A transport-led address

The strongest part of Q Asoke is not a vague central-Bangkok label but the ability to walk directly to Phetchaburi MRT and continue to the Makkasan Airport Rail Link. That makes the location easy to understand for an owner-occupier and easy to explain to a tenant. It also reduces the dependence on road traffic for many everyday journeys.

A transparent resale set

There is enough active stock to compare multiple units in the same building rather than negotiate from one isolated asking price. A buyer can see how floor, view, renovation, furniture and tenancy status change the seller’s expectations. The useful signal is comparability, not the raw number of listings, because advertised supply is not the same as completed transactions.

Records beyond sales portals

Q Asoke can be traced through Quality Houses’ corporate disclosures and Thailand’s Smart EIA system. That does not remove the need to inspect the title and juristic-person documents, but it gives the buyer an official project trail and a clear developer identity instead of relying solely on broker descriptions.

A building you can test

Because the project has been operating since 2015, due diligence can focus on what exists today: lift performance, common-area upkeep, management standards, parking, noise, water pressure, unit condition and actual views. The same age that makes it less attractive to someone seeking a brand-new building also makes the product much less hypothetical.

More than one buyer profile

The original unit schedule ranged from compact studios to large family apartments and penthouses. That gives the tower more than one resale and rental audience. It also means that price-per-unit comparisons can be misleading unless the buyer first separates the very small layouts from the larger one-, two- and three-bedroom stock.

About the project

Q Asoke is an established high-rise condominium at the Asoke–Phetchaburi junction in Makkasan, central Bangkok. It is no longer a developer-led new-build purchase: the building is complete, units trade on the resale market, and the project has a long operating history as a functioning condominium. That changes the due-diligence priorities. A buyer can inspect the actual unit and common areas, review the condominium juristic person’s documents, compare several competing listings in the same tower and verify foreign-quota availability before transfer, rather than relying on a construction schedule or future amenity promises.

The project identity is unusually easy to trace across different types of records. Quality Houses’ own shareholder materials list Q Asoke among the condominium projects it developed, while Thailand’s Smart EIA database records Q Condo Asoke on New Phetchaburi Road and identifies Quality Houses Public Company Limited as the former project owner. The current EIA record is tied to the condominium juristic person, which is what a resale buyer would expect to see after a completed project has moved from development into resident ownership and building management.

The tower is consistently described as a single 41-storey building with 482 residential units. The original project mix published around launch included 30 sqm studios, one-bedroom homes of roughly 37–48 sqm, two-bedroom layouts of about 59–69 sqm, a small number of larger three-bedroom homes between 89 and 137 sqm, and penthouses around 269 sqm. Current resale adverts do not always use those original labels consistently, so the listing title is not enough to establish the legal layout. For any altered or unusually compact unit, the title deed, registered plan and physical inspection matter more than the agent’s bedroom count.

Location is the clearest reason to consider the building. Phetchaburi MRT station is effectively next to the project; DDproperty quotes roughly 60 metres. Makkasan Airport Rail Link is also within a short walk, and the Asoke canal pier provides another transport option. The practical value is not simply that several transport names can be placed in a brochure. A resident can reach the MRT without depending on a motorcycle taxi, while the Makkasan interchange gives direct rail access toward Suvarnabhumi Airport and connections across the city.

The common facilities are substantial for a building of this age. Historical project material and current portal profiles place the main leisure deck on the eighth floor, with a saltwater swimming pool, fitness room, sauna and steam facilities, garden space and a library or lounge. Parking occupies the lower levels, and upper floors 40–41 are described as having a large elevated garden. Four passenger lifts plus a service lift were specified in the original project information. Because the building was completed in 2015, a buyer should treat these as features to inspect rather than as a checklist that automatically guarantees present-day condition.

Resale and rental supply is deep. During September 2026, PropertyHub showed more than one hundred sale listings and more than two hundred rental listings for Q Asoke, while DDproperty also carried a large active sales inventory. That is useful because a buyer can compare like-for-like units inside one building, but it should not be confused with proven transaction liquidity. Listings can be duplicated, stale, repriced or withdrawn. The stronger takeaway is that there is enough visible inventory to negotiate from evidence rather than from a single seller’s asking price.

The lowest asking price found in the current search was THB 5.29 million for a 30 sqm studio listed on DDproperty on 17 September 2026. Other studios, one-bedroom homes and larger units were offered at materially different prices. Q Asoke therefore needs unit-level comparison: floor, outlook, renovation quality, tenancy status, furniture and legal eligibility can all move the value of two apartments with similar floor area. The THB 5.29 million figure is a market anchor, not a valuation of the project as a whole.

For foreign buyers, Q Asoke is structurally more straightforward than landed property because it is a registered condominium and major property portals identify the tenure as freehold. The remaining issue is the foreign-ownership quota. Thai rules cap foreign ownership at 49% of the condominium’s total unit area, and the juristic person must issue the relevant confirmation for the unit being transferred. A listing described as 'foreign freehold' is therefore a lead to verify, not a substitute for the quota certificate and transfer documents.

One additional strength for due diligence is the continued government record. Smart EIA lists monitoring reports for the project through the first half of 2026 and names both the current condominium juristic person and Quality Houses as the former project owner. This should not be presented as a safety certificate or a guarantee of building quality. It is simply a useful official trail that can be checked alongside juristic-person accounts, maintenance history and the exact documents for the selected apartment.

Ownership format

The project is a freehold condominium. A foreign buyer can register freehold title only while the building remains within Thailand’s foreign ownership quota, capped at 49% of the condominium’s total unit area. The juristic person must confirm quota availability for the exact unit before transfer.
