Why this project is worth a look
A smaller building
With 64 units in a single eight-storey block, The Nest Ploenchit is materially smaller than many newer central-Bangkok developments. That does not guarantee silence or low running costs, but it changes what you are buying: less emphasis on a huge amenity programme and more on the condition of the building, the quality of management and the merits of the specific apartment.
Walkable Ploenchit
The building sits on Soi Nai Loet within walking distance of Phloen Chit BTS. Major portals place the distance at roughly 350–490 metres depending on the map point and route. For an owner-occupier or long-term tenant, the practical value is the combination of a central district and realistic rail access on foot, not whether one portal’s measurement is a few dozen metres shorter.
A visible asset
This is a mature completed condominium, so the buyer can inspect the lobby, pool, gym, parking system, corridors and the actual unit before committing. The uncertainty of construction has largely disappeared, but it has been replaced by resale-specific questions: building maintenance, reserve funds, planned capital works, seller arrears and any alterations made inside the apartment.
Useful size range
The historic mix runs from approximately 27.5 sqm studios through one-bedroom units of 36.6–46.62 sqm to two-bedroom units around 66.7 sqm, with lofts also mentioned in project descriptions. That gives different entry budgets within the same address. On resale, however, the current floor plan and title-deed area matter more than the marketing label attached to the listing.
About the project
The Nest Ploenchit is a compact completed condominium on Soi Nai Loet in central Bangkok, between the Ploenchit and Wireless Road side of the neighbourhood. It consists of one eight-storey building with 64 units. That scale matters more than the usual “city-centre” marketing language: this is not a large mixed-use development with dozens of amenities, but a relatively small residential building where the quality of the individual unit, building management and day-to-day location will drive the buying decision. Because the project has been completed for many years and trades mainly on the resale market, a buyer can inspect the actual asset rather than rely on renderings or a future delivery promise.
The developer identity is unusually easy to verify for an older project. The Nest Property Company Limited is named across the developer’s own website, current project databases and historical project disclosures. Thailand’s official EIA information system also lists The Nest Property Company Limited under registration number 0105552089803 and shows the company as active. That helps establish that the project name and developer record are not merely being repeated from resale advertisements. It does not, however, replace transaction-level due diligence: most purchases today will be from an existing owner, so the seller’s title, condominium-juristic-person records, outstanding fees and transfer documentation matter directly.

The physical project data is consistent across the strongest sources: one building, eight floors and 64 condominium units. Home.co.th also records a project land area of approximately 235 square wah and reproduces the historical consumer disclosure for the development. A 64-unit building can appeal to buyers who prefer a smaller residential community, but it should not be romanticised as automatically quieter, cheaper to run or better managed. In a mature building, reserve-fund health, maintenance history, lift and mechanical-system condition, common-area upkeep and past major works can be more important than the original specification sheet. Those items need to be checked in the current building records rather than inferred from the project’s age or unit count.
Location is the clearest practical reason to put The Nest Ploenchit on a shortlist. The address is on Soi Nai Loet in Lumphini, Pathum Wan, within the established central Ploenchit area. Portal measurements differ slightly: PropertyHub describes the BTS walk as roughly 350 metres, while DDproperty places the project around 490 metres from Phloen Chit station. That difference is not material enough to force a single “exact” walking distance. What matters is that the station is realistically walkable and the lane connects into a dense central-business-district environment. A serious buyer should still walk the route at the times they expect to use it, because traffic, shade, pedestrian comfort and street activity are experienced very differently during Bangkok’s morning and evening peaks.
The original unit mix covers studios around 27.5 sqm, one-bedroom layouts of roughly 36.6–46.62 sqm and two-bedroom units around 66.7 sqm; project descriptions also mention loft layouts. Current resale listings do not always preserve those historic labels. Units close to 65 sqm, for example, can appear in today’s market as large one-bedroom apartments. That may reflect owner modifications, different portal labelling or an original variation in the project. For a resale buyer, the marketing category is secondary. The title-deed area, current floor plan, number of legally and practically usable rooms, orientation, renovation quality and any alterations made after handover are more relevant than forcing the apartment back into the original sales brochure taxonomy.
Pricing is now driven by individual owners rather than a developer price list. As of 4 October 2026, DDproperty’s project inventory shows a lower asking-price reference of approximately THB 4.93 million, with other active units offered above that level depending on size, floor and condition. This should be treated as a market anchor, not a promise that a comparable unit can be bought for the same amount. A lower-priced resale may differ materially in renovation, view, tenancy status, furnishing, access for inspection or ownership eligibility. The useful comparison is therefore several genuinely available units at the same time, with asking price considered alongside the actual apartment quality and transaction conditions.
Current resale advertisements describe units in the project as freehold. For a foreign buyer, the word alone is not enough. Thai condominium law limits foreign ownership to 49% of the total area of all units in a registered condominium, so a foreign purchaser needs available foreign quota at the building level when the transfer is registered. That means two otherwise similar resale units can have different legal suitability for the same buyer. The condominium juristic person should be able to confirm the foreign-ownership ratio for the transfer process. The project’s freehold status is a useful starting point, but it is not evidence that any particular advertised unit can be registered in a foreign name today.
The Nest Ploenchit is best understood as a mature, small-scale central-Bangkok condominium rather than a new investment launch. Its advantages are tangible: an established address, a completed building, a limited number of units and a resale market with multiple live listings. Its limitations are equally tangible: the building is no longer new, common facilities are relatively modest by current luxury-project standards, and the quality of the purchase can vary sharply from unit to unit. It can make sense for an owner-occupier or a buyer targeting long-term central-city rental demand, provided the specific unit and building records check out. Buyers seeking developer instalments, a newly delivered asset or extensive resort-style facilities should compare it with a different project category.
Running costs deserve a separate check as well. PropertyHub currently states a common-area fee of THB 55 per sqm, but for a building of this age that figure should be treated as an open-source reference rather than a complete ownership budget. A buyer should review a recent fee statement for the chosen unit and the condominium juristic person’s records. Special assessments, major repair programmes or other building-level obligations can matter more than a modest difference in asking price. A mature resale project is therefore best assessed on total ownership cost: recurring fees, any exceptional contributions, the condition of shared systems and evidence of how consistently the building has been maintained over time.
Ownership format
The project is a registered condominium and current resale listings are marketed as freehold. A foreign buyer can register direct freehold ownership only while the building remains within Thailand’s foreign quota, capped at 49% of the total unit area. Quota availability for any specific resale unit has not been independently confirmed.
Unit types & sizes
The smallest original format in the project. It is primarily a one-person layout for buyers who prioritise the central address over a separate bedroom. On resale, storage, kitchen and bathroom condition, and the quality of any later renovation matter more than the original brochure specification.
The most visible format in today’s resale inventory. The size range is broad enough that two apartments both labelled “1 bedroom” can feel very different in living space, storage and work-from-home usability. Price should therefore be compared together with the actual plan, floor, orientation and renovation quality.
Historically the clearest family-oriented layout in the project, with enough space to separate bedrooms from the main living area. Current portals sometimes label similarly sized resale units differently, so the present floor plan and unit documents should be checked before treating the bedroom count as fixed.
Loft units are mentioned in DDproperty’s project description, but the stronger sources used here do not provide one consistent verified size range. The type is therefore retained as part of the historic mix without inventing an area. Any specific loft should be checked against its current listing, title and floor plan.
The sizes above describe the project’s historic unit mix. Resale inventory has evolved over time: current portals may label layouts differently, and individual apartments may have been altered. For a transaction, rely on the title-deed area and the current unit plan rather than the portal category alone. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- Address: 105 Soi Nai Loet, Lumphini, Pathum Wan, Bangkok 10330, Thailand, within the central Ploenchit area.
- Phloen Chit BTS is walkable; major portals place the route at approximately 350–490 metres depending on the mapping method.
- Soi Nai Loet links the Ploenchit side of the district with the Wireless Road area, giving the building access from the surrounding central street network.
- Central Embassy and Central Chidlom repeatedly appear as nearby reference points in project sources, useful for orientation and daily retail rather than as a promise of an exact travel time.
- The central location gives cars access to major roads in the district, but actual travel time is traffic-sensitive and should not be reduced to a fixed marketing estimate.

Price & purchase terms
- Current price: From THB 4.93M on the current DDproperty project inventory as of 4 October 2026. This is a lower resale-market anchor, not a developer price; the specific unit, condition, ownership structure and final transaction terms need to be confirmed separately.
- Completed: 2012
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: An owner-occupier who wants central Bangkok and values a walkable BTS connection more than a large resort-style amenity programme inside the project.; A resale buyer who prefers to inspect a completed building, the actual apartment and real common areas before committing rather than buying from construction-stage renderings.; A long-term rental investor who understands that the outcome will depend on the specific unit, purchase price, renovation quality and recurring costs rather than a generic project-level yield promise.; A buyer attracted to a smaller 64-unit building and willing to review the condominium juristic person, reserve fund, maintenance history and foreign quota before transfer.; may not suit: Not the natural choice for a buyer seeking a brand-new developer unit with construction-stage instalments: the project has been completed for years and today’s market is primarily resale.; Less suitable for someone who considers extensive gardens, multiple pools, large club facilities and a new-development amenity package essential.; Not a project to buy from a single headline yield number. The open sources do not support a guaranteed return, and the economics depend on the specific unit, acquisition price and actual running costs..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion year differs across sources: DDproperty and some market databases use 2011, while PropertyHub and the historic Home.co.th disclosure point to 2012. The project is unquestionably completed; 2012 is used in the registry as the better-supported historic reference while preserving the discrepancy.
- Current foreign-quota availability for any specific unit has not been confirmed. A listing marked freehold does not automatically mean a foreign buyer can register that unit in their own name on the transfer date.
- Historic layout categories and present-day resale labels do not always match; units around 65 sqm appear under different bedroom descriptions. The current floor plan and title-deed area are required for a specific unit.
