detailed tour describes a 41-square-metre “one-bedroom plus” example with an additional multipurpose room, despite the main published size bands assigning 41 square metres and above to two-bedroom products. That terminology is worth keeping separate from the legal floor plan. A room that photographs well as a second bedroom might be better suited to a study, and a sliding partition is not the same as a full wall and door. Buyers planning for children, regular guests or home working should judge actual proportions, ventilation and privacy rather than count headings on listing websites.
Shared facilities are relatively contained and practical. A detailed walk-through documents a lobby, two passenger lifts, access-controlled residential areas, a gym and an outdoor saltwater pool on the second floor. The pool is described as measuring 5 by 20 metres; seating and greenery form part of the shared outdoor spaces. The roof has a communal area from which parts of the surrounding river district can be seen. These are useful amenities in an everyday apartment building. They should not be confused with a full-service hotel or an amenity-rich resort. Visiting their current condition in person matters more than photographs from the original marketing period.
Building layout becomes especially relevant on the second floor, where residential units share the level with the principal recreational facilities. Easy gym and pool access may be a real convenience. For an apartment with windows or a balcony facing those areas, the same proximity can also reduce privacy and introduce occasional noise. Higher floors have a different relationship with neighbouring roofs and surrounding street life. The detailed property review describes a U-shaped residential plan and two lifts, with typical floors above the pool level. No generic floor premium can substitute for walking through the exact unit at the hour you expect to spend most time at home.
Parking is one of the clearest practical limits. Developer material and an independent walk-through indicate capacity equivalent to roughly 58% of the apartment count, with double parking included. It would be wrong to read that figure as one reserved space for every owner, or even as a guarantee that every driver will always find a convenient place. If a car is essential, obtain the present building rules on allocation, visitor use and any additional charges. If you have no car, consider how often you will use taxis or motorbike taxis to reach the BTS. Convenience here is highly dependent on personal mobility rather than something a brochure can settle.
Project directories quote a ceiling height of 2.4 metres. In a compact home, that figure can influence how open a living area feels, particularly when combined with tall storage units or bulky furniture. The apartments were originally marketed with a degree of installed fixtures and fittings, but second-hand units may now differ substantially in cabinetry, electrical equipment and finish. A tastefully renovated kitchen can be a genuine benefit; it can also conceal poor ventilation or a moisture problem that has not been resolved. Look at air-conditioner drainage, bathroom ventilation, balcony thresholds and any evidence of water ingress rather than evaluating a unit only from the furniture package.
The lowest advertised resale entry point visible in DDproperty's project directory was THB 2.9 million when checked on 10 October 2026. That is a listing price, not an independently verified sale. Asking prices move, duplicate listings circulate and older advertisements may remain indexed after a unit has been withdrawn. The distinction between a one-bedroom apartment priced to sell and a substantially more expensive two-bedroom home may reflect condition, position or title restrictions as much as size. Before considering an offer, insist on identifying the specific apartment and comparing its registered area, fixtures, occupancy and legal ownership with what appears on the listing page.
The rental market provides some context without providing a forecast. In early October 2026, PropertyHub carried one-bedroom advertisements around THB 15,000–17,000 per month and several two-bedroom examples near THB 22,500. Those figures show what landlords were asking. They do not show the rents actually achieved, how quickly tenants arrived or what the owners paid in management and refurbishment expenses. The block's appeal to a tenant may come from work near the old commercial districts, an established neighbourhood or access to riverside amenities. It would be unsafe to convert a few advertisements into a reliable investment return without the individual unit's costs and lease history.
Ownership costs also need separating from the headline price. FazWaz publishes a common-area maintenance figure of THB 30 per square metre per month, while another portal repeats it. Neither listing replaces a current fee statement from the condominium juristic person. A buyer should understand whether the reserve fund is healthy, whether large repairs have been approved and whether the selling owner has outstanding charges. Routine costs inside the unit, transfer-related payments and any income-related tax treatment depend on the transaction. Two apartments advertised at similar prices can end up requiring different cash outlays in the first year simply because their maintenance and occupancy histories differ.
A foreign purchaser should not rely on a generic “freehold” badge on a property portal. Thailand permits qualifying foreign ownership of condominium units only within the building-level limit of 49% of total unit floor area. The condominium juristic person must be able to provide a quota confirmation for the transfer, and the registered title and seller's identity must be examined. Banking records for funds brought into Thailand can matter as well. None of the project pages reviewed establishes that foreign quota is currently available for every listing here. If a seller instead proposes a leasehold structure, it is a different legal arrangement with its own duration, renewal risks and documents; it should not be presented as equivalent title.
Because the building is already operating, the most useful due-diligence evidence is concrete. Ask for the actual title document, the management office's statements, any outstanding-debt certificate, the relevant rules for renovations and tenants, and records of recent repairs. Where an existing tenant is involved, check the lease, deposit obligations and the exact date the buyer will receive possession. The terms for paying a deposit also matter: money should not be committed solely because the agent says the price is exceptional. A transaction that looks simple in a listing can carry obligations not apparent until its paperwork and physical condition are brought together.
Completion dates are not entirely consistent across sources. PropertyHub and a Thai-language project review use 2017; DDproperty, FazWaz and Dot Property give 2018, sometimes specifying a month. The project is plainly completed, but its precise administrative completion and handover history cannot be established from these summaries alone. The registry entry uses 2018 as the more common date among the actively maintained directories, with the discrepancy preserved rather than hidden. For a buyer, the practical test is whether the actual unit's registration, repairs and building-management records tell a coherent story. That carries more weight than choosing one portal's date and repeating it as certainty.
The strongest case for this property is specific: a modest-scale condominium in a lively established district with a real pool, gym and roof space, rather than a giant new tower or a secluded riverfront estate. The weaker case is equally specific. There is no station at the front door, parking is limited relative to apartment numbers, and the standard unit sizes may feel tight to a household with several people or substantial work-from-home needs. It is well worth comparing individual apartments here if this part of Bangkok suits your life. It is less sensible to buy on a view claim, a headline yield or the word “Exclusive” without testing the address against your actual week.
Ownership format
An eligible foreign buyer may register freehold title only while foreign-owned units remain within 49% of the condominium’s total unit floor area. The quota position and transferable title of any particular apartment are unverified here; any leasehold alternative would require its own contract review.
Unit types & sizes
The smaller apartments suit a single resident or a couple with relatively light space requirements. The decisive differences tend to be storage, natural light and whether there is room to work or eat comfortably without blocking circulation. Some resale advertisements classify roughly 38-square-metre homes as one-bedroom; the original developer range remains 27–36 square metres until the individual registered plan is checked.
A second room may make the property more useful to a small family, two residents with different schedules or someone working at home. Layout terminology requires care: a documented 41-square-metre show apartment was presented as a one-bedroom-plus, even though the main project size band puts two-bedroom products at 41 square metres and above. Inspect the partitions, window access and usable dimensions rather than assuming every “two-bedroom” layout works alike.
The size bands are the developer’s original product ranges, not a compilation of individual sale advertisements. A detailed tour illustrates B2 at 27 sqm, B5 at 36 sqm and C1 at 54 sqm, and also describes a 41-sqm one-bedroom-plus example. Resale labels may differ. Verify room count, bathrooms, registered area and any alterations against the specific unit’s documents. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

- Asiatique The Riverfront is nearby, although proximity to the riverfront attraction does not establish a river view for an individual unit.
- Published references place Saphan Taksin BTS approximately 2–2.2 km away; allow for a connecting journey or a substantial walk.
- Charoen Krung Road links this neighbourhood with the Sathorn and Silom side of central Bangkok, with travel times depending on traffic.
- The local street approach is not a broad pedestrian promenade; walking the last section in person is worthwhile.

Price & purchase terms
- Current price: From THB 2.9 million in DDproperty resale listings, checked 10 October 2026. This is the lower end of advertised asking prices, not a verified transaction price; availability, title and the seller’s terms require separate confirmation.
- Completed: 2018
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion-year records differ: PropertyHub and a Thai project review give 2017, while DDproperty, FazWaz and Dot Property give 2018. No primary handover or registration document was available to settle the date.
- Building numbers conflict: DDproperty advertisements use 77, while Hipflat shows 75. Origin confirms Soi Charoen Krung 93 without a building number; the mapped position is used for identification.
- FazWaz and Hipflat quote a THB 30 per sqm monthly common-area fee, but the current approved rate and maintenance reserve have not been verified against condominium management documents.
