The developer’s live project page describes one residential tower with 219 units, 36 floors and a site area of 1-3-26 rai. This is no longer an off-plan decision. Buyers are choosing from completed, individually owned apartments, so the condition and legal status of a specific unit matter more than launch-era sales material. By October 2026 the resale market includes one-, two- and three-bedroom stock, while the original project range also included duplexes, penthouses and very large special residences. That mix makes unit-by-unit comparison essential rather than relying on a single project average.
The location works best for someone who wants to live inside the Sukhumvit 11 district rather than directly above a rail station. Current project profiles place Nana BTS roughly 600 to 800 metres away depending on the mapping source and access point. That is close enough to use the line regularly, but not a doorstep connection. The street itself is an active hotel, restaurant and nightlife corridor and is also used by through-traffic. A buyer who is sensitive to noise should therefore judge the actual exposure from the apartment, not just the project address. Floor height, window direction and whether the unit faces the busier parts of the soi can materially change the living experience.

The published project range also includes one-, two- and three-bedroom homes, three-bedroom duplexes, penthouses and a large villa-format residence. That breadth matters because buyers are not looking at one homogeneous product. A compact one-bedroom aimed at a single resident or tenant sits in a different resale and rental market from a large family apartment or special-format unit with a much smaller pool of comparable transactions.
The most consistent completion date across current market records is 2015, although isolated pages display 2016 or 2019. Floor count is similarly messy: the current project page says 36 floors, while older material and several legacy directory descriptions say 34. The live project page has been used for the structured field in this dossier, but the disagreement is preserved rather than averaged away. In a completed building, registered condominium documents and juristic-person records are the better reference for transaction-critical technical details.
Foreign ownership is comparatively straightforward in concept but still unit-specific in practice. The development is presented as freehold condominium property. Under Thailand’s condominium rules, foreign ownership across the building cannot exceed 49% of the aggregate area of all units. Current resale stock includes apartments explicitly marked for foreign ownership, which is useful evidence that foreign freehold transactions occur in the building. It is not a permanent guarantee for every apartment, however. The condominium juristic person should confirm the quota position for the exact unit at the time of transfer.
The strongest way to assess Circle Sukhumvit 11 today is as a mature building rather than as a branding exercise. The tower has a central address, a relatively broad unit mix, a large amenity programme and active resale stock, but years of operation make physical inspection and building-management quality central to the purchase decision. Two apartments with the same bedroom count may differ sharply in renovation standard, outlook, acoustic exposure and ongoing costs. A foreign buyer can register a unit in foreign freehold only while the building remains within Thailand’s foreign-ownership quota of no more than 49% of the aggregate unit area; quota availability must be confirmed for the chosen apartment at transfer.

The most accessible part of the current resale market. A 46 sqm unit was listed at THB 6.6M on 1 October 2026, with other active examples around 45 and 47 sqm. Floor, outlook, refurbishment and foreign-quota status are more important than a simple bedroom count.
