Why this project is worth a look
A building you can inspect
Because the tower is complete, the buyer can judge the actual lobby, lifts, corridors, views, traffic noise and shared spaces before making an offer. The trade-off is age. Two apartments with the same floor area may have very different renovation histories, mechanical condition and furnishing quality after more than a decade of use. Due diligence should therefore cover the building as well as the unit: juristic-person finances, arrears, reserve funding, meeting records and major works can be more revealing than a polished listing.
MRT and airport rail access
The location works best for people who value Phetchaburi MRT and the Makkasan Airport Rail Link connection. Those two systems can make cross-city travel efficient without relying entirely on Bangkok traffic. The project name can be misleading for a buyer picturing a tower next to Asoke BTS, however. The everyday geography is Phetchaburi–Makkasan. Testing the walk in normal heat, rain and rush-hour conditions is a simple way to decide whether that distinction matters to your routine.
Amenities on multiple levels
Common facilities are not confined to one podium. The building plan places a major amenity level around the 9th floor, a garden-related common area around the 22nd, and another leisure zone at the top of the tower. In a 574-unit building, distributing facilities can make the common areas more useful. A resale buyer should still verify what is operating today, how well it is maintained and whether significant refurbishment is planned, because a launch-era amenities list does not guarantee launch-era condition.
Resale pricing is granular
The asking-price spread is driven by the apartment, not just the project name. Compact one-bedrooms, larger one-bedrooms and two-bedrooms up to roughly 124 sqm trade in very different bands. Floor, orientation, renovation, furniture, tenancy and foreign-quota status can all change the economics of a deal. A project-wide average is only a rough reference. The useful comparison set is a small group of genuinely similar units, with the cheapest listing examined carefully to understand why it is cheaper.
About the project
The Address Asoke is an established resale condominium rather than a current launch. The tower was completed in 2012 and contains 574 units across 44 floors. The condominium juristic person is registered at 1655 New Phetchaburi Road, Makkasan, Ratchathewi, Bangkok 10400. That changes the nature of the purchase: there is no construction timetable to underwrite, but every available apartment has its own condition, renovation history, floor, view, tenant situation, ownership position and asking price.
The project is consistently attributed to AP (Thailand), a listed Thai property developer. The primary sales cycle is long over, so launch pricing is mainly historical context rather than a useful buying guide. A 2026 buyer should focus on live resale inventory, the seller’s documents and the physical condition of the exact unit. The advantage of a completed building is that the parts buyers often have to imagine in an off-plan purchase — lobby traffic, lift performance, road noise, common-area wear and the actual view — can all be inspected before an offer is made.

Despite the name, the building is not at the Asoke BTS/Sukhumvit intersection. Its practical rail access is built around Phetchaburi MRT and Makkasan Airport Rail Link. Published distances put Phetchaburi MRT roughly 150–220 metres away, depending on the reference point, while the quoted walking distance to Makkasan varies more noticeably. For many commutes that combination is useful: the Blue Line serves a broad cross-section of central Bangkok and the airport-rail connection is close by. Buyers who know Asoke mainly from Terminal 21 and Sukhumvit should walk the route before deciding, because this is a Phetchaburi–Makkasan address rather than a doorstep-Sukhumvit one.
The site is substantial for a single tower, at roughly 3 rai 3 ngan 77 square wah or 6,308 sqm as reported in project records. The building is vertically mixed: lower levels include parking, the 9th floor is a major amenity level with some residences, the 22nd floor is described as a garden level, and the 44th floor carries another set of shared spaces. That matters when choosing a unit. A floor close to parking or a busy amenity zone can feel very different from a mid- or high-floor residential level even when the apartment plan is similar.
The core unit mix is one- and two-bedroom apartments. One-bedroom plans run from about 35.9 to 46 sqm, while two-bedroom layouts extend from roughly 65.2 to 124 sqm. This is a meaningful spread, not a cosmetic variation. A 36 sqm one-bedroom competes with a different group of units and tenants than a 45–46 sqm one-bedroom, and a 124 sqm two-bedroom is a very different ownership proposition from a 65 sqm layout. Project-wide averages can hide those differences, so useful resale comparisons should match size, floor, view, renovation standard and ownership status as closely as possible.
Current asking prices underline that point. When checked on 7 October 2026, a 36 sqm one-bedroom asking THB 4.4M was still visible, with the listing last bumped on 14 September. More recently refreshed inventory snapshots on other portals showed higher entry points of roughly THB 4.69M–5.15M. That is normal for a resale building: the visible floor moves when individual listings appear or disappear. A starting price is therefore best used as a dated market anchor, not as a promise that an equivalent unit will remain available at that number. If the cheapest unit sits well below comparable apartments, the reason for the discount needs to be understood rather than assumed to be a bargain.
Foreign ownership requires a unit-level check. The project is a freehold condominium, but Thai law limits aggregate foreign ownership to no more than 49% of the total condominium area. The transfer process requires confirmation of the foreign proportion from the condominium juristic person. A listing marked “freehold” is therefore not enough on its own. A foreign buyer needs confirmation that the chosen unit can be transferred within the foreign quota at the time of registration, together with the normal review of title, seller identity and outstanding obligations.
The amenity package remains broad on paper: pools, fitness areas, sauna and steam facilities, library space, a small theatre, gardens, lounge areas, parking, CCTV and controlled access are repeatedly documented. The more important 2026 question is how those facilities have aged and how they are funded. A serious inspection should extend beyond the apartment to lifts, corridors, car-park levels, mechanical areas and common spaces, followed by a review of juristic-person fees, reserve funding, arrears and planned capital works. In a mature high-rise, those factors can influence ownership quality and future resale just as much as the original specification.
Ownership format
The project is a freehold condominium. A foreign buyer can register a unit in foreign freehold only while the building remains within Thailand’s 49% foreign-ownership quota by total condominium area. The quota status must be confirmed by the condominium juristic person for the specific unit before transfer.
Unit types & sizes
The main compact format. Published plans and current listings cluster around roughly 35.9–36 sqm and 45–46 sqm. That gap materially changes living-room, kitchen, storage and work-space usability, so the two groups should not be treated as one interchangeable one-bedroom product. For rental and resale, layout efficiency matters almost as much as the headline floor area.
Two-bedroom layouts start at roughly 65 sqm but extend to much larger homes of up to 124 sqm. That is not one homogeneous product: the smaller plans fit a conventional city-couple or small-family brief, while the largest units need their own comparison set because rarity, view, renovation quality and ongoing costs matter much more. The larger the apartment, the less useful a project-wide average becomes.
Individual resale layouts vary. Some catalogues separately mention studios, while the most consistent evidence across sources is for one- and two-bedroom units; the cards above therefore keep only the unit types that are repeatedly supported. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 4.4M based on a resale listing that remained live when checked on 7 October 2026 and was last bumped on 14 September 2026. Fresher inventory snapshots on other portals started higher, around THB 4.69M–5.15M. THB 4.4M should therefore be treated as a lower market anchor, not a typical project price; availability, condition, ownership status and deal terms need to be checked for the selected apartment.
- Completed: 2012
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Buyers who prefer a completed central-Bangkok condominium that can be inspected before committing.; People who value Phetchaburi MRT and Makkasan Airport Rail Link access more than having Asoke BTS at the front door.; Resale buyers willing to compare individual units by condition, floor, view, tenancy and ownership status rather than buying a standard developer package.; Couples and small households looking for one- or two-bedroom layouts and comfortable with a 2012 building rather than a new launch.; Buyers prepared to review the condominium juristic person and common-area condition as part of due diligence rather than treating building management as an afterthought.; may not suit: Buyers who want a new-build warranty, developer payment plan or a future handover schedule.; Anyone specifically seeking a doorstep Asoke BTS/Sukhumvit-intersection address.; Foreign buyers who need quota certainty before selecting a unit; foreign-freehold availability has to be confirmed for the specific apartment.; Buyers who want every unit in a project to be broadly interchangeable: in this resale building, condition and pricing are too unit-specific for that assumption..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Foreign-quota availability is not published as a permanent project-wide figure; it must be confirmed by the condominium juristic person for the selected unit before transfer.
- Published parking counts conflict, with figures around 414, 424 and 514 spaces. The core record therefore confirms parking but does not use a hard space count.
- Current common-area fee data conflicts across portals: some sources report THB 45/sqm/month and others THB 40/sqm/month. A current juristic-person statement should be checked before purchase.
