That matters because it anchors the identity of the property independently of resale advertisements and confirms that the buyer is looking at a completed, functioning residential building rather than a marketing name detached from a registered project.
The development is a single eight-storey building on a plot of roughly one rai. The original project disclosure and several detailed Thai property sources describe 143 units, while some later portals show 145. This dossier uses 143 because it is the figure supported by the project-era disclosure and multiple project profiles, while the discrepancy remains flagged for the buyer. Either way, the scale is modest by central Sukhumvit standards. It will not feel like a multi-tower compound with hundreds of facilities and thousands of residents. Buyers who prefer a smaller building may like that; buyers expecting extensive grounds, multiple pools, co-working floors and large landscaped areas should calibrate expectations accordingly.

Location is central but not station-front. The building sits deep inside Soi Sukhumvit 13 rather than directly on Sukhumvit Road. Current portal data puts Nana BTS at roughly 1.1–1.2 km, while older project descriptions commonly referenced about 900 metres to one kilometre. The practical implication is simple: this is a Nana/Asoke address, but the daily walk is part of the product. Anyone planning to commute by rail should test the route at the time they would normally use it, especially because a detailed neighbourhood review noted sections without a continuous pavement. The trade-off is a quieter position at the end of the soi while remaining connected to the wider Nana, Asoke and Phetchaburi area.
The unit mix is broader than the building's size might suggest. Project-era floor-plan sources show studios around 28–30 sqm, one-bedroom layouts roughly 30–39 sqm, two-bedroom homes from about 49 up to 94 sqm, and a three-bedroom layout at approximately 120 sqm. Current resale inventory also includes compact units around 29–36 sqm and two-bedroom apartments in the 49–74 sqm range. Bedrooms alone therefore do not tell the whole story. A 49 sqm two-bedroom and a 74 sqm two-bedroom are very different homes, and even units of similar size can vary in bathroom count, floor, outlook, furniture package and renovation quality. Buyers should compare actual plans and measured areas rather than relying on the listing headline.
The building's common-area layout is one of its more distinctive features. The entrance level contains the main lobby and shared circulation, while the second floor combines residences with a library and lounge. Floors three through seven are primarily residential. The eighth floor includes apartments together with the fitness room and sauna, and the rooftop carries the pool, landscaped areas and additional leisure space. A detailed project review also documents two basement parking levels, planted lift lobbies and small sitting areas on residential floors. Because the project has been operating for years, these are facilities a buyer can inspect in person rather than features that exist only in a brochure.
Public project profiles consistently mention a swimming pool, gym, sauna, library, rooftop garden, lobby, security, CCTV, key-card access and parking. Parking ratios, however, are not consistent across sources: an older detailed review counted 67 spaces while a current portal gives a different percentage. The sensible purchase question is therefore not which historic ratio is correct but what rights attach to the apartment being bought today. A buyer who relies on a car should ask the juristic person whether parking is fixed, first-come-first-served or subject to stickers, how many vehicles an owner may register and whether there is any current shortage. Those operational rules matter more than a marketing-era percentage.
The resale market is active enough to give buyers real comparison points. In September 2026, major portals carried multiple apartments for both sale and rent, with the lowest asking prices around THB 3.19 million. That figure should be read as a floor in the current asking market, not as a project-wide price. A small 30 sqm unit, a furnished studio, a tenant-occupied apartment and a larger two-bedroom can sit at very different price levels. The upside of buying in an established building is that a purchaser can compare several live alternatives, inspect condition and negotiate around actual defects, tenancy status and transfer terms instead of accepting a single launch price set by the developer.
Foreign ownership needs to be checked at unit level. Thai condominium law allows foreign freehold ownership only within the statutory foreign quota, capped at 49% of the aggregate unit area in the building. Some live InterLux Premier Sukhumvit 13 listings are advertised as foreign-quota units, which is useful evidence that foreign freehold transactions exist in the building, but it does not establish availability for every apartment. Before a meaningful deposit is paid, the buyer should obtain confirmation from the condominium juristic person, verify the title deed and check the documentation required for transfer. The legal status of the chosen apartment is more important than a portal's tenure label.
A completed building removes construction delivery risk but shifts due diligence toward operation and maintenance. Here the buyer can inspect the lifts, corridors, pool, gym, common-area finishes and the way the building is actually managed. The age of the property also makes apartment-specific checks more important: air-conditioning, water ingress, plumbing, built-in furniture, appliances, previous renovation work and noise from neighbouring units or mechanical equipment. A public project profile lists a common-area fee of THB 50 per sqm per month, but the current invoice and any arrears should be confirmed for the exact unit. A cheap asking price can be less attractive if the apartment requires immediate capital expenditure.
For rental use, the project benefits from a central Sukhumvit catchment with access to Nana, Asoke and nearby business and hospitality districts. That creates tenant demand, but it does not make any advertised yield automatically transferable to the unit being purchased. Rental performance depends on purchase price, unit size, fit-out, floor, contract length, vacancy, brokerage costs and ongoing maintenance. A serious investment case should therefore start with the chosen apartment and comparable current rents, then deduct recurring charges, expected vacancy, agent fees and repairs. The output is a unit-level net-return model, not a headline percentage borrowed from a project page.
Inter Lux Residence is identified across project sources as the developer behind the scheme, and Thai company databases record the corresponding operating company. For a 2026 buyer, however, the more immediate counterparty will usually be a private resale owner rather than the original developer. That changes the document set. The purchaser should confirm the registered owner, any mortgage or encumbrance, outstanding common fees, the allocation of transfer taxes and fees, and the inventory included in the sale. If the unit is currently rented, the tenancy agreement, deposit and handover timing also need to be understood before the sale contract is finalised.
The project is best understood as a mature central-Bangkok condominium with a relatively small building, a varied unit mix and rooftop leisure facilities. Its appeal is not novelty or direct rail access. It is the combination of a Sukhumvit 13 address, established resale liquidity and a format that can be inspected in full before purchase. The compromises are equally visible: the walk to the rail network is material, public databases disagree on the completion year and exact unit count, and foreign-quota eligibility must be confirmed for the selected apartment. Buyers comparing it with newer Nana or Asoke launches should focus on total acquisition cost, current building condition, management quality and the apartment itself rather than age alone.
Ownership format
A foreign buyer may hold condominium freehold only within the statutory foreign quota, capped at 49% of the total unit area in the building. The quota status of the selected resale unit should be confirmed by the condominium juristic person before transfer; a listing label alone is not sufficient evidence.
