Why this project is worth a look
Inspect before committing
The tower was finished in 2018, so shared spaces and the chosen apartment can be assessed as they exist. Construction risk is largely behind the project; title, upkeep and seller-specific issues are not.
An adaptable city base
MRT Phetchaburi and the Makkasan Airport Rail Link are both within the wider neighbourhood, alongside road transport. Neither is directly on the doorstep, making a real walk test worthwhile.
Layouts for distinct needs
Studios, one-bedroom flats and compact-to-larger two-bedroom homes provide genuine choices within a single address. Plans and bathrooms matter much more than an agent's room-type label.
Facilities across the tower
The original design places leisure spaces, fitness facilities and upper-floor gardens on different levels. They offer more variety than a bare amenities list, provided the current maintenance and operating rules are satisfactory.
A visible resale market
Multiple listings give buyers a way to compare actual homes rather than rely on developer launch prices. The asking-price spread is useful evidence for negotiation, not proof of recent transaction values or a future investment return.
About the project
Lumpini Suite Phetchaburi - Makkasan offers something that an unfinished condominium cannot: a building you can inspect and apartments whose actual condition can be judged before money changes hands. L.P.N. Development completed the single 35-storey, 636-unit tower in 2018. It is an established residential property, not a proposed development with a construction deadline still to meet. The question for a buyer is therefore less about whether the promised building will arrive and more about which apartment, owner and title are worth buying. Two listings in the same tower can carry quite different prices, furniture packages, tenancy arrangements and maintenance histories. Treat the project profile as a starting point; the individual unit is the transaction.
The address puts you on New Phetchaburi Road in Makkasan, within Bangkok's Ratchathewi district. This is a working part of the inner city, positioned between the Mit Samphan and Asok–Phetchaburi intersections. You are buying access to several transport choices rather than the calm of a tucked-away residential lane. Independent project reviews place Phetchaburi MRT roughly 850–900 metres away and Makkasan Airport Rail Link at about one kilometre. The distances are plausible but do not make the entrance an interchange: pavements, road crossings and the heat matter when you repeat the journey every day. Try your intended commute in the morning, not just the route shown by a map at midday.

What makes the neighbourhood useful is its mix of everyday services and wider city connections. Small food shops and convenience stores line parts of the road, while the area around Phetchaburi Soi 39 gives access towards Tan Phum Market. Offices, hospitals and shopping areas around Asok and Rama IX are within the wider travel network, although not all are a short walk away. If your week involves different parts of Bangkok, the ability to combine rail, road and taxis may be more valuable than proximity to a single destination. Someone who spends almost every day in one far-flung business district should test that specific journey before assuming the central address will solve it.
The vertical arrangement gives the building more character than a generic list of amenities suggests. Original plans describe communal rooms and reception areas towards the lower levels, a saltwater pool and relaxation space on floor ten, a gym on floor eleven, an elevated garden on floor thirty-two, and a rooftop garden and viewing space on floor thirty-five. They also identify a children's area, outdoor exercise space, sauna and steam room. Those are useful facilities if they fit your routine, but a published opening plan does not tell you whether every feature is in the same condition or runs on the same schedule in October 2026. Walk through the areas you would actually use and ask about maintenance, access and any pending repair work.
Scale shapes the living experience. A total of 636 homes means shared circulation, lift traffic, deliveries and a broad mix of residents. Original floor plans show apartments beginning on the fourth floor. Some lower residential floors share the building mass with parking and have relatively few homes, while typical upper residential floors contain around 24 units. The layout is not interchangeable from one level to the next. It is worth looking at the position of a door relative to the lift lobby, service areas and busy corridors, especially if you work from home. This is an urban apartment tower with substantial common facilities, not a boutique block where every resident knows every other resident.
The developer's original unit range covers studios, one-bedroom apartments and two-bedroom layouts, with published sizes from about 23 to 61 square metres. That sounds broad, but the words in a resale advertisement are not always consistent. A 23-square-metre home may be tagged as a studio by one seller and a one-bedroom by another. A floor plan and the registered unit area matter more than the listing filter. Pay attention to where the enclosed bedroom begins, how the kitchen connects to the living area and whether there is usable space for storage. A seller's furnishing choices can make a compact home appear functional without proving that the basic layout suits your own furniture or work habits.
The standard one-bedroom formats, generally in the 26.5–33-square-metre bracket in original project material, speak most clearly to a single resident or couple with relatively modest space requirements. Before deciding that a low asking price is a bargain, open the wardrobes, run the air conditioning and inspect the wet areas. Confirm what the seller will leave behind and whether any work on plumbing, windows or equipment is pending. Existing stock is an advantage because defects may be visible; it is not a promise that the owner has maintained the property well. A well-kept mid-floor apartment may be the better buy than a neglected one with a more impressive floor number.
Two bedrooms need a closer reading. The project's historical range extends from very compact layouts of around 34.5 square metres to larger units around 61 square metres. Current advertisements include examples near 41–42 square metres with one bathroom and larger homes with two bathrooms. Those are different ways of living. A small second bedroom may serve as a study or occasional guest room rather than comfortable long-term accommodation for two independent adults. Corner positions can introduce more daylight, but they can also increase exposure to traffic and create awkward furniture arrangements. Compare actual internal layouts and bathroom counts; do not buy the second bedroom merely because it appears in the headline.
Views in this part of Bangkok deserve particular scepticism. New Phetchaburi Road runs along the front of the site, and the surroundings contain other condominium towers, commercial premises and established low-rise buildings. A high floor may have a wider outlook, but it will not always have an unobstructed one. Reviews of the original design discussed how sightlines differed by orientation, and neighbouring development can change that picture further. Visit the exact apartment at the time you would normally be there, listen with the windows closed and open, and check afternoon sun. Noise, glare and privacy can matter more over years of ownership than an attractive skyline in an advertisement.
A car changes the practical evaluation. Listings and historic reviews describe about 280 parking spaces when tandem parking is included; three passenger lifts are also repeatedly reported. Neither number guarantees a dedicated parking bay or an easy lift ride at peak times. If driving is essential, investigate how permits work, whether spaces are assigned, how double-parked cars are handled and how visitors enter the property. If you do not drive, look instead at the last stretch of the MRT walk and what happens when it rains. There is a building shuttle in the original project description, but a buyer should establish whether it still runs, where it goes and on what timetable rather than budget their routine around an old brochure.
Pricing is now set by the secondary market. When checked on 10 October 2026, FazWaz displayed a project-level starting asking price of THB 2,577,320. Recent PropertyHub advertisements included 23-square-metre studios advertised at THB 2.69 million and 27-square-metre one-bedroom apartments around THB 2.99 million, with two-bedroom homes often substantially higher. These are asking figures, not a verified sample of completed transfers and certainly not a guaranteed offer from NovAsia. Some advertisements may be duplicated, out of date or attached to homes with tenants or other conditions. An agent should confirm the chosen property's availability, full asking price, title and contractual terms at the point of enquiry.
A foreign buyer can potentially register freehold ownership of a qualifying condominium unit in Thailand, but the foreign share of the building must remain within 49% of the total residential unit floor area. The quota is an area test, not a promise that 49% of every apartment type is available to overseas purchasers. Nor does a listing labelled 'freehold' prove that this specific sale can be registered in the buyer's name. The condominium juristic office must issue the relevant foreign-quota confirmation, and the title and transfer documentation should be checked before an irrevocable payment. A leasehold contract, if offered, is a different bundle of rights with a fixed contractual term; it should not be presented as equivalent to registered freehold title.
Because this is resale stock, there is no meaningful universal developer instalment schedule to quote. Payment arrangements depend on the actual seller and contract. Buyers need to establish the registered owner, outstanding loans or encumbrances, any existing tenancy and the identity of whoever will receive the money. Thai government guidance also identifies a condominium title document, confirmation of no outstanding common-area debt and foreign-quota certification as relevant transfer records. Overseas purchasers should plan the remittance trail and the banking evidence required for their circumstances. Transfer fees, withholding tax and other transaction costs are not all automatically the buyer's responsibility: the agreed allocation needs to be written into the sale contract.
Rental advertisements provide evidence of an active leasing market, though not of a particular investor's future income. Early October 2026 listings showed 27-square-metre one-bedroom units around THB 15,000–18,500 a month, and 40–42-square-metre two-bedroom examples around THB 21,000–25,000, with larger apartments asking more. Those figures belong to individual adverts and can vary with furnishing, floor and tenancy terms. Empty months, agent fees, upkeep, appliance replacement and taxes still sit between an advertised rent and cash received by an owner. A sensible underwriting exercise begins with comparable units that actually match the apartment being considered, not the highest rent anywhere in the tower.
One running cost still needs a building-level answer. PropertyHub and older reviews quote a common-area charge of THB 50 per square metre per month, while FazWaz shows THB 40. A past buyer's payment or a portal field is not a substitute for the latest invoice and approved condominium budget. Original launch material also mentioned a THB 700-per-square-metre sinking-fund payment, but that was an initial-sale condition; it should not be assumed to arise again whenever an apartment changes hands. Before making an offer, ask for the current charges, arrears position, reserve balance and any agreed extraordinary works. A bargain purchase price can quickly look different when a major building repair has already been voted through.
The developer's name is only one part of the due diligence. This project was marketed with community management associated with the Lumpini group; the entity managing it today, the condition of shared infrastructure and the decisions of the owners' association need separate confirmation. A maintained corridor, clear records and responsive on-site staff can say a great deal about whether this building suits a long-term owner. The same applies to condominium rules on pets, renovations, subletting and move-ins, which should be checked against current documents rather than inconsistent agent filters. An established tower creates the opportunity to ask present-tense questions and obtain records, but it does not remove the need to ask them.
Lumpini Suite Phetchaburi - Makkasan makes the strongest case to people who need a practical Bangkok base and value transport options over secluded surroundings. Its mix of small and mid-sized completed apartments allows comparison within one known building, with scope to judge the management and common areas in person. Buyers who need guaranteed parking, near-silent rooms, unusually large family accommodation or effortless rail access may find the trade-offs less attractive. The right decision comes from seeing the particular floor and layout, testing the route, understanding the legal ownership path and comparing the real all-in cost of specific units. The name of the development cannot do that work for you.
Ownership format
Foreign freehold ownership is possible within the statutory ceiling of 49% of the building's total condominium unit floor area. Quota availability and title eligibility must be verified for the selected unit; leasehold is a different contractual right.
Unit types & sizes
The smallest option in the scheme. Living and sleeping happen in closely connected space, so furniture placement determines whether daily life feels organised or cramped. Some advertisements call a 23 sqm apartment a one-bedroom; the original project schedule classified that size as studio accommodation. Ask for the floor plan before comparing prices.
A common choice for a solo owner or couple. The separation between the bedroom and the main room matters, but so does the remaining usable space for a desk or dining table. Around 27 sqm appears repeatedly in the current resale market. Compare condition and equipment as carefully as the floor number.
This category covers markedly different products. A compact 40–42 sqm layout may have one bathroom and a very small second bedroom, whereas the larger 61 sqm designs offer a different living experience and may include two bathrooms. Corner position, fittings and outlook are all material to the asking price.
Sizes reflect the original project mix; prices are dated examples of resale asking figures, not a developer price list. Agents do not always classify 23 sqm apartments consistently, and some advertised unit areas differ from the launch ranges. The registered plan, bathroom count, availability and final terms must be checked unit by unit. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Public directories disagree on the street number: DDproperty and several advertisements quoting individual unit numbers use 1515, whereas ZmyHome and ENNXO use 1408. The developer confirms the road and exact building map pin; the numbered address should be matched against the selected unit's title.
- The present common-area charge is inconsistent across sources: PropertyHub and older reviews state THB 50/sqm/month, while FazWaz states THB 40. The condominium's latest invoice and approved budget are needed to settle it.
- No public source establishes remaining foreign quota for any particular apartment currently for sale or proves the buyer's eligibility to register that title. The condominium's certificate and unit documents must be obtained.
